Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,429 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/5/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Mini split ac was off.
12/5/23: The old plastic water main handle on the front of the house is starting to leak more & may need to be replaced soon see photo below. Internet modem lights were solid. All ceiling fans are on. The back bedroom door appears to have been stuck on the door frame when closed peeling some of the paint off the door. Both storage shed doors are locked. All storm shutter panels are on. Wood fence in backyard is waiting to be repaired.
12/5/23: The gutters around the outside of the residence will all need to be repaired or replaced. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Garage side entry door temporarily boarded up. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
12/5/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
12/5/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Materials on front porch still. Irrigation system is on. All storm shutter panels are on.
12/4/23: Several pavers along the dock are starting to sink when being walked on see photos below. I did not see any water currently underneath the pavers. Will contact the client & advise them of the situation. The water supply valves have been replaced on both toilets by the plumber since the last service call & the ac system has been serviced. The humidity level was back under 60% inside the residence after making the last adjustment on the thermostat. Will continue to monitor closely & adjust accordingly. Ran the hose in the pool during the service call to help keep the water level up. Visual check of the suv. Visual check of the boat, outbuilding & trailers. Put the key back in the lockbox when leaving.
12/4/23: Poured another bottle of Nuline down the ac condensate drain line for preventative maintenance. Ran the hose in the pool during the service call to help keep the water level up. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.
12/4/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed.
12/4/23: The humidity level was still over the acceptable level of 60% inside the residence when I arrived. The ac condenser outside was running but there was no air coming out of the vents. The ac system needs maintenance at this time. I turned the ac system off for now to prevent any further possible damage. Will contact the client & advise them of the situation. Put a lockbox on the front door when leaving. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
12/4/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The water heater has corroded plumbing on top that leaks when water is running through the tank. The valve to the tank is currently shut off. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
12/4/23: The ac system was back on & appeared to be working correctly again when I arrived. Brought in one piece of mail see photo below. The fill valve runs on the guest bathroom toilet & is tagged as such. Mini fridge in kitchen was on & cold. Checked all light timers. All previous water stains on the ceilings have not changed in appearance since the last service call. Both sheds in backyard appear to be damaged. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance.
12/4/23: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The battery maintainer connected to the car was off & the gfi outlet was tripped when I entered the garage. I reset the gfi outlet underneath the breaker panel restoring power to the battery maintainer. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Irrigation system is in the run position. Both lanai screen doors are locked. All storm shutter panels are off.
12/4/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is a large crack in the stucco on the middle of the right side of the house. There are some loose soffits on the back left corner of the house. The lawn has excessive browning on all sides of the house. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy.

12/4/23: Portable dehumidifier read 59%. Left the water main on when leaving. All storm shutters are open.
12/4/23: Brought in one piece of mail with some sales flyers. Tag on vehicle is expired. There appears to be some rust staining on some of the pool tiles by the waterfall. All storm shutters are open. Left the water main on when leaving.

I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Lanai screen door is unlocked
12/4/23: Brought in several newspapers that were laying in the driveway when I arrived. Ran the storm shutters for preventative maintenance. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There are some perishable items inside the refrigerator. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
12/4/23: Underground utility work was being conducted along the entire street when I arrived see photo below. Brought in two pieces of mail see photo below. Made sure the water heater was off. The master bedroom closet light was on. I turned it off before leaving. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked light timer in living room. Checked shed in backyard. Empty lot is being maintained. Clear storm panels are on over the Florida room windows.
12/4/23: The humidity level was back under 60% inside the residence after making the last adjustment’s. Will continue to monitor closely & adjust accordingly. Watered the plant. Lanai door is locked. All storm shutters are closed. New stucco on back of house is waiting to be painted. Two small sections of soffits are pushed up on the left side of the house.
12/4/23: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 80 & the humidistat to 60% per the client. Will continue to monitor closely & adjust accordingly. The real property sticker on the front window expires soon. Watered 8 plants using the bucket using the water spigot on the right side of the house & made sure it was off after watering the plants. Did not run any water inside the residence per the clients.
12/4/23: Brought in seven pieces of mail with some sales flyers see photos below. The tile grout is starting to crack in the corners of both guest bathroom shower walls see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. The lawn has several large brown spots in the backyard. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Almost all storm shutters are currently off.
12/1/23: Brought in two pieces of mail with some sales flyers see photo below. The humidity level was back under 60% inside the residence. Ac thermostat has been raised to 79 since the last service call. Will continue to monitor closely & adjust accordingly. The master bathroom bathtub faucet appears to be stuck in the shower position when water is running through it.
