Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,429 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/1/23: The humidity level was back under 60% inside the residence. Will continue to monitor closely & adjust accordingly. Monitoring all previous water stains on the ceilings closely.
12/1/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Lexus suv temporarily parked in driveway. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags. Left all toilet seats down when leaving as the city is actively cleaning the sewer lines in the area.

I left all toilet seats down when leaving as the city is actively cleaning the sewer lines in the area. One damaged roof tile over the garage. Checked all damp rid buckets. Monitoring the previous faint water stain on the living room ceiling closely.

The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Removed the lockbox from the front door when leaving.

12/1/23: New pool construction progress photos below. Brought in ten pieces of mail with a stack of sales flyers see photos below. The humidity level was back under 60% inside the residence. Will continue to monitor closely & adjust accordingly. There is a hairline crack in the stucco approximately 12” long below both the windows on the left side of the house. Some of the gutter downspouts around the residence may need some splash guards soon as the ground is starting to erode when it rains. Irrigation system is on. Left the water main on when leaving.
11/30/23: Drive by for HVAC system

11/30/23: The car is in the garage. The car is not connected to a battery maintainer. There was a home team pest control sign in the front yard. Dated 11/28/23. I removed it. I shut the water off at the tank to both toilets as we had previously discussed.
11/30/23: The pool was down to about a third of the skimmer port, so I decided to fill it while I randown the street to do another home then come back to ensure it got to at least half the skimmer port or maybe a little higher.
11/30/23: Weeds growing in the cracks of the pavers on the lanai. The Watermain was on upon my arrival but off upon my departure. Thermostat was set to 76°. However I had come in last week and set it to 78°? I did reset it to 78° again today.
11/30/23: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The light in the hall next to the thermostat was on. I turned it off. The lanai pavers need to be power washed as they have some mold on them. The hurricane shutters have not been removed from the sliders in the back. Some digging in the front landscaping just out from the front door in the new mulch but no true pest holes have been dug. I did not hear the smoke detector at all.
11/30/23: Performed another inspection to keep the schedule. All ceiling fans are on. Checked all damp rids. Sign taped to front window concerning painting. The previous water stain on the master bathroom ceiling above the bathtub has not changed in appearance. Will continue to monitor closely. Storm shutters on lanai are closed. Made sure the front door was completely closed & locked when leaving. Duct tape has been temporarily placed on the front door to prevent it from accidentally opening when nobody is present.
11/30/23: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired. There was a pool of water on the floor of the lanai next to the windows but I could not find why it was there, photo below.
11/30/23: I poured vinegar down the HVAC condensation evac tube and then chased it with water. I poured a few ounces of bleach in each toilet.
11/30/23: I poured 4oz of vinegar down the AC drain line then chased with 10oz of water. Pavers separated and washing away a bit, reported previously.

11/30/23: All of the new louvers have been installed over the garage windows since the last service call & all of the garage storage room windows are in place see photos below. The keypad on the garage storage room door flashed red for the low battery warning when I opened the door. I was unable to find any more replacement AA batteries provided inside the residence. Made sure the water heater, range & ice maker were off. All toilet water valves were on when I arrived & I did not hear any toilets running while inside the residence. Turned the valve off to the front guest bathroom toilet for now per the client. A new quarter turn water supply valve is recommended as the older valves start to leak when turned on & off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
11/30/23: Additional service call photo.
11/30/23: Photos of the roof below. Removed a Trugreen sign dated 11/29 from the front yard & a service slip from the front door. Brought in three pieces of mail see photos below. The metal clips holding the fence together on the gates are excessively rusted & are starting to break. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Left the water main on when leaving for the pool water auto filler.
11/30/23: Sections of soffits, facia & painting on building still waiting to be finished. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. Monitoring all previous water stains on the ceilings closely. Panels on lanai are closed. Turned off both water main handles when leaving.
11/29/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
