Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,429 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/24/23: Made sure the water heater, range & ice maker were off. Made sure all interior doors were open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked. Put the key back in the lock box & put the lock back on the water main when leaving.
11/24/23: The stucco is cracking on the balcony divider upstairs see photos below. The inside of the residence has not changed in appearance since the last service call. Left the water key in the basket downstairs & put the lock back on the water main when leaving.
11/24/23: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.

11/24/23: Drive by. Went to the residence to perform an inspection but was unable to enter the residence as the key wouldn’t work in the door locks when I arrived.
11/24/23: The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags. Wine cooler in dining room read 13.
11/24/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 35% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All recently installed new windows are waiting to be finished on the inside of the residence trim, sills & window treatments. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
11/24/23: The pool water level was extremely low when I arrived. I ran the hose in the pool during the service call & set the water timer when leaving to bring the water level up. The tires on the mini van were starting to get low from cooler outside temperatures. I inflated all the tires to 32psi using my cordless inflator photo below. The pallets of roof tiles are still in the driveway. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are on. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.

Excessive weeds are growing in the pool pavers & the pool pavers may need to be pressure washed soon. Watered the plants on the kitchen counter. All storm shutter panels are on.
11/23/23: Was able to enter the residence again using a set of keys provided by the front office. Turned all ceiling fans back on per the client. Checked all damp rids. Sign taped to front window concerning painting. The previous water stain on the master bathroom ceiling above the bathtub has not changed in appearance. Will continue to monitor closely. All ceiling fans are on. Storm shutters on lanai are closed. Made sure the front door was completely closed & locked when leaving. Duct tape has been temporarily placed on the front door to prevent it from accidentally opening when nobody is present.
11/23/23: New roof progress has not changed in appearance since the last service call. Water stain on bottom corner of dining room window & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
11/23/23: New roof construction has not changed in appearance since the last service call. One of the shutters over the dining room windows will not go down. Portable dehumidifier in kitchen read 36. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed except for one of the shutters in the dining room that will not go down.

11/23/23: Both large damp rid buckets inside the vehicle are full & need to be replaced. Work has started on the drywall underneath the dining room windows since the last service call see photos below. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. New roof construction has not changed in appearance since the last service call. The wine cooler in the dining room was on & reading 41/50. Storm shutters over dining room windows are temporarily opened.

11/23/23: There has been some activity inside the residence since the last service call. Some of the window blinds were open when I arrived. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. New roof construction has not changed in appearance since the last service call. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
11/23/23: The master bedroom ceiling has been repaired since the last service call but now there is a section of ceiling removed from the lanai ceiling see photos below. New roof construction has not changed in appearance since the last service call. The kitchen sink faucet does not work correctly. Client is aware & will address. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai.

11/23/23: All of the railings on the building have been painted recently see photos below. The keypad deadbolt on the front door was unlocked again, there was a package sitting in the foyer, the living room sliding glass door was unlocked & the lanai light was on when I arrived. Photo of the package below. I turned the light off before leaving. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in kitchen is off & door open. Sign taped to front window concerning painting.

11/22/23: Met with James from True solutions & let him into the residence for cleaning. I stayed with james until he was finished & confirmed that the entire inside of the residence has been cleaned see photos below. All of the dead bugs have been removed & everything was clean with a nice smell. Was able to open the office door with the key provided in the kitchen drawer. I put the key back in the drawer after unlocking the door. Photos of all important mail & packages below. Sixteen pieces of mail & five packages. Cleaned up the lanai. The tires on the vehicle were all starting to get pretty low. I inflated them all to 32psi using my cordless inflator photo below. I also attempted to charge the dead battery using a battery charger from the garage but the battery appears to have been dead for so long that it is below the threshold & the charger did not recognize the battery when connected to the terminals. The vehicle appears to need a new battery at this time. Made sure everything was locked up & put the key back in the lockbox when leaving. 12:30pm-5:00pm includes travel time per contract.
