Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,413 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/7/23: There is a crushed downspout at the end, reported previously. It is at the front left corner when standing on the sidewalk. Some plants in the landscaping have died photos below. Circuit breaker for irrigation was tripped. I reset it before leaving, photo below.
11/7/23: Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water provided. Put the keys back in the lockbox when leaving.
11/7/23: Both screen doors are locked. All shutters are closed.
11/7/23: The gutters around the outside of the residence will all need to be repaired or replaced. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Garage side entry door temporarily boarded up. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor.
11/7/23: There is an under dated Truly Nolen sign in the front yard. I would normally remove this sign. However, since it is undated, I cannot be sure they didn’t provide service 15 minutes before I got here, so it will have to remain there.
11/7/23: The internet modem appeared to be working correctly. All ceiling fans are on. The back bedroom door appears to have been stuck on the door frame when closed peeling some of the paint off the door. Both storage shed doors are locked. All storm shutter panels are on. Wood fence in backyard is waiting to be repaired.
11/7/23: One of the white plastic gutter downspout extension’s on the back of the house is dry rotted & broken & one of them was missing when I arrived see photos below. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
11/7/23: Put the other fully charged battery back inside the lanai security camera. The inside of the residence has not changed in appearance since the last service call. Ladder is still in living room & materials still sitting on front porch. Irrigation system is on. All storm shutter panels are on.
11/6/23: The last of the vinegar provided for the ac condensate drain line has been used. A new drain line cleaner product called Nuline is recommended. Weeds are growing in the pool pavers. Living room sliding glass doors are sandbagged for storm protection. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring the previous water stain on the master bathroom ceiling closely.
11/6/23: Additional service call photos.
11/6/23: The pool pump was running dry & the pool water level was extremely low below the top skimmer port when I arrived see photos below. I immediately turned the pool pump off & started running the hose in the pool. Will send a video of the pump running dry to the client via text. The water spigot attached to the water main pipes on the right side of the house is leaking & the spigot is so corroded I’m unable to stop it from dripping with the water main on see photo below. A new water main handle & spigot are recommended. Made sure the water heater, range & ice maker were off. All of the floors throughout the residence are covered in excessive dead bugs & what appeared to be dead winged ants or termites see photos below. A pest control company is recommended to inspect the inside of the residence at this time. Will contact the client & advise them of the situation. There are stacks of mail & packages on the kitchen counter & dining room table photos below. The front entryway has dried drywall plaster & pieces on the floor photos below. All of the water supply valves throughout the residence have excessive corrosion on them photos below. The office door is locked. One of the copper pipes connected to the top of the water heater has excessive corrosion on it see photo below. The ac filter return location is difficult to access & the filter appears to be extremely dirty photo below. An ac company is recommended to inspect & clean the ac system at this time. The pool water level was back up to the optimal level of half the top skimmer port by the time the inspection was complete photos below. I was able to get the pool pump reprimed & running correctly again. Visual check of the suv. Visual check of the boat, outbuilding & trailers. Put the key back in the lockbox when leaving.
11/6/23: Removed a Johnny bugs & Lawn care extraordinaire sign from the front yard. The alarm system keypad had a low battery warning on the display when I arrived. I replaced the batteries with four new AA batteries from the living room removing the low battery warning from the keypad. Poured a half quart of vinegar down the ac condensate drain line for preventative maintenance. Ran the hose in the pool during the service call to help bring the water level up. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.
11/6/23: The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
11/6/23: The water heater has corroded plumbing on top that leaks when water is running through the tank. The valve to the tank is currently shut off. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
11/6/23: Brought in one piece of mail see photo below. The fill valve runs on the guest bathroom toilet & is tagged as such. Mini fridge in kitchen was on & cold. Checked all light timers. All previous water stains on the ceilings have not changed in appearance since the last service call. Both sheds in backyard appear to be damaged. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance.
11/6/23: The garbage can on the left side of the house has garbage in it & is starting to emit a foul odor. Brought in one piece of mail see photo below. Made sure the water heater, range & ice maker were off. Mesh storm shutter on lanai is open. Visual check of the boat photo below.
11/6/23: Opened all the storm shutters. Portable dehumidifier read 42%. Left the water main on when leaving.
11/6/23: Reminder that the tag on the vehicle is expired photo below. Opened all the storm shutters & placed all the lanai furniture back out. There appears to be some rust staining on some of the pool tiles by the waterfall. All storm shutters are open. Left the water main on when leaving.
11/6/23: Reminder that the property sticker expires next month photo below. The humidity level has been consistently below 60% inside the residence. I raised the ac to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
11/6/23: Brought in one piece of mail with some sales flyers see photo below. Photo of the washing machine serial number per the client. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
11/6/23: Drive by. Went to the residence to perform an inspection but the residence was occupied when I arrived. First time.
11/3/23: Brought in a service slip from Steve’s water purification & pumps dated 11/1 that was laying by the front door when I arrived see photo below. A whole home surge protector is recommended for the breaker panel in the garage to prevent large surges from entering the residence. Monitoring all previous water stains on the ceilings closely. Checked all light timers. Both lanai screen doors are locked.
11/3/23: The master bathroom bathtub faucet appears to be stuck in the shower position when water is running through it.
11/3/23: Went to the residence to perform an inspection but the residence appeared to be occupied when I arrived.
11/3/23: Lanai does not appear to have been cleaned yet. The gfi outlet on the lanai is tripped & will not reset. Bug zapper is off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai. Lanai screen door is unlocked.
