Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,904 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/10/24: The humidity level was back under 55% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Monitoring the guest bedroom window closely. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.7/10/24: Water is to remain off per client. I insured that the water valves were off outside. I blew off each deck. I made sure the slider between the 2 areas was closed upon departure. I lowered the temp on the Florida room AC to 74 to mitigate the slightly higher humidity on that side.
7/10/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Washer dryer combo partially removed from utility closet blocking closet doors making it unable to inspect the water heater & ac air handler. Mini fridge in kitchen is off & door open. All ceiling fans are off. Checked damp rid bucket in storage closet. Will start the car every other service call.
7/10/24: The plastic gutter downspout extension on the back right corner of the house is broken. All of the ac air filters in the ceilings throughout the residence appear to be dirty & may need to be replaced soon. All ceiling fans are off. Washing machine door is cracked open to prevent odors from building up. All storm shutter panels are on. Green slip in mailbox.
7/10/24: All ceiling fans are off. Wine chiller read 62. All storm shutters are closed. Green slip in mailbox.
7/9/24: Replaced the ac air filter with one of the new filters provided & wrote the date of installation on it. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
7/9/24: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Did not run any water inside the residence per the client.
7/9/24: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
7/9/24: Ran the storm shutter up & down for preventative maintenance. The master bathroom right side sink is tagged for leaking from the drain stop connection on the trap when water is running through it. Client will address. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is closed.
7/9/24: Ran the storm shutters down & up for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Facade of building is still waiting to be finished. Storm shutters are open. Left everything show ready when leaving.
7/9/24: The sliding glass door on the right was not locked, did lock it. Photo of the door I’m talking about below. The door was closed but in the photo it show it open after I had tested it to find it wasn’t latched. I removed the batteries from the remotes, alkaline batteries ten to corrode over time, better safe than sorry.
7/9/24: New window installation progress photos below. New window installation has not started on the residence yet. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Checked all damp rid buckets. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Water heater has reached 10yrs of age. Sections of the building facade are still waiting to be repaired.
7/9/24: The pool pump is set to pull water from the bottom center drain. I raised the garage door in order to ventilate the garage to get fresh air inside it. The side yard has not improved with the rains we’ve hade. A spot out front appears to be a chemical burn to the lawn such as gasoline from a lawn care mistake, what else I could guess but photo below.
7/9/24: New window installation progress photos below. New windows have been installed throughout the residence since the last service call photos below. All ceiling fans are off. Did not see any water underneath any of the windows. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired. Mesh storm shutter on lanai is closed. Damaged facade of building is still waiting to be finished.
7/9/24: The alarm pad next to the garage door beeps lightly every minute or so.
7/9/24: New window installation photos below. New window installation has not started on the residence yet. Washing machine door is cracked open to prevent odors. Watered all plants on the lanai. Mesh storm shutters on lanai are closed.
7/9/24: The pool looks much better but still needs attention, see photo below. The pool auto fill has been put back on and is working.
7/9/24: Water is to remain off. Irrigation system is off. The main pipe stack has snapped. Plants are doing fine soil has plenty of moisture.
7/9/24: Lawn conditions have returned to normal. Irrigation system is in the run position. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
7/9/24: I placed the mail in the blue recycling bin in the garage as requested. I walked the house twice to ensure all faucets and toilets were not running. Drain stoppers that function are down. The one stopper in the sink to the right as you walk in the master bath does not stay down. I did not run water in the MB shower as the drain is covered. Weeds growing in the crack of the lanai pavers, photo below. The are quite a few dead bugs on the top of the water and in the skimmer tray however I couldn’t really determine if it was skimming properly. The pump is running.
7/9/24: Lowering the thermostat does not seem to lower the humidity level throughout the residence. I’m unable to lower the humidity level inside the residence at this time. The pool pump appears to be leaking slowly while running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 71.8% & 76.6. 87.0. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
7/9/24: I found three small dead ants on the kitchen counter. I found no other evidence of ants anywhere. There was a daddy long legs spider next to the settee at the front door. I killed and disposed of it.
7/9/24: The storm shutters on the lanai have been removed & are laying on the floor. All other storm shutters have been removed & are sitting in the garage. Wine chiller in kitchen is off. Pool pump timer is set to run between 8am-12pm. Visual check of the boat photo below. Straps were tight. Left the water main on when leaving for the pool water auto filler.
7/9/24: I vacuumed out the HVAC condensate tube.
7/9/24: The barnacle growth on the slidemoor tracks for the boat is setting up faster then I can keep up with & it is starting to get harder to operate as the cleats are getting stuck right below the water line & the rope threatens to snap when pulled too hard. The construction cone & marked off area for the irrigation leak is still in the front yard. Client advised that an irrigation leak is being addressed. The pool pump filter canister lid is still leaking while the pool pump is running. Bird droppings on lanai floor. Rusted metal banding on the front left corner of the house. There appears to be another hole forming underneath the sod along the seawall. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the boat photo below. Boat has power. Left the water main on when leaving.
