Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/26/24: Both dehumidifiers did not have water in the lines. Kitchen read 49 and bathroom 52. I ran the RO until the stream nearly stopped.
7/26/24: All ceiling fans are off. Lanai screen door is unlocked. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving.
7/26/24: The dehumidifier read 52%
7/26/24: The AC thermostat had a low battery warning on the display when I arrived. I replaced the batteries with two new AA batteries provided from a kitchen drawer removing the low battery warning see photos below. Watered the new triple Pygmy date palm by the back door with numerous gallons of water. The new palm tree is alive & appears to be healthy. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Bahama shutters are open.
7/26/24: I poured vinegar down the HVAC condensate tube then chased it with water.
7/26/24: All ceiling fans are off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai. Lanai screen door is unlocked. Did not run any water inside the residence.
7/26/24: I poured an ounce of bleach in each toilet. I poured vinegar down the HVAC condensate tube and chased by water.
7/26/24: The bougainvillea and all of the other landscaping has been trimmed since the last service call. All ceiling fans are off. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
7/26/24: I poured a few ounces of bleach in each toilet.
7/26/24: Checked all damp rid buckets.
7/26/24: Sunglasses on the table, photo below.
7/26/24: Watered the plant on the lanai and made sure to use the right side slider. Will water the plant on the lanai every other service call.
7/26/24: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second.
7/26/24: Brought in a package that was laying by the front door when I arrived see photo below. New roof installation appears to have been completed since the last service call see photos below. The old water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. The lawn still has a few small brown spots throughout the yard. Mini fridge in kitchen is off & doors open. All ceiling fans are off. Checked light timer in living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. All storm shutters are closed & storm panels are on. Accordion storm shutter over front door will be closed if storm is imminent.
7/26/24: I started the white car and it idled during the service call. Homeowner requested I not forward the mail this service call. The blue car does not start. The circuit breaker for the master bedroom & bathroom and smokes was tripped. I reset it and it didn’t re-trip., photo of tripped breaker below. The guest bathroom toilet runs continuously but ever so slightly. I turned the tank fill off at the valve on the wall under it. It took several flushes to get the water clear it came out, discovered like brownish. If there had been dirt in the line, there may be a larger piece of dirt that is holding the fill open.
7/26/24: The plate on the vehicle appears to be expired see photo below. The lawn is looking better each visit & only has a few small brown spots in the yard. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. Will run the keurig coffee maker once per month. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
7/26/24: I pulled a few weeds on the lanai. Raised and lowered the hurricane screens.
7/26/24: Removed the expired container of half & half from the refrigerator. The battery maintainer connected to the car had the red fault light on again. I unplugged it & plugged it back in removing the fault light. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Photo of the pool below.
7/26/24: New storm shutters have been installed over all the doors & windows since the last service call. The shutters are temporarily open and waiting for inspection. The keys for the new shutters have been placed on the kitchen counter for now. Brought in one piece of mail with a stack of sales flyers see photo below. The pool pavers may need to be pressure washed soon. Weeds & grass are growing in the landscape beds. Both bathroom shower faucet handles are tagged for being broken. I poured water down the drains for now to keep the traps from drying out. Client will address. The on suite master bathroom toilet is tagged for leaking from a dry rotted rubber supply line connected to the fill valve in the tank that comes loose when flushed. The line did not leak while flushing the toilet today. I temporarily turned the water supply valve off to the toilet after flushing it for now. Client will address. The other toilet water supply valve was not leaking during today’s inspection. Double bed master bathroom shower tile grout is cracking in one of the corners. Checked all light timers. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Pool pump timer is set to run from 10am-6pm daily. Lanai east screen door is locked. South screen door is unlocked. One of the top pool cage screens has a tear in it. Storm shutters on lanai are closed.
7/25/24: The ladder is still in the kitchen and a few towels and sweep just inside the door. I poured a bottle of vinegar down the HVAC condensate tube.
7/25/24: The building is still waiting on new gutters to be installed. Punch out list & permit package on front porch. Paint cans in foyer. All ceiling fans inside are on. Checked all damp rids. Storm shutters on lanai are closed & one is partially open for ventilation. Made sure the new front doors were completely closed & locked when leaving.
7/25/24: Raised and lowered the hurricane shutters. I watered the 4 plants on the lanai as requested. Checked all the GFIs. I am unableto fit between the car and tool box to get in front of the electrical panel, photo below. I could not see any tripped breakers from beyond the car.
7/25/24: The building is still waiting on new gutters to be installed. All storm shutters on the lanai are closed.
7/25/24: New gutter installation has started on the top of the building since the last service call see photos below. The downstairs AC system was back on & appeared to be working correctly again. I did not see any water stains on any of the ceilings throughout the residence. Portable dehumidifier upstairs read 56. Watered all the plants on the lanai. All storm shutters are closed. Storm shutter over front door will be closed if storm is imminent. Left the door handle on the front door unlocked when leaving.
7/25/24: I turned the water heater on at the circuit breaker, and it began to heat. I set the thermostat to 72° as requested. Upon departure, the water main was on as requested. I walked the house twice to ensure that all the toilets had stopped filling, and that there were no faucets or shower fixtures running.
