Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,443 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/19/23: Drive by. Checked the residence throughly for water intrusions after the recent storm & did not find any at this time. Will continue to monitor closely.
12/19/23: Home under renovation from flood damage. It appears they are getting both bathrooms to be finished. Talked to Joe says once he has cabinets and flooring he will be ready to complete them. Some photos below.
12/19/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
12/19/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. The water supply to the toilet tanks are off at the valve.
12/19/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The master bathroom sink is tagged for a leaking trap when water is running. Client will address it when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
12/19/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a new water spot on the ceiling in the living room, previously reported. The weeds are started to cover the pool equipment, reported previously. About 24 live ants working the corner jamb to the master closet and just inside the closet but not really going anywhere.
12/19/23: The water in the canal appears to have rose & receded approximately 10’ into the back yard during the recent storm see photo below. The seawall & dock appeared ok. Brought in two pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
12/19/23: There are cobwebs with cocoons all over the inside of the pool cage screens see photos below. Dead ants on glue traps in master bathroom. Sections of pool pavers appear to be sinking on the right side of the pool. Visual check of the dock.
12/19/23: Some browning in the yard, it has not really improved, photos below. There is a water spot in the master bath shower, reported previously. Weeds growing in the cracks of the pavers around the pool, reported previously. The front door is locked, and the front door locks have been changed. I was able to gain entry to the home only through the back bathroom door off the pool still. I placed a lock box on the pool area door, photo below. I sent the code to David via text.
12/19/23: The ac condensate drain line on the right side of the house appears to have been repaired or replaced since the last service call see photos below. There are cobwebs with what appears to be cocoons in them all over the inside of the pool cage screens see photos below. The weeds that were growing in the pool pavers appear to have been sprayed recently. The smoke detector in the dining room is chirping. The garbage disposal was not seized today. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Checked all light timers. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house. Holes in ground along seawall are being addressed.
12/19/23: The armadillo hole appears to be active still. There is some landscaping issue out front. I’m not sure if it’s a broken line or head, photo below. The tire on the car is all but flat.
12/19/23: Put both garbage cans down by the street for collection. Rebooted the internet modem. Made sure the water heater & ice maker were off. There are some perishable items inside the refrigerator see photo below. Found both master bathroom windows unlocked & locked them. The exterior light fixture next to the garage side entry door appears to be broken. Shed door is unlocked. Irrigation system is on.
12/19/23: I poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail, none appeared to be important.
12/19/23: Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. All plants were still wet from recent rain. Put the keys back in the lockbox when leaving.
12/19/23: I watered 2 large plants on the lanai as indicated I should by the soil moisture meter. I also watered the 7 smaller plants with 1/4 cup each. There was mail and a package inside the front screened area, photo below.
12/19/23: Mini split ac was off.
12/19/23: Rebooted the internet modem as the lights were flashing when I arrived. The old plastic water main handle is slowly weeping water. Internet modem lights were solid. All ceiling fans are on. The back bedroom door appears to have been stuck on the door frame when closed peeling some of the paint off the door. Both storage shed doors are locked. All storm shutter panels are on. Wood fence in backyard is waiting to be repaired.
12/19/23: The neighbors vehicles were parked in the driveway when I arrived as it appears they are have some work performed. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
12/19/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Materials on front porch. Irrigation system is on. All storm shutter panels are on.
12/18/23: A new water heater, utility sink water supply valves & the water main have all been replaced since the last service call see photos below. Several pavers along the dock are starting to sink when being walked on. I did not see any water currently underneath the pavers. Client will address. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Visual check of the suv. Visual check of the boat, outbuilding & trailers. Took the key from the lockbox when leaving to make a copy & reset the passcode.
12/18/23: Removed a lawn care extraordinaire pest sign dated 12/17 from the front yard. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured another bottle of Nuline down the ac condensate drain line for preventative maintenance. All storm shutter panels are up. Solar panels on roof are currently detached. Visual check of the boat photo below.
12/18/23: The smoke detector in the living room just outside the master bedroom entrance was chirping when I arrived. I replaced the battery with a new 9v battery & tested it after installing the new battery. The humidity level was over the acceptable level of 60% inside the residence when I arrived again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed.
12/18/23: There was a service slip from Kobie complete heating & cooling dated 12/7 on the kitchen counter when I arrived. The humidity level was over the acceptable level of 60% inside the residence when I arrive from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. The ac system came on & appeared to be working correctly again. Will continue to monitor closely & adjust accordingly. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes. Put the key back in the lockbox when leaving.
12/18/23: Brought in several pieces of mail but they were completely wet from rain as the mailbox is missing the lid. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water heater has corroded plumbing on top that leaks when water is running through the tank. The valve to the tank is currently shut off. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
12/18/23: Brought in one piece of mail see photo below. Made sure the water heater & ice maker were off. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Laundry room ceiling waiting to be repaired. Checked all light timers. Both sheds in backyard appear to be damaged. Poured a bottle of Nuline down the ac condensate drain line for preventative maintenance.
