Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/26/24: Watered the plants in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are pushed up on the left side of the house. Green slip in mailbox.
8/26/24: Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 36. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants.
8/26/24: Brought in three pieces of mail with a stack of sales flyers see photo below. Opened up the residence for clients return and turned everything back on etc. Some of the sinks and toilets throughout the residence have been covered with Saran wrap. The lawn has a few brown spots in the back yard. All ceiling fans are off. Portable dehumidifier in kitchen read 44. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is temporarily unlocked for storm shutter repair. Almost all storm shutters are currently off/open.
8/26/24: Excessive weeds are growing in the pool pavers and deco drain photos below. The large damp rid bucket inside the car is full and needs to be replaced. There appears to be a slow water leak in the one of the seams on the gutters on the back of the house next to the bedroom window. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
8/24/24: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 10oz of water. I started both SUVs and they idled during the service call
8/24/24: I poured vinegar down the HVAC condensate tube and then chased with water. There are a few dead ants in each track of the sliders, reported previously. I did not find any live ants.
8/24/24: I poured vinegar down the HVAC air handler condensate tube. I started the car, I moved it a foot and it idled during the service call.
8/24/24: I poured an ounce or two of bleach in each toilet. Half tripped breaker for the dishwasher (again). If this circuit is tripped again next service call I am goin to keep it off as I see no reason to keep trying it is not a necessary breaker while the house is vacant. The GFI on the wall where the grill is was tripped. This controls the receptacle for the garage door opener, I reset it. No mail in the box. I poured one of the bottles down the AC drain tube.
8/24/24: I watered the 3 plants inside next to the sliders. I found many dead bugs in the master bathroom, photos below. I did not see any live bugs.
8/24/24: Must go through the garage to enter the home. The lawn is really not improving much anymore. Tub in guest bathroom has a note not to run water. The pool level is up to the bottom of the coping. I found about 50 tiny ants on the toilet next to the office, I killed all that I can see so that may be the end of it. I will checked next service call.
8/24/24: Both dehumidifiers did not have water in the lines. Kitchen read 52 and bathroom 52. I ran the RO until the stream nearly stopped. There is one spot on the ceiling in the guest bedroom, reported previously has not gotten worse. I removed the Dam-Rid bag.
8/24/24: The dehumidifier read 52%
8/24/24: The auto battery maintainer had power. One tree out back has a snapped branch, reported previously.
8/24/24: I poured vinegar down the HVAC condensate tube then chased it with water. None of the spots under the windows reported previously have gotten worse. Photo of one of your birds of paradise as it opens, thought it would bring a tropical smile to your faces.
8/24/24: I poured an ounce of bleach in each toilet. I poured vinegar down the HVAC condensate tube and chased by water. The ceiling spots report last service call appear to be the same.
8/24/24: I poured a few ounces of bleach in each toilet. I found a Troy’s Tropics yellow worksheet dated 8/13/24 in the front door handles. I brought it inside. None of the ceiling spots have gotten worse even though we have had a very rainy start to this past week.
8/24/24: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second. The ceiling issue in the garage just inside the door has not changed. I think we had so much rain it backed up that corner because of the overflow shield, reported previously.
8/24/24: I raised and lowered the hurricane screens. There are many weeds beginning to grow in the cracks of the pool pavers on the lanai. I can spray these for you at an activist’s of $25 including the weed killer.
8/23/24: The alarm system was back on and appeared to be working correctly again. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Checked all light timers. Both lanai screen doors are locked. Water softener salt container is empty. Green slip in mailbox.
8/23/24: The ladder is still in the kitchen and a few towels and sweeper just inside the door. I poured a bottle of vinegar down the HVAC condensate tube.
8/23/24: Rebooted the Internet modem & the Wi-Fi range extender in the living room restoring signal to the security cameras. Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. Weeds & grass are building up in the landscape beds. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Will pour one bottle of Nuline drain cleaner down the ac condensate drain line every 90 days for preventative maintenance if applicable. Water softener salt container is half full. Pool is being filtered through the bottom drain. All storm shutter panels are on.
8/23/24: Raised and lowered the hurricane shutters. I watered the 4 plants on the lanai as requested. Checked all the GFIs. I am unable to fit between the car and tool box to get in front of the electrical panel, reported previously. I could not see any tripped breakers from beyond the car. The smoke detector on the ceiling just off the staircase downstairs is chirping indicating a low battery. I lowered the downstairs humidistat to 55 from 58 to help mitigate the slightly borderline high humidity.
8/23/24: Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour one bottle of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
8/23/24: Weeds growing in the cracks of the pavers on the lanai, reported previously. The pool pump has a leak but I cannot identify exactly where, reported previously. The pool level is up to the middle of the coping. The front door keypad needed the batteries changed, I do so with batteries that I know are new as I brought them.
8/23/24: The ceiling spot in the MB bathroom is the same as last service call. The ceiling spots I. The workout room and the adjoining bathroom have gotten worse, photos below. I sprayed the weeds on the lanai.
