Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/15/24: There is browning in the yard, and it remains the same from last service call. The kitchen sink trap is leaking at the transition nut, reported previously. The left side MB sink has a slow drain. Both of these sink items have been tagged.
7/15/24: Made sure the water heater was off. Mini fridge was on & cold. All ceiling fans are off. The driveway & sidewalk may need to be pressure washed soon. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
7/15/24: Put the no rust concentrate & bleach in the container on the left side of the house & filled it with water. All of the landscaping bushes have been trimmed since the last service call. The lawn has excessive browning throughout. Clients are aware. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
7/15/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool level is very low so much so that I’m going to keep the water running while I do the neighbor to see where the pool level is when I’m finished. I’m not sure that this is even necessary because the water is below the skin report inside the pool however there’s more than enough water in the pool pump so it appears as if the water is being drawn from the bottom center drain and not the skimmer.
7/15/24: There appears to have been some activity inside the residence since the last service call! I found a piece of broken baseboard on the table by the sliding glass doors & the guest bathroom light was on when I arrived see photo below. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance.
7/15/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. The bushes around the house will need trimming soon, reported previously.
7/15/24: Brought in a pool slip dated 7/13/24. Checked each plant with a moisture meter, none needed watering.
7/15/24: Photo of boat & motor below. Checked all damp rid buckets. Electric pole in backyard is leaning. All clam shell shutters are closed. Garbage cans are secured. Put the keys back in the shed when leaving.
7/15/24: Photos of the lawn below. One hole out back consistent with an armadillo den, however it was not completed, photo below.
7/15/24: I watered the 3 interior plants as instructed. The front yard light is on. Weeds growing on the lanai. Branches on the ground in the back yard, reported previously. The AC was not running. The drain pan under the air handler in the garage. This generally means the HVAC evac tube is plugged. I vacuumed the line and the pan and then the system began to run. By the time I left the temp had dropped 2 degrees so the system is working. There is an irrigation riser that has been snapped, photo below.
7/15/24: Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
7/15/24: The lawn still has some slight browning throughout the yard. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the potted plant inside & the potted plants on the front porch. Drywall texture falling off front porch ceiling. Client is aware. All storm shutters are off. Left the water main on when leaving.
7/15/24: The lawn appears to be getting better but still has a few brown spots throughout the yard photos below. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
7/15/24: The inside of the residence appears to have been cleaned/closed down since the last service call. The lawn has some brown spots in various locations throughout the yard. The pool pump still appears to be leaking while running. Monitoring all water stains on the ceilings closely. Mini fridge was on & cold. Wine chiller read 59/45. Ac thermostat fields #1-#4 are all of the bedrooms & dining room. Kitchen thermostat readings are written in the observations field. Kitchen thermostat by garage door read 78/78. Temperature & humidity were 78.0 & 58.2%. Thermostat by refrigerator read 78/78. Temperature & humidity were 78.2 & 58.9%. Right side pool cage door is locked. Left the water main on when leaving.
7/15/24: Checked light timer in living room. Checked shed in backyard. Empty lot is being maintained. Clear storm panels are on over the Florida room windows. Green slip in mailbox.
7/15/24: Watered the plants in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are pushed up on the left side of the house.
7/15/24: I replaced the old ac air filter with a new filter provided from the bathroom storage & wrote the date of installation on it. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 40. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants.
7/15/24: Water leak on garage ceiling. Client is addressing. The lawn has some browning throughout the yard. All ceiling fans inside are on. Mini fridge on lanai is off. Mud dauber nest on entryway ceilings. Hairline cracks in exterior stucco several locations.
7/15/24: Unlocked the lanai screen door for Storm shutter repair. New accordion storm shutters have been installed on the front and back doors since the last service call. Made sure the water heater, range, Coffee maker, water softener & ice maker etc were off. Connected the battery maintainer to the car. Some of the sinks and toilets throughout the residence have been covered with Saran wrap. The lawn has a few brown spots throughout the yard. All ceiling fans are off. Portable dehumidifier in kitchen read 46. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is temporarily unlocked. Almost all storm shutters are currently off/open.
7/15/24: There appears to be a slow water leak in the one of the seams on the gutters on the back of the house next to the bedroom window. Weeds & grass are growing in the deco drain on the lanai. The lawn has a few brown spots throughout the yard. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
7/14/24: No charge drive by service credit used. Client advised that their security system was off-line. The Security panel had power when I arrived, but the Wi-Fi was disconnected. I did not find any tripped breakers or GFI outlets. I rebooted the Internet modem & the Internet router, restoring the Wi-Fi connection to the security panel. Contacted the client to confirm that the security system was back online and working correctly again.
7/12/24: Current photos of the lawn below. Lawn conditions appear to be returning to normal. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Checked all light timers. Both lanai screen doors are locked. Water softener salt container is full. Green slip in mailbox.
7/12/24: Brought in two pieces of mail see photo below. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Will pour one bottle of Nuline drain cleaner down the ac condensate drain line every 90 days for preventative maintenance if applicable. Water softener salt container is half full. Pool is being filtered through the bottom drain. All storm shutter panels are on.
7/12/24: Lawn conditions have returned to normal. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Excessive weeds are growing in the landscape beds. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour one bottle of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
7/12/24: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
