Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,429 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/22/23: Pool house temperature is 78. and humidity is 45.7%. The sand bags at the door are shredded, just the sand remains, reported previously. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged. The yard debris has not been removed, previously reported. Say No To Bugs service work order was in the door jamb, I brought it inside. It is dated 11/14/23, photo below.
11/22/23: There is some dark discoloration on the baseboard to the right of the sliding glass door, reported previously. This indicates a possible leak or pass leak. I’m not sure.
11/22/23: The car’s battery maintainer reads 100. Car cover was on correctly. I found 12 dead ants as opposed to the 100 small dead ants on the kitchen counter, 2 service calls last sho. I could not find any live ants. There are half a dozen gecko droppings along the slider. Could not see a live gecko.
11/22/23: There were no tripped circuit breakers this service call.
11/22/23: There was a great deal of evidence of a palmetto bug or two in the guest bathroom, photos below. Found one dead one in the shower. Car under the carport.
11/22/23: I found 1 ghost ant on the guest bathroom vanity top. I killed it. I look at this top ever few minutes while I was inside and do not see any more.
11/22/23: Poured 2oz of bleach in each toilet.
11/22/23: The dehumidifier read 51%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. The garbage disposal was jammed, I freed it and sprayed WD40 liberally on the blades.
11/21/23: I poured vinegar down the HVAC condensate tube then chased with water.
11/21/23: There is a crushed downspout at the end, reported previously. It is at the front left corner when standing on the sidewalk. Some plants in the landscaping have died, reported previously.
11/21/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
11/21/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
11/21/23: The dehumidifier read E9 again, it read 58 when I reset it. Small light spots on the ceiling in the front bedroom right corner, reported previously. There is an SUV in the garage, look below.
11/21/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Remove the expired bagels from the refrigerator. Lanai screen door is locked.
11/21/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom sink is tagged for a leaking trap when water is running. Client will address it when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
11/21/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Weeds in landscaping as previously reported have been sprayed and killed. There is what appears to be an armadillo hole on the side of garage in the landscaping, photo below. Palm tree on the side of the house could use some attentions, maybe palm fertilizer.
11/21/23: Brought in one piece of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower out temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran the hose in the pool during the service call to help bring the water level up. Weeds are starting to grow next to the pool. Mini fridge in living room was on & cold. Unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. Dock is waiting to be repaired. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
11/21/23: I poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail, none appeared to be important.
11/21/23: Brought in five pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
11/21/23: The lamp in the master bedroom that is connected to the smart plug adapter is on. Mailing requested items.
11/21/23: Removed a Massey pest sign dated 11/8 from the front yard. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
11/21/23: Made sure the water heater & oven were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Dead ants on glue traps in master bathroom. A section of pool pavers appears to be sinking on the right side of the pool. Visual check of the dock.
11/21/23: Some browning in the yard, it has not really improved, photos below. There is a water spot in the master bath shower, reported previously. Weeds growing in the cracks of the pavers around the pool, reported previously. The front screen door was locked, and the front door locks have been changed. I was able to gain entry to the home only through the back bathroom door off the pool still.
11/21/23: The ac condensate drain line on the right side of the house behind the ac condenser appears to be leaking onto the concrete slab see photos below. I did not hear any smoke detectors chirping during today’s service call. Weeds are growing in the pool pavers. The garbage disposal was not seized today. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Checked all light timers. Storm shutter on lanai is open. Both screen doors are unlocked. There are some hairline step cracks in the exterior wall by the pool pump. Holes in ground along seawall are being addressed.
11/21/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active again. The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a new water spot on the ceiling in the living room, previously reported. The weeds are started to cover the pool equipment, reported previously
