Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,432 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/6/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube and chased with water. I found the valve to the master bath, toilet tank leaking ever so slightly. Photos below. It appears maybe it’s been leaking a little while, as there is some, I’ll ation of the baseboard behind it. I placed a large Tupperware bowl under it so as to prevent any more damage. I found that the unit appears that someone’s been in side. I called the customer she said it’s probably the cleaning lady so I left the water on and didn’t touch any of the settings on the thermostat.
12/6/23: I poured vinegar down the HVAC condensate tube and then chased with water.
12/6/23: There were several small dead ants in the guest bathroom sink, I washed them down the sink. I could not find any live ants. I believe they came up through the overflow for the sink. So even if the stopper is closed, they can come that direction may be it should be also plugged with tape or something.
12/6/23: Car under the carport.
12/6/23: I did not find any ghost ants today on the vanity.
12/6/23: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler.
12/6/23: Poured 2oz of bleach in each toilet.
12/6/23: I ran water in the pool while I was here today. The level is not dangerously low but felt I could help get it back closer to the middle of the skimmer port.
12/6/23: The electrical panel will not open the latch is painted shut. The guest bathroom toilet handle nut was off, photo below. I put it on and tightened it down.
12/6/23: The dehumidifier read 55%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water.
12/5/23: The pool draws from the bottom drain of the pool according to the homeowner. I found live small ants, or would appear to be small ants in the laundry room on the windowsill. I sent a video of the activity to the homeowner. I brought my blow to clean off the lanai area, photo below.
12/5/23: I poured vinegar down the HVAC condensate tube then chased with water. There are cleaning products all over the counter in the kitchen, and under the kitchen sink is empty. The circuit breaker for the kitchen nook and lanai was tripped again, I reset it. If this continues I suggest it remain off until it can be investigated.
12/5/23: There is a crushed downspout at the end, reported previously. It is at the front left corner when standing on the sidewalk. Some plants in the landscaping have died, reported previously.
12/5/23: Home under renovation from flood damage. It appears they have started working on both bathrooms, photo below. There’s a sign on the front door that says water must be turned off nightly as they leave. However, this causes an issue with the Pool alto, Phil device, contacted customer. Customer asked me to leave a note and turn the water on and I did, photo below. The water valve was off. I turned it on and the valve to the water auto fill for the Pool was off as well. I turned it on. The door to the garage between the house and the garage was unlocked. I locked it.
12/5/23: The dehumidifier read E9 again, it read 57 when I reset it. Small light spots on the ceiling in the front bedroom right corner, reported previously. There is an SUV in the garage, reported previously.
12/5/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is active again. The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a new water spot on the ceiling in the living room, previously reported. The weeds are started to cover the pool equipment, reported previously
12/5/23: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat back up to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
12/5/23: Some browning in the yard, it has not really improved, photos below. There is a water spot in the master bath shower, reported previously. Weeds growing in the cracks of the pavers around the pool, reported previously. The front door is locked, and the front door locks have been changed. I was able to gain entry to the home only through the back bathroom door off the pool still. Two cars in the drive, photo below.
12/5/23: The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom sink is tagged for a leaking trap when water is running. Client will address it when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
12/5/23: Brought in one piece of mail see photo below. The humidity level was back under the acceptable level of 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ran the hose in the pool during the service call to help keep the water level up. Weeds are starting to grow next to the pool. Mini fridge in living room was on & cold. Unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. Dock is waiting to be repaired. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
12/5/23: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
12/5/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned previously. The front passenger side tire of the car is going flat again. The guest bathroom with the tub has loose trim behind the toilet as well. The adjoining bedroom wall trim is loose also. I sent a video of this to the customer. The spa water level was very very low, photo below. I ran water in it while I was here providing service. The edges of the spa as shown in the photo could use some scrubbing as well.
12/5/23: I poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail, none appeared to be important.
12/5/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Dead ants on glue traps in master bathroom. Sections of pool pavers appear to be sinking on the right side of the pool. Visual check of the dock.
12/5/23: The lamp in the master bedroom that is connected to the smart plug adapter is on. There was a plastic bag delivery at the front door, I brought it inside. I have taken the ITS notice email to forward as instructed. I placed the golf cart on charge.
