Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,404 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/26/23: There was some work being performed on the roof of the building when I arrived see photos below. New metal louvers appear to have been installed over all the garage windows since the last service call see photos below. The kitchen sink faucet leaks water from the swivel joint when water is running through it see photo below. I have tagged it as such. The security system keypad has been replaced & deactivated. Closed the storm shutter over the front door when leaving. All storm shutters are closed.
10/26/23: There was some work being performed on the roof of the building again when I arrived photo below. New metal louvers appear to have been installed over all the garage windows since the last service call see photos below. Reminder that the tag on the Saab is expired. There are some holes in the concrete on the right side of the building above the walkway. Large sections of drywall have been cut out of the living room, master bedroom ceiling, temporarily covered with plastic & are waiting to be repaired. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed. Turned the water on & off by the softener in the garage.
10/26/23: Made sure the water heater, range & ice maker were off. There are perishable items in both refrigerators. New roof construction has not changed in appearance since the last service call. Lamp in foyer is on. Found the living room sliding glass door unlocked & locked it. Did not see any evidence of water intrusions inside the residence at this time. There are some holes in the exterior walls of the building in a various locations. Front door storm shutter is open & key is in the lock. Storm shutters on lanai are cracked open. Water was on in 2004.
10/26/23: New roof construction has not changed in appearance since the last service call. The wine cooler in the dining room was on & reading 41/50. Drywall repair underneath dining room windows is waiting to be painted. All storm shutters are closed.
10/26/23: Picked up the key from the kitchen counter. New roof construction has not changed in appearance since the last service call. Made sure the water heater & ice maker were off. Blue painters tape has been placed in specific locations throughout the residence. The garbage disposal was seized & would not turn on when I arrived. I was able to free it using a disposal hex key & reset the breaker switch on the bottom of the disposal. Found the master bedroom left side sliding glass door unlocked & locked it. Wine cooler in hallway was on & read 50/54. All storm shutters are currently open.
10/26/23: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
10/26/23: Turned on the water heater, ice maker, range & left the water main on when leaving for clients return. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat back up to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. New roof construction has not changed in appearance since the last service call. All plantation shutters are closed. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
10/26/23: New roof construction has not changed in appearance since the last service call. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
10/26/23: Photos below of the new lights installed underneath the kitchen cabinets. New baseboards appear to have been installed in the guest bathroom photos below. Did not see any evidence of bees on the inside of the lanai. Water damaged ceiling in master bedroom is temporarily covered with plastic & waiting to be repaired. New roof construction has not changed in appearance since the last service call. Photo below of the cabinet doors to the left of the refrigerator door. The kitchen sink faucet is tagged for not working correctly. Client is aware & will address. Mini fridge in the dining room was on & cold.
10/26/23: New roof construction has not changed in appearance since the last service call. The humidity level was back under 60% inside the residence on both floors after maintenance the last adjustments. Will continue to monitor closely & adjust accordingly. The sidewalk leading up to the entrance of the building is currently damaged & taped off. Left the alarm system deactivated when leaving. All storm shutters are closed.
10/26/23: New roof construction has not changed in appearance. The upstairs thermostat was holding set temperature again when I arrived. The humidity level was over the acceptable level of 60% inside the residence on both floors. I lowered both thermostats to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The upstairs ac system appears to be struggling to keep set temperature. Unable to run water in the upstairs sink or flush the toilet as they both have been temporarily disconnected for renovation.
10/26/23: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
10/26/23: New metal louvers appear to have been installed over the garage storage room windows recently see photos below. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Reconnected the battery maintainer to the car.
10/26/23: There was a sign concerning painting on the front porch when I arrived see photo below. The humidity level was over the acceptable level of 60% inside the residence on both floors from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence does not appear to have changed in appearance since the last service call. There is corrosion on one of the pipes above the water heater. Client will address when they return. The breaker panel is old & needs to be replaced. Client will address when they return.
10/26/23: Brought in four new large damp rid buckets & placed them throughout the residence see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Damaged window screens have not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was off in #603.
10/26/23: The garbage disposal switch is tagged for being broken. Large sections of drywall removed from water damaged dining & living room ceilings temporarily covered with plastic waiting to be repaired. Will continue to monitor closely. The humidity level was back under 60% inside the residence on both floors after making the last adjustment. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed.
10/26/23: There was a sign concerning painting taped to one of the front windows when I arrived see photo below. Mini fridge in kitchen is off & door open.
10/26/23: Brought in a large package that was by the front door when I arrived see photo below. Photos below of all the new carpet installed throughout the residence. The humidity level was over the acceptable level of 60% inside the residence again due to lower outside temperatures. I lowered the humidistat to 35% & the thermostat to 75 for now to circulate air & mitigate the high humidity level. The ac system came on & appeared to be working correctly as the air tested 58.2 degrees coming out of the vents. Will continue to monitor closely & adjust accordingly. Was unable to run water in the upstairs bathroom as it is packed full with furniture. Storm shutters on lanai are closed. One of the storm shutters is broken & partially open.
10/26/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
10/25/23: No charge drive by. Turned the dock breaker back on.
10/25/23: Drive by. Picked up the vehicle from Toyota & put it back inside the garage.
10/25/23: The dehumidifier read 48. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. The garbage disposal was jammed. I unjammed it, and then sprayed a liberal amount of WD-40 in it to help lubricate the blades.
10/25/23: Poured 2oz of bleach in each toilet.
10/25/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube and chased with water.
10/25/23: I replaced the washable HVAC filter with a disposable filter, photo of how dirty it was is below.
