Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,421 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/14/23: There is a large brown spot in the lawn on the back right ride of the house see photo below. Brought in a large stack of mail & sales flyers. I put all important mail in the mailbox for forwarding when leaving. Brought in two new batteries for the alarm system key fob & installed one of them in the key fob restoring power to the key fob see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
11/14/23: The water main has been turned back on for the pool since the last service call but all the fixtures inside the residence are still temporarily turned off. New kitchen cabinets have been installed since the last service call see photos below. The refrigerator has been turned back on. The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are brown spots in several areas throughout the lawn. Put the key back in the lockbox when leaving.
11/14/23: The pool water level was slightly low when I arrived. I ran the hose in it during the service call & set the water timer to run for 60mins to bring the water level back up. Will return to turn the water main off after conducting other service calls in the area. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. There is still a washout in the lawn on the left side of the house along the property line which appears to be from a broken irrigation line. The lawn has some brown spots on the left side of the house. The damaged roof tiles on the right side of the house have not been repaired yet. Visual check of the boat photo below. All storm shutters are closed.
11/14/23: Brought in four pieces of mail see photo below. The humidity level was excessively high over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Client will address broken mirror in dining room when they return. The wood doorframe is rotted on both sides along the bottom of the garage rear entry door. The alarm keypad has several alerts on the display. The master bathroom left sink is tagged for leaking from the trap when water is running through it. Client will repair when they return. Monitoring the previous water stain on the kitchen ceiling closely. Light in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. Left the water main on for the pool water auto filler when leaving.
11/14/23: Brought in four pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
11/14/23: Drive by. Put both empty garbage cans back inside the garage. Made sure the garage overhead door was closed when leaving.
11/10/23: The ac air filter has been replaced with a new air filter since the last service call. The inside of the residence has not changed in appearance since the last service call. Put the lock back on the water main when leaving.
11/10/23: Additional service call photos.
11/10/23: The painting appeared to be complete throughout the residence when i arrived see photos below. The screen on the lanai has been repaired & the ceiling fan replaced photos below. Put the key back inside the lockbox when leaving.
11/10/23: Brought two new large damp rid buckets & placed one in the front & back of the vehicle see photo below. Lowered the ac thermostat to 74 for now to lower the current average humidity level inside the residence per the client. Put the car keys back inside the storage room & made sure the doors were locked.
11/10/23: Some furniture has been placed inside the residence for staging since the last service call photos below. All ceiling fans are off.
11/10/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags. Wine cooler in dining room read 13.
11/10/23: The exterior of the building was being painted when I arrived photo below. Made sure the water heater, range & ice maker were off. All recently installed new windows are waiting to be finished on the inside of the residence trim, sills & window treatments. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
11/10/23: One of the copper pipes connected to the top of the water heater has excessive corrosion on it see photo below. All of the patio furniture has been placed back out on the lanai since the last service call. Garage keypad currently not working. Used garage side entry door for now. All previous water stains have not changed in appearance. Will continue to monitor closely. All storm shutters are closed. Storm shutter on back left corner of house needs repair. Client advised they will address when they return. Put the key back under the flower pot when leaving.
11/10/23: The pallets of roof tiles are still in the driveway. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are on. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
11/10/23: Excessive weeds are growing in the pool pavers & the pool pavers may need to be pressure washed soon. Watered the plants on the kitchen counter. All storm shutter panels are on.
11/9/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
11/9/23: Drive by service to shut off two ceiling fans in one and each bedroom. I reset the timer for the lamp in the living room, which was off by seven hours. And I reset the microwave clock.
11/9/23: Pool house temperature is 78.2 and humidity is 43.7%. The sand bags at the door are shredded, just the sand remains, reported previously. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged. The yard debris has not been removed, photo below. I found a small lug nut on the drive, photo below. I brought it inside.
11/9/23: Lowered the mesh storm shutter on the lanai that was found raised on the last service call which does not have any rips or tears in it photo below. Only the lanai screen has a tear in it at this time. New roof construction does not appear to have changed in appearance since the last service call. Did not see any live ants during today’s service call. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais.
11/9/23: New roof progress has not changed in appearance since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Water stain on bottom corner of dining room window & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
11/9/23: There is some dark discoloration on the baseboard to the right of the sliding glass door, photo below. This indicates a possible leak or pass leak. I’m not sure.
11/9/23: The car’s battery maintainer reads 100. Car cover was on correctly. I found 6 dead ants as opposed to the 100 small dead ants on the kitchen counter, from last service call. I could not find any live ants.
11/9/23: New roof construction has not changed in appearance since the last service call. One of the shutters over the dining room windows will not go down. Portable dehumidifier in kitchen read 33. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed except for one of the shutters in the dining room that will not go down.
