Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,444 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/21/23: Work was being performed underneath the stairs of the building when I arrived see photos below. The inside of the residence appears to have been cleaned recently. Opened the storm shutters & put all the cushions back out on the patio furniture. Turned the water heater & ice maker back on & lowered the thermostat to 74 for clients return. Wine cooler in hallway was on & read 50/54. Storm shutters on lanai are open. Left the water main on when leaving.
12/21/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
12/21/23: There was some work being performed on the roof of the building when I arrived see photo below. The humidity level was slightly over the acceptable level of 60% inside the residence again from lower outside temperatures. I lowered the humidistat to 35% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
12/21/23: Section of ceiling removed from lanai waiting to be repaired. New roof construction has not changed in appearance since the last service call. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai.
12/21/23: Photo below of the recent soffit & facia repairs on the building. Old water heater is waiting to be replaced. Torn window screen has not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was on in #603. Put the key back in the lockbox for the plumber when leaving.
12/21/23: Permit for shutters on front door. The inside of the residence appears to have been cleaned since the last service call. Removed the expired containers of milk from the refrigerator photo below. The screws on the wood spiral staircase in the dining room are starting to get loose & some of them appear to be stripped when attempting to tighten them photo below. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed.
12/21/23: A new water heater has been installed since the last service call see photos below. Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
12/21/23: Drive by. Put both empty garbage cans back inside the garage & made sure everything was locked up when leaving.
12/20/23: Pool house temperature is 69.7 and humidity is 48.1%. The sand bags at the door are shredded, just the sand remains, reported previously. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged. The yard debris has not been removed, previously reported. The garbage disposal is loud. One of your landscaping lights out front has been ran over, photo below. Until today I have never pulled on this side of the drive. I had to today because both of your neighbors vehicles were in your drive.
12/20/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube and chased with water. The unit is in very presentable condition for renters to arrive.
12/20/23: I poured vinegar down the HVAC condensate tube and then chased with water.
12/20/23: The refrigerator is making a loud humming noise and the freezer is not freezing however, it is cold, I called the customer. I cleaned out the freezer as requested and wiped up as much of the water and ice on the walls inside the freezer.
12/20/23: I did not find any dead ants in the guest bathroom sink this service call.
12/20/23: I found about a dozen ghost dance in the guest bathroom. Two on the vanity, two in the shower, Four, on the toilet, Three on the floor, and one out in the hall. I looked in the adjoining bedroom, could not see any on the floor. It seems they’re confined to just that one bathroom. However, you have such a busy floor pattern both in the hall and the bathroom. I’m sure I missed a few but I did kill the ones I saw.
12/20/23: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler.
12/20/23: Poured 2oz of bleach in each toilet.
12/20/23: Quite a bit of debris in the yard, probably from the storms that came through over the weekend. Photos below.
12/20/23: I poured 4 ounces of vinegar down the HVAC condensate tube.I ensured the door to the HVAC air handler was closed securely. The front door dead bolt was not locked but the knob lock was.
12/20/23: The electrical panel will not open the latch is painted shut.
12/20/23: The dehumidifier read 54%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water.
12/19/23: The pool draws from the bottom drain of the pool according to the homeowner. There were no live insects in the laundry room. There are two glue traps one on the window sill appears to have a few more bugs on it than last week, photo below. The one on the sink has none just like last week.
12/19/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
12/19/23: The water main valve was on upon arrival, off upon departure. The 20 amp two gang circuit breaker for both the garage, and AC was tripped, photo below. Also, it seemed not to be seated all the way it wasn’t flush with the other circuit breakers toward the center spine of the panel. At first I couldn’t get that to become flush so I called the customer however, I tried one more time and was able to get it to click in and flush in the panel. It did not trip again after resetting so we’ll have to monitor. Yes you do have a surge protector, below is a photo of the circuit breaker.
12/19/23: I poured vinegar down the HVAC condensate tube chased by water. None of the plants needed watering according to the plant moisture meter. One plant was on its side, probably from the storms that rolled through over the weekend, photo below.
12/19/23: The circuit breaker for the kitchen nook and lanai has continuously tripped in the past, so I am leaving it off. Photo of a visitor outback of your neighbor’s home below.
