Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,429 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/21/23: There were location utility marks across the entire front yard & all of the neighbors yards when I arrived which appears to be for the burying of the power lines in the area see photos below. The lanai may need to be pressure washed soon see photos below. The exterior light next to the garage side entry door appears to be broken. Shed door is unlocked. Irrigation system is on.
11/21/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water provided. Put the keys back in the lockbox when leaving.

The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini split ac was off.
11/21/23: Home under renovation from flood damage. Pool level is about 1/2 skimmer port and auto water fill is working. Pool is much better today only a little debris on the bottom and NO algae. Master bedroom, MB closet, foyer, hall ways and formal dinning room have been painted. Now working on drywall patching on ceiling of living room. Guest bedrooms appear painted. Left to complete as far as paint: both bathrooms, kitchen, living room, utility room, dining area.
11/21/23: The pool draws from the bottom drain of the pool according to the homeowner.
11/21/23: The tires on the car were starting to get low from cooler outside temperatures. I inflated all the tires to 32psi using my cordless inflator photo below. The lights on the internet modem were flashing when I arrived. I rebooted the modem while inside the residence but the lights keep flashing indicating no internet connection. All ceiling fans are on. The back bedroom door appears to have been stuck on the door frame when closed peeling some of the paint off the door. Both storage shed doors are locked. All storm shutter panels are on. Wood fence in backyard is waiting to be repaired.

Cleaned up gecko droppings off the floors & wiped cobwebs off the siding around the front exterior light. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
11/21/23: The ladder has been removed from the living room & there appears to have been a light cleaning throughout the residence since the last service call. Materials on front porch still. Irrigation system is on. All storm shutter panels are on.
11/20/23: Brought in a package that was laying by the front door when I arrived see photo below. There appears to have been some activity inside the residence since the last service call breakers turned on, residence cleaned etc. There is a hairline step crack starting to show in the stucco on the left side of the house next to the electric meter see photo below. The last of the vinegar provided for the ac condensate drain line has been used. A new drain line cleaner product called Nuline is recommended. Weeds are growing in the pool pavers. Living room sliding glass doors are sandbagged for storm protection. Monitoring the previous water stain on the master bathroom ceiling closely.
11/20/23: The pool water level is back up to the optimal level of half the top skimmer port. Inside of residence is waiting to be professionally cleaned, ac tuned up & plumbing repaired throughout the residence. Large stack of mail & packages on the dining room table. Excessive dead bugs on the floors throughout the residence. Almost all water supply valves for faucets & toilets excessively corroded throughout residence. Water main & spigot on side of house leaking when water main is on. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The office door is locked. Visual check of the suv. Visual check of the boat, outbuilding & trailers. Put the key back in the lockbox when leaving.
11/20/23: Poured the remaining half quart of vinegar down the ac condensate drain line for preventative maintenance. Ran the hose in the pool during the service call to help keep the water level up. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.

The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.

The water heater has corroded plumbing on top that leaks when water is running through the tank. The valve to the tank is currently shut off. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
11/20/23: Brought in two pieces of mail see photo below. The ac system was off & not working correctly when i arrived. The fan in the condenser was not spinning & the condenser was making a loud hissing sound while trying to run. I turned the ac system off for now & put a lockbox on the front door with a key to the residence inside when leaving. Will contact the client & advise them of the situation. The fill valve runs on the guest bathroom toilet & is tagged as such. Mini fridge in kitchen was on & cold. Checked all light timers. All previous water stains on the ceilings have not changed in appearance since the last service call. Both sheds in backyard appear to be damaged. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance.

There is a large crack in the stucco on the middle of the right side of the house. There are some loose soffits on the back left corner of the house. The lawn has excessive browning on all sides of the house. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy.

I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mesh storm shutter on lanai is open. Visual check of the boat on the dock.
11/20/23: Portable dehumidifier read 52%. Left the water main on when leaving. All storm shutters are open.
11/20/23: Tag on vehicle is expired. There appears to be some rust staining on some of the pool tiles by the waterfall. All storm shutters are open. Left the water main on when leaving.
11/20/23: Real property sticker expires soon. The humidity level was below 60% inside the residence again. I raised the ac to 78 for now to save energy. The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
11/20/23: Made sure the water heater, range & ice maker were off. Found the right side master bedroom window unlocked & locked it. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Lanai screen door is unlocked

Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.

I lowered the humidistat to 50% & the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant. Lanai door is locked. All storm shutters are closed. New stucco on back of house is waiting to be painted. Two small sections of soffits are pushed up on the left side of the house.

The battery maintainer connected to the golf cart does not appear to be charging the golf cart as the light was red when I arrived see photo below. Watered 8 plants using the bucket using the water spigot on the right side of the house & made sure it was off after watering the plants. Did not run any water inside the residence per the clients.
