Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,904 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/9/24: Water to remain on for plant irrigation on the lanai. I walked the house inside twice to ensure all water faucets, shower heads and toilets were not running. Photo of the plants on the lanai/ pool cage area below.7/9/24: The pipe connection on the bottom of the pool heater is leaking slowly while the pool pump is running see photos below. The lawn has a small brown spot on the back & right side of the house. Client is addressing. Brought in another large stack of important mail & sales flyers. Will be taking all important mail to the post office for forwarding. Some of the trees on the right side of the house appear to be dead. Activated the alarm system when leaving.
7/9/24: I watered all the plants on the lanai and the 3 out front. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. The water level of the pool is touching the top of the skimmer port. The large span of screen has come loose on 2 sides, photos below.
7/9/24: The lawn is starting to look a little better & the brown spots are getting smaller. There is a small section of soffits pushed up on the back of the house over the master bedroom window. Covering the drains is not necessary as running water every two weeks fills all the traps preventing sewer gases & pest from entering the residence as well as pushing everything back. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/9/24: Removed a Truly nolen pest sign from the front yard. Brought in one piece of mail see photo below. The lawn is starting to look better. There are only a few small brown spots in various locations. Lanai south screen door had a broken closer. Portable dehumidifier in kitchen read 45. Monitoring the old water stain on the kitchen ceiling closely. Lamp in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. There is a stack of plywood, cardboard etc leaning up against the house by the garage rear entry door. The wood frame work for the garage door openers appears to be pulling away from the wall above both garage overhead doors client is aware. Left the water main on for the pool water auto filler when leaving.
7/9/24: Lawn conditions appear to be returning to normal photos below. All ceiling fans are off. Water softener salt container is 3/4 full. Visual check of the boat photo below. All storm shutters are closed.
7/9/24: The lawn still has large brown spots throughout the entire yard. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
7/9/24: Made sure the water heater, range & ice maker were off. Removed the expired container of sour cream from the refrigerator photo below. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided in the garage & wrote the date of installation on it. While replacing the air filter I accidentally cracked the pvc coupling on the condensate drain line where it connects to the air handler as it is directly in the way of the air filter see photos below. I shut the ac off for now, tagged the line & put a lockbox on the front door for the ac company. Will contact the client & advise them of the situation. Bbq grill on front lanai is not covered see photo below. All ceiling fans are off. All storm shutters are closed & panels on.
7/9/24: Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The guest bathroom sink is tagged for leaking from underneath when water is running through it. Client will address. The water heater is almost 10yrs of age & may need to be flushed or replaced soon due to HOA regulations. Checked all light timers. All ceiling fans are off. Battery maintainer & large damp rid bucket or air dryer is recommended for the vehicle. Garage side entry door handle unlocked for access.
7/8/24: Drive by. Let the neighbor John into the garage side entry door to retrieve some keys. John remotely deactivated & activated the alarm system from his phone. Made sure the side door was locked when leaving.
7/8/24: I watered the 3 interior plants as instructed. The front yard light is on. Weeds growing on the lanai. Branches on the ground in the back yard, reported previously. I ran the dishwasher for a rinse cycle. I raised and lowered the motorized hurricane shutters.
7/8/24: Brought in a pool slip dated 7/6/24. Watered all the plants.
7/8/24: The dehumidifier read 55 and is working.
7/8/24: Weeds growing in the landscaping, reported previously. The valves for both bathroom faucets are off as both are dripping slightly if not. I put all the items from under the MB cabinet away.
7/8/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. The bushes around the house will need trimming soon, reported previously. Pulled a Truly Nolen sign dated 7/2/24 from the front yard.
7/8/24: I poured the Nu-line down the HVAC condensate tube
7/8/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail, none appeared to be important. Raised and lowered the back hurricane screens. I treated several weeds on the lanai.
7/8/24: None of the exposed walls inside have signs of moisture, and it has rained all night and off and on all morning. Brought in several pieces of mail, none appeared important. Weeds beginning to grow on the lanai, reported previously. Photos below from inside the pool area outward toward the new landscaping to show the weeding situation out there.
7/8/24: I watered the 5 plants in the pool/lanai area as instructed. I found 3 pool company slips on the lanai, dated 6/19/24, 6/25/24 & 7/3/24 they were laying on the metal thresh hold to the slider right beside the 3 cacti. I found a tripped breaker for the Kit GFI 2, see photo below. I reset it and it had not tripped again while I was here.
7/5/24: The inside of the residence has not been cleaned yet. Made sure the water heater, range & ice maker were off. There are a few perishable items inside the refrigerator see photo below. Watered all three plants. Checked all damp rid bags. Clear panels on lanai are closed. Put the key back inside the lockbox when leaving.
7/5/24: The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
7/5/24: The humidity level was still on the cusp of being over the acceptable level of 60% inside the residence after the last adjustment. I turned on all ceiling fans for now to assist in keeping the humidity level at an acceptable level. Will continue to monitor closely & adjust accordingly. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
7/5/24: The dehumidifier read 50%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. Front door has a lockbox on it.
7/5/24: Another package has been brought into the residence & the two lamps in the living room have been turned on since the last service call. Watered the plant by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
7/5/24: The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered both plants in the kitchen per the instructions provided. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
