Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

12/18/23: Reminder that the tag on the Subaru expires soon see photo below. The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mesh storm shutter on lanai is open. Visual check of the boat on the dock.
12/18/23: Inside of residence has been cleaned. Portable dehumidifier read 48%. Left the water main on when leaving. All storm shutters are open.
12/18/23: The water line on the dock was leaking from a broken pipe caused by the recent storm see photos below. I was able to shut the water supply valve off to the dock & tagged the handle as such. Will contact the client & advise them of the situation. There was someone inside the residence cleaning when I arrived. Rebooted all internet equipment underneath the tv in the living room & checked the cameras for power. Spoke with a Holiday pools employee at the residence about the rust stains on the pool tiles by the waterfall. There appears to be some rust staining on some of the pool tiles by the waterfall. All storm shutters are open. Left the water main on when leaving.
12/18/23: The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Lanai screen door is unlocked

Checked shed in backyard. Empty lot is being maintained. Clear storm panels are on over the Florida room windows.
12/18/23: Pine needles are starting to build up in the gutters & valleys of the roof along the back of the house. Made sure the water heater, range & ice maker were off. Found the lanai door unlocked & locked it before leaving. Picked up the envelope from the kitchen counter. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. Storm shutters on lanai are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.

All storm shutters are closed. New stucco on back of house is waiting to be painted. Two small sections of soffits are pushed up on the left side of the house.
12/18/23: Removed a tradewinds pest sign dated 12/5 from the front yard. The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The real property sticker on the front window expires soon. All landscaping plants & bushes were wet from recent rain. Did not run any water inside the residence per the clients.
12/18/23: Brought in three pieces of mail see photo below. Turned the water heater, range & ice maker back on for clients return & left the water main on when leaving. Started the car & inflated all the tires to the manufacturer specifications on the drivers door photo below. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plants on the kitchen counter. Pool pavers need to be pressure washed. All storm shutter panels are off. Mesh shutters on lanai are still down.
12/18/23: Removed the large Christmas ornament from the front entryway & returned it to the owner. New sod has been installed over the brown spots in the backyard recently see photos below. Will continue to monitor closely. Brought in six pieces of mail with some sales flyers see photos below. The tile grout is starting to crack in the corners of both guest bathroom shower walls. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Almost all storm shutters are currently off.

12/15/23: Several landscape trees & bushes were marked with pink tape when I arrived see photos below. Switched the ac thermostat from wake setting to the hold position photo below. Monitoring all previous water stains on the ceilings closely.
12/15/23: Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags. Left all toilet seats down when leaving as the city is actively cleaning the sewer lines in the area.

The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I lowered the humidistat to 35% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. I left all toilet seats down when leaving as the city is actively cleaning the sewer lines in the area. One damaged roof tile over the garage. Checked all damp rid buckets. Monitoring the previous faint water stain on the living room ceiling closely.

12/15/23: New pool construction progress photos below. Brought in fifteen pieces of mail with a stack of sales flyers see photos below. Removed the expired container of milk & an expired open package of cheese from the refrigerator as it was perished see photos below. There is a hairline crack in the stucco approximately 12” long below both the windows on the left side of the house. Some of the gutter downspouts around the residence may need some splash guards soon as the ground is starting to erode when it rains. Irrigation system is on. Left the water main on when leaving.
12/14/23: Went to the residence to perform an inspection but the exterior of the building was being prepped for painting & the main entrance was completely blocked off by plastic & a lift when I arrived see photos below. New concrete board appears to have been installed on the gables of the building recently see photo below. Will contact the client & advise them of the situation.

The door handle only on the front door was unlocked when I arrived. I made sure both locks were locked when leaving. Made sure the water heater, range & ice maker were off. There are some perishable onions in a bowl on the kitchen counter see photo below. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the downstairs thermostat to 73 for now & the upstairs thermostat to 68 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. New drywall over removed window upstairs waiting to be finished. Portable dehumidifier upstairs read 52. Watered the plants on the front porch. Storm shutters on lanai, back windows & front porch are closed.

The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Sign on front window concerning painting. New roof construction has not changed in appearance since the last service call.

I lowered the thermostat to 68 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
12/14/23: Replaced the batteries in the garage storage room door keypad with four new AA batteries restoring power to the keypad. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered both humidistats to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Turned the water valve on & off on the front guest bathroom toilet for now when flushing it. A new quarter turn water supply valve is recommended as the older valves start to leak when repeatedly turned on & off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
12/14/23: Dirt has been placed around the base of the pool cage since the last service call see photos below. A large dump truck appears to have been used which severely rutted the right side & back yard & ran over a plastic irrigation valve box possibly damaging it or irrigation pipes see photos below. Will contact the client & advise them of the situation. Brought in two pieces of mail & a small package see photos below. The metal clips holding the fence together on the gates are excessively rusted & are starting to break. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Left the water main on when leaving for the pool water auto filler.
