Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,429 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!

11/29/23: Monitoring all ceilings closely. Some window screens are dry rotted.
11/29/23: Reminder that the tag on the vehicle expires soon see photo below. The tires on the suv & golf cart were all starting to get low from cooler outside temperatures. I inflated the tires on the suv to the manufacturer specifications on the drivers door & the tires on the golf cart to the specifications on the tires using my cordless inflator photo below. The humidity level was back under the acceptable level of 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Cleaned up several gecko droppings off the floors throughout the residence. Checked all wood floors thoroughly. There appears to be several sections of wood flooring separated near the laundry room entrance & in the kitchen. Checked damp rid bucket in master bathroom shower. Faint water stain around light in shower has not changed in appearance.
11/29/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
11/28/23: The pool draws from the bottom drain of the pool according to the homeowner.
11/28/23: The water main valve was not quite closed. Upon arrival however, I made sure it was upon departure. I tried to start the car, but it didn’t have enough battery to turn over fast enough to start it. I called the customer and suggested a battery maintainer. There was mail in the mailbox and one piece in particular looked important, photo below. The circuit breaker for the water heater. The range and the dryer were still on so I shut those off.
11/28/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water.
11/28/23: I poured a few ounces of bleach in each toilet.
11/28/23: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
11/28/23: I poured vinegar down the HVAC condensate tube then chased with water.
11/28/23: I activated the alarm upon departure. Armadillo hole in back corner of home looks like it may be now active. I watered the plant in the kitchen. Weeds growing on the lanai. Browning of the yard persists.
11/28/23: I started the car and let it idle during the service call. Guest bathtub drain covered with cellophane. Your water is beginning to smell a bit like rotten eggs, which is normally caused by the anode bar or rod in your water heater (if your water tank has one) needing to be replaced. You can either have it replaced or when you come back run the hot water side of the system until the smell dissipates. The guest bedroom smoke detector is chirping, which indicates that you have a low battery that needs to be replaced.

I lowered the thermostat to 69 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The last of the vinegar provided for the ac condensate drain line has been used & more bottles of toilet bowl cleaner are needed throughout the residence. A new ac condensate drain line cleaner product called Nuline is recommended.
11/28/23: Home under renovation from flood damage. Pool level is about 1/2 skimmer port and auto water fill is working. Pool is much better today only a little debris on the bottom and NO algae. It appears as if all rooms are painted with the exception of the kitchen, the dining room, both bathrooms, and the utility room. I looked for and found two yellow planter containers, one in the garage and one on the lanai and neither had anything inside them, photos below. I also found the remote for the hurricane shutter outback and I have placed it inside the cabinet left of the television for safekeeping, photo below.

The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
11/28/23: New roof construction progress photo below. Raised the storm shutters on the lanai due to hurricane season ending. The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 69 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are down. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
11/28/23: I watered all the plants on the lanai based on my plant moisture meter readings. I tried to start the car but it wouldn’t turn over fast enough to start. Could be a combination of a low battery and it’s cold out this morning. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch. The shower head in the bath with the shower is leaking at the wall, so it’s tagged not to run the shower. Also the toilet in that bathroom runs continuously and is tagged as such. I am using the pan mentioned above to fill the shower trap. The spot on the ceiling in the hall above the thermostat appears to have gotten larger to me but it does not look to be wet or darker, reported previously. Could it be the spot bleeding through the paint?
11/28/23: New roof construction appears complete. There are still sections of building facade waiting to be repaired. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac system turned on & appeared to be working correctly. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.

11/28/23: The lamp in the master bedroom that is connected to the smart plug adapter is on.
11/28/23: The kitchen sink faucet was on & running when I arrived. Brought in two pieces of mail see photos below. Made sure the water heater, oven & ice maker were off. Ran water through the kitchen pot filler. Wine cooler read 53.7. Mini fridge on lanai was on & cold. Monitoring the water stain on the garage ceiling closely. Visual check of the jet ski’s. Storm shutter panels have been removed from some of the windows on the left & right side of the house.
11/28/23: There is a large brown spot in the lawn on the back right ride of the house. Brought in a large stack of mail & sales flyers. I put all important mail in the mailbox for forwarding when leaving. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
11/28/23: The kayaks have been removed from the garage since the last service call. The water main has been turned back on for the pool but all the fixtures inside the residence are still temporarily turned off. New countertops have been installed in the kitchen since the last service call see photos below. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I had to lower the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are brown spots in several areas throughout the lawn. Put the key back in the lockbox when leaving.
11/28/23: Removed a Truly Nolan pest sign dated 11/20 from the front yard. Brought in one piece of mail see photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Client will address broken mirror in dining room when they return. The wood doorframe is rotted on both sides along the bottom of the garage rear entry door. The alarm keypad has several alerts on the display. The master bathroom left sink is tagged for leaking from the trap when water is running through it. Client will repair when they return. Monitoring the previous water stain on the kitchen ceiling closely. Light in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. Left the water main on for the pool water auto filler when leaving.
11/28/23: Brought in one piece of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. The humidity level was over the acceptable level of 60% inside the residence when I arrived again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
11/27/23: Contractor access. Met with Anthony from A++ Proformance plumbing & ac technician Brett with Symbiont & let them into the residence for plumbing repairs & ac system maintenance. Both vendors were scheduled to arrive at 1:30pm but the ac technician did not arrive until 3:30pm. Photos of the repaired water supply valves to the toilets in both bathrooms below. Anthony stated that the water heater is old and recommended it should be replaced before repairing any pipes & will repair the water main pipe at that time as well. Anthony stated he will contact the client & advise them of the situation. Brett the ac technician stated that everything was ok with the ac system after completing the maintenance. I stayed with both Anthony & Brett until they were finished & made sure everything was locked up when leaving. 1pm-5pm
