Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,429 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/20/23: Brought in one piece of mail with some sales flyers see photo below. Picked up the envelope from the kitchen counter. Cleared the power outage alert on the refrigerator. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn has several large brown spots in the backyard. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Almost all storm shutters are currently off.
11/17/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.

The master bathroom bathtub faucet appears to be stuck in the shower position when water is running through it.

11/17/23: Made sure the water heater, range & ice maker were off. Found the storage room door on the front porch unlocked & locked it. Portable dehumidifier in kitchen read 58. Checked light timer in living room.

I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring all previous water stains on the ceilings closely.
11/17/23: There was a gold Lexus suv parked in the driveway when I arrived see photo below. There was a notice from the city on the front door concerning the cleaning of sewer lines in the area see photo below. I left all toilet seats down when leaving. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. I did not see any more live ants I sure the residence during today’s service call. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags.
11/17/23: There was a notice from the city on the front door when I arrived concerning the cleaning of the sewer lines in the area see photo below. I left all toilet seats down when leaving. The humidity level was over the acceptable level of 60% inside the residence again. I found the thermostat has been raised to 80 & the humidistat raised to 55% by the ac technician since the last service call. I lowered the humidistat back down to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One damaged roof tile over the garage. Checked all damp rid buckets. Monitoring the previous faint water stain on the living room ceiling closely.

11/17/23: Turned the front porch light off. Rebooted the Alexa in the master bedroom. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring the old water stains on the guest bedroom ceiling closely. Photo of the pool below.
11/17/23: All previous water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Checked all damp rid bags. All storm shutters are closed.
11/17/23: Removed a Signature pest sign dated 11/13 from the front yard. New pool construction progress photos below. Brought in eleven pieces of mail with a stack of sales flyers see photos below. Will be bringing all important mail to the post office for forwarding. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is a hairline crack in the stucco approximately 12” long below both the windows on the left side of the house. Some of the gutter downspouts around the residence may need some splash guards soon as the ground is starting to erode when it rains. Irrigation system is on. Left the water main on when leaving.

11/16/23: Drive by. Closed all the panels on the lanai & put the bag of ice in the empty ice tray in the freezer in case it melts.
11/16/23: Raised and lowered the hurricane shutters. I watered the 3 plants on the lanai as requested. Checked all the GFIs and I found the GFI on the wall behind the tool chest/bench tripped. I could not reset it without moving the tool chest/bench out from the wall. After doing so I reset the GFI and moved the bench back. I did the very best I could by myself not to drag the tool chest/bench. The leaves around the plants are many and occasionally blow into the pool, photos below. The water main was on upon arrival and off upon departure.
11/16/23: I found about a dozen dead ants around the sliders on the tile and more in the track, photo below. I did not final any live ants.
11/16/23: Weeds growing in the cracks of the pavers on the lanai.
11/16/23: Went to the residence to perform an inspection but was unable to enter the residence or garage storage room due to the locks being rekeyed recently. Went to the office to get a copy of the new keys per the client but Kathy Dressell the manager advised me that I was not currently authorized & would not give me the keys. Will contact the client & advise them of the situation.
11/16/23: The keypad on the front door had a low battery warning when I arrived. I was unable to find any new AA batteries inside the residence. Will notify the client of the situation. Had to remove the perished bag of apple slices from the refrigerator photo below. The storm shutters on the lanai were being repaired when I arrived see photos below. Turned everything back on for clients return. The commercial fan & dehumidifier were still running in the dining room when I arrived. New roof construction has not changed in appearance since the last service call. Water damaged ceiling in master bedroom is temporarily covered in plastic & is waiting to be repaired. Portable dehumidifier in upstairs bathroom read 34. Wine cooler in dining room read 54/46.

11/16/23: Checked all damp rid buckets. Storm shutters on lanai are closed.
11/16/23: Removed a Trugreen sign from the front yard & a service slip dated 11/13 from the front door. The metal clips holding the fence together on the gates are excessively rusted & are starting to break see photos below. The handrails have been relocated on both pool cage stairs since the last service call see photos below. Brought in two pieces of mail see photo below. Left the water main on when leaving for the pool water auto filler.
