Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,432 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/12/23: Brought in three pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
12/9/23: Drive by. Client advised loss of WiFi signal to the ac thermostat & security system & concerned of power loss to the residence. The ac was on & working & both refrigerators were on & cold when I arrived. I rebooted the internet modem restoring signal to the ac thermostat & security system. Everything appeared ok inside the refrigerator & the clock was not flashing on the microwave so a power outage does not appear to be the cause of the interruptions at this time. Contacted the client to confirm everything was back online & made sure everything was locked up when leaving. 4:00pm-5:00pm
12/8/23: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked. Put the key back in the lock box & put the lock back on the water main when leaving.
12/8/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
12/8/23: The humidity level was back under 60% inside the residence after making the last adjustment but was still to close. I lowered the thermostat to 70 for now to keep the humidity level well below 60%. Will continue to monitor closely & adjust accordingly. Put the car keys back inside the storage room & made sure the doors were locked.
12/8/23: Was able to enter the residence with the new key provided by the front office. There is some corrosion forming on one of the pipes above the water heater see photo below. All ceiling fans are off.
12/8/23: One of the neighbors arrived while I was leaving the residence and stated she was picking up some pots & pans etc. Made sure the water heater, range & ice maker were off. Found the master bedroom lanai door & two of the living room sliding glass doors unlocked & locked them. Wine chiller in kitchen read 42. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance. Permit taped to window by front door.
12/8/23: Made sure the water heater, range & ice maker were off. Portable dehumidifier in kitchen read 42. All ceiling fans are on. Both lamps in the master bedroom are on. Made sure to engage the lock on the front door when leaving.
12/8/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags. Wine cooler in dining room read 13.
12/8/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All recently installed new windows are waiting to be finished on the inside of the residence trim, sills & window treatments. New stucco still needs to be applied around the outside of the windows. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
12/8/23: All of the pallets of roof tiles have been removed from the driveway since the last service call. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are on. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
12/8/23: All of the weeds have been removed from the pool pavers since the last service call but the pavers may still need to be cleaned soon. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the plants on the kitchen counter. All storm shutter panels are off. Mesh shutters on lanai are still down.
12/7/23: Drive by. Brought a copy of the condo key to the post office for forwarding. Photo of the receipt with tracking number below.
12/7/23: New roof construction progress photos below. Made sure the water heater, oven & ice maker were off. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. Screen on lanai has tear in it. All storm shutters are closed.
12/7/23: New roof construction progress photos below. Water stain on bottom corner of dining room window & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
12/7/23: New roof construction has not changed in appearance since the last service call. One of the shutters over the dining room windows will not go down. Portable dehumidifier in kitchen read 33. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed except for one of the shutters in the dining room that will not go down.
12/7/23: New concrete board siding has been installed on the gables of the building recently see photos below. There was a large tear in one of the front porch screens when I arrived see photos below. The area underneath the dining room windows appears to have been completed since the last service call see photos below. Both large damp rid buckets inside the vehicle are full & need to be replaced. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The wine cooler in the dining room was on & reading 41/50. Storm shutters over dining room windows are temporarily opened.
12/7/23: New concrete board siding has been installed on the gables of the building recently see photo below. Brought in a package that was laying on the front porch when I arrived see photo below. Chunks of concrete have been removed from several locations underneath the stairs of the building recently see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Wine cooler in hallway was on & read 50/54. Storm shutters on lanai are closed.
12/7/23: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
12/7/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. New roof construction has not changed in appearance since the last service call. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
12/7/23: The tires on the car were starting to get low again from cooler outside temperatures. I inflated all the tires to the manufacturer specifications on the drivers door using my cordless inflator photo below. A new kitchen sink faucet has been installed since the last service call see photos below. Section of ceiling removed from lanai waiting to be repaired. New roof construction has not changed in appearance since the last service call. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai.
12/7/23: There was some work being performed on the soffits & facia of the building when I arrived see photo below. Photos of the water heater below. Photos of the torn living room window screen below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Put a lockbox on the front door with a key to the residence inside for the plumber when leaving. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was on in #603.
12/7/23: There is a permit concerning storm shutters on the front door photo below. Storm shutter on lanai appears to have been repaired photo below. Made sure the water heater, range & ice maker were off. All of the furniture has been back in the upstairs bedroom. The humidity level was over the acceptable level of 60% inside the residence on both floors from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed.
12/7/23: The water heater was leaking from the top after turning the water main on when I arrived see photos below. Will contact the client & advise them of situation. A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
12/6/23: Pool house temperature is 74.3 and humidity is 49.5%. The sand bags at the door are shredded, just the sand remains, reported previously. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged. The yard debris has not been removed, previously reported. The garbage disposal is loud.
