Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,404 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/31/23: Brought in three pieces of mail see photos below. The pool pump filter canister lid was leaking again when I arrived. Ran water through the kitchen pot filler. Wine cooler read 54.6. Mini fridge on lanai was on & cold. Monitoring the water stain on the garage ceiling closely. Visual check of the jet ski’s. All storm shutters are closed & panels are on.
10/31/23: Brought in five pieces of mail & a document envelope that was placed in the garage see photos below. Was able to run the cleats on the slidemoor tracks today but the ropes attached to the cleats are brittle & starting to dry rot from the sun. The hole at the end of the walkway in the backyard is temporarily covered. Checked all light timers. Checked all damp rid buckets. Visual check of the boat photo below. Boat has power. Visual check of the boat motor by the garbage cans photo below. Visual check of the truck in the driveway. Left the water main on when leaving.
10/31/23: Brought in nine pieces of mail with a large stack of sales flyers see photo below. I put all important mail in the mailbox for forwarding when leaving. The battery on the alarm system key fob was dead when I arrived & I had to manually enter the passcode. I was unable to find any batteries for the key fob inside the residence & will be replacing the battery before the next service call. The ac air filter was dirty & needed to be replaced. I replaced it with a new air filter provided in the garage & wrote the date of installation on it photo below.
10/31/23: Additional service call photos.
10/31/23: Almost all of the holes cut in the drywall for the new plumbing have been filled with new drywall & finished/ textured since the last service call except for a hole in the garage see photos below. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are brown spots in several areas throughout the lawn. Did not turn the water main on. Put the key back in the lockbox when leaving.
10/31/23: There are some weeds starting to grow in the pool pavers. Made sure the refrigerator was in vacation mode. Mini fridge on lanai is off & door open. Monitoring all previous water stains on the ceilings closely. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
10/31/23: I found a small wash out in the lawn on the front left side of the house along the property line which appears to be a broken irrigation line see photos below. The lawn has some brown spots on the left side of the house which appear to be getting better. The pool water level was at the optimal level of half the top skimmer port. The damaged roof tiles on the right side of the house have not been repaired yet. Visual check of the boat photo below. All storm shutters are closed.
10/31/23: Removed an undated Truly Nolan sign from the front yard. Brought in one piece of mail see photo below. Did not see any more live ants during today’s service call. Client will address broken mirror in dining room when they return. The wood doorframe is rotted on both sides along the bottom of the garage rear entry door. The alarm keypad has several alerts on the display. The master bathroom left sink is tagged for leaking from the trap when water is running. Client will repair when they return. Monitoring the previous water stain on the kitchen ceiling closely. Light in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. Left the water main on for the pool water auto filler when leaving.
10/30/23: Storm prep reversal. Removed the clear shutters from the front of the house & opened all other storm shutters around the residence see photos below. Ran the hose in the pool the entire time as the water level was getting low.
10/27/23: All of the new drywall throughout the residence appears to have been painted since the last service call see photos below. Found the ac thermostat set to 72 & raised it back up to 80. The ac air filter is dirty & needs to be replaced.
10/27/23: The tires on the car were starting to get low from cooler outside temperatures. I inflated them all to the manufacturer specifications on the drivers door using my cordless inflator see photo below.
10/27/23: The front door was unlocked & the painters were inside the residence when I arrived. The painters advised me that they were currently in the master bedroom & bathroom see photos below. I was unable to enter the master bathroom as one of the painters was currently on the other side of the door. One of the lanai screens has a small tear in it.
10/27/23: All large damp rid buckets in the mini van are full & need to be replaced. Put the car keys back inside the storage room & made sure the doors were locked.
10/27/23: The inside of the residence appears to have been cleaned since the last service call. One of the new bottles of Clorox toilet bowl cleaner recently purchased is missing from the guest bathroom & the master bathroom bottle was nearly empty already. All ceiling fans are off.
10/27/23: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the water heater, range & ice maker were off. Checked all damp rid bags. Wine cooler in dining room read 13.
10/27/23: Brought in three pieces of mail see photo below. All of the weeds have been removed from the pool tiles since the last service call see photos below. Pool cage is damaged & waiting to be repaired.
10/27/23: There was a truck from a lanai screen enclosure company that was working on the neighbors house parked in the driveway when I arrived. The worker became rude with me when I told them they needed to move their truck. Will contact the client & advise them of the situation. The owner of the company apologized to us as we were leaving. Garage keypad currently not working. Used garage side entry door for now. All previous water stains have not changed in appearance. Will continue to monitor closely. All storm shutters are closed. Storm shutter on back left corner of house needs repair. Client advised they will be addressed when they return. Put the key back under the flower pot when leaving.
10/27/23: The pallets of roof tiles are still in the driveway. The seals on the refrigerator doors do not appear to be working correctly anymore as there was water on the kitchen floor underneath the refrigerator & the doors will not push down all the way anymore. The temperature inside the refrigerator was warm so I had to remove the perishable items for now & cleaned up the water off the floor photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are on. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
10/27/23: Weeds are starting to build up in the pool pavers again & the pool pavers may need to be pressure washed soon. Watered the plants on the kitchen counter. All storm shutter panels are on.
10/26/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
10/26/23: There was work being performed on the roof of the building when I arrived see photo below. Garage storage room renovation has started since the last service call see photo below. Living room ceiling repair has started since the last service call see photos below. A large commercial dehumidifier is running in the upstairs north attic which has been gutted from water damage. All floors have been temporarily covered for protection. All ac air filters are dirty & will need to be replaced soon. Mini fridge in hallway closet was on & cold. All ceiling fans are on. Storm shutter on lanai is closed.
10/26/23: New roof construction does not appear to have changed in appearance since the last service call. Did not see any live ants during today’s service call. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. One of the storm shutters on the lanai is open & the lanai screen has a tear in it see photo below.
10/26/23: The neighbors new furniture from #2603 was inside the garage storage room when I arrived see photos below. New roof progress has not changed in appearance since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Water stain on bottom corner of dining room window & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
10/26/23: There was a sign taped to the window by the door concerning painting when I arrived see photo below. New roof construction has not changed in appearance since the last service call. One of the shutters over the dining room windows will not go down. Portable dehumidifier in kitchen read 37. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed except for one of the shutters in the dining room that will not go down.
10/26/23: New roof construction has not changed in appearance since the last service call. The inside of the residence has not changed in appearance since the last service call. A large section of drywall has been removed from the living & dining room ceiling, temporarily covered with plastic & waiting to be repaired. Portable dehumidifier in kitchen read 50. Checked all damp rid bags. All storm shutters are closed.
