Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,416 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/9/23: New roof construction has not changed in appearance since the last service call. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
11/9/23: There has been some activity inside the residence since the last service call. The entrance to the master bedroom was covered in plastic, the light was on & the hole in the ceiling has been recently filled see photos below. I was unable to run water in the master bathroom as the other half of the master bedroom has been temporarily blocked off with plastic for protection photos below. New roof construction has not changed in appearance since the last service call. The kitchen sink faucet does not work correctly. Client is aware & will address. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai.
11/9/23: The dehumidifier read 51%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. The garbage disposal was jammed, again.
11/9/23: Brought in a package that was laying by the front door when I arrived see photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
11/9/23: A section of the lanai floor tiles by the living room sliding glass doors appear to be buckling see photo below. The humidity level was still over the acceptable level of 60% inside the residence on both floors from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence does not appear to have changed in appearance since the last service call. There is corrosion on one of the pipes above the water heater. Client will address when they return. The breaker panel is old & needs to be replaced. Client will address when they return. Sign on front porch concerning painting.
11/9/23: Damaged window screens have not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was on in #603.
11/9/23: The keypad deadbolt on the front door was unlocked & the guest bedroom light was on when I arrived. I turned the light off before leaving. Mini fridge in kitchen is off & door open. Sign taped to front window concerning painting.
11/9/23: The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. Was unable to run water in the upstairs bathroom as it is packed full with furniture. Storm shutters on lanai are closed. One of the storm shutters is partially open from being broken & waiting to be repaired.
11/9/23: There was a Taz flooring business card laying on the floor by the front door when I arrived see photos below. There appears to have been some activity inside the residence since the last service call. There were two water buckets sitting on the floor of the guest bedroom doorway photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
11/7/23: The dehumidifier read E9 again. The neighbors van is in the drive and the convertible is gone. There are circular saw and saw dust on the floor, reported previously. Small light spots on the ceiling in the front bedroom right corner, reported previously.
11/7/23: An orange cable is coming out of the side yard (taped at one end) not sure why, photo below. I poured another bottle of NuLine drain treatment down the AC drain.
11/7/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Weeds in landscaping as previously reported. The spa water level is at the bottom of the coping.
11/7/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
11/7/23: I poured vinegar down the HVAC condensation evac tube then chased with some water.
11/7/23: Some mail, one piece appeared important, photo below.
11/7/23: Some browning in the yard, it has not really improved, photos below. There is a water spot in the master bath shower, reported previously. Weeds growing in the cracks of the pavers around the pool, reported previously. The front screen door was locked, and the front door locks have been changed. I was able to gain entry to the home only through the back bathroom door off the pool, which has not had the locks changed yet. The side entry door to the garage was unlocked when I arrived and not knowing the status of where the keys are I left that door unlocked. There are tools outside and inside so I am assuming they are working on that today and maybe had to run for supplies.
11/7/23: There was a gutter company installing new gutters on the building when I arrived see photos below. There is a package of expired bagels inside the refrigerator. The humidity level was back under 60% inside the residence when I arrived after making the last adjustment. Will continue to monitor closely & adjust accordingly. Lanai screen door is locked.
11/7/23: The master bathroom sink is tagged for a leaking trap when water is running. Client will address it when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
11/7/23: I didn’t run the master bathroom tub as it appeared it may still be getting installed. The gopher turtle hole is active. As far as the armadillo hole under the lawn mower, it appears inactive. The pool appears to me to need scrubbing however I’m not as familiar with the side coating, reported previously. It was it about a third of the skimmer port level so I ran water all the time I was here into it. I found about 10 dead black ants scattered throughout the backside of the house inside and one was or appear to be large enough to be the queen. There was one that was still alive, but he was struggling and I killed it.
11/7/23: Weeds are starting to grow next to the pool. Mini fridge in living room was on & cold. Unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. Dock is waiting to be repaired. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
11/7/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active again.The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a new water spot on the ceiling in the living room, previously reported. I found about 6 live ants in the same area as the last report, I killed them. The weeds are started to cover the pool equipment, photo below.
11/7/23: The boat has been removed from the boat lift since the last service call. Brought in one piece of mail see photo below. Will be bringing all important mail to the post office for forwarding. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
11/7/23: The irrigation company was working on the irrigation system when I arrived see photos below.
11/7/23: There was a section of soffits several feet long laying on the ground on the back left corner of the house when I arrived see photos below. The battery maintainer on the mini van has been disconnected & all of the storm shutters taken down since the last service call. Weeds & grass are building up in all the landscape beds. A long section of metal facia has fallen on the right side of the house above the ac condenser & on the back left corner of the house. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Monitoring all previous water stains on the ceilings closely. All storm shutter panels are off.
11/7/23: Home under renovation from flood damage. Pool level is about 1/2 skimmer port and auto water fill is working. Pool is a bit better but sill a lot on the bottom, NEW photo below. A painter was in your home working today. The garage door was open so those readings will only be outside temp and humidity not closed up garage readings.
