Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,369 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/2/24: A small section of soffits are slightly pushed up on the right side of the house. The lanai may need to be pressure washed soon. All ceiling fans are off. Wine chiller read 62. All storm shutters are closed. Green slip in mailbox.
10/2/24: Drive by post storm check. Everything was ok. Power was on, ac system was on & the refrigerator & freezer were on & cold. I did not see any water intrusions or water damage inside the residence. The smoke detector in the master bedroom was chirping when I arrived. I replaced the battery with a new 9v battery provided from a kitchen drawer & made sure to test it after installing the new battery. Watered the plant in the living room & rotated it. Everything was ok in the garage storage room.
10/1/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.

10/1/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
10/1/24: I poured 1/4 cup of vinegar down the AC drain as requested.
10/1/24: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filters as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
10/1/24: I poured vinegar down the HVAC tube followed by 12oz of water. Tree out back blown slightly over, photo below.
10/1/24: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
10/1/24: The pool pump is set to pull from the bottom center drain. The shutters remain down.
10/1/24: The alarm pad next to the garage door beeps lightly every minute or so. The ceilings spots are the same. Front door shutter key in electrical outlet box across from the door.
10/1/24: No water got inside the garage. The main drain pipe underneath the kitchen is tagged for leaking when water is running through it. Client will address when they return. The master bathroom right side sink is tagged for leaking from the drain stop connection on the trap when water is running through it. Client will address. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is closed.
10/1/24: The damp rid buckets in the car are full and need to be replaced. Both guest bedroom windows are still waiting for new screens. Facade of building is still waiting to be finished. Storm shutters on lanai are closed. Left everything show ready when leaving.
10/1/24: Water did not get into the garage. All six damp rid buckets throughout the residence are full & need to be replaced. New windows are still waiting to be installed in the guest bedroom. Some plaster work and painting will need to be done around the inside of the new windows. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Checked all damp rid buckets. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Water heater has reached 10yrs of age. Sections of the building facade are still waiting to be repaired.
10/1/24: Alarm is off. The pool auto fill is working. The pool is discolored still, photos below. There is still a bit of water in the one corner of the garage sent photo Friday. It less but still wet a bit. Screen on the front porch still needs repaired. First shown on the 6/18/24 report.
10/1/24: The inside of the residence has not changed in appearance since the last service call. New drywall is still waiting to be placed over the repaired walls throughout the residence & plantation shutters put back over the windows. All ceiling fans are off. Mesh storm shutter on lanai is closed.
10/1/24: Water is to remain off. The plants out front do not require watering based on the plant moisture meter I use. I found no yellow or for that matter anything having from the front door. I found a brown and white flyer in the yard that I picked up. There is a broken branch on the tree out front, photo below. I picked up most of the larger debris from the yard, but can’t cut the broken branch.
10/1/24: Removed a truly Nolan pest sign from the front yard. Water did not get into the garage or house. Irrigation system is in the run position. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
10/1/24: I placed the mail in the blue recycling bin in the garage as requested. There was a package on the fridge on the lanai, phot below. I placed it in the blue bin in the garage with the rest of the mail. I walked the house twice to ensure all faucets and toilets were not running. I did not run water in the MB shower as the drain is covered. Weeds growing on the lanai/pool cage area, report previously.
10/1/24: The garage with the boat in it does appear to have had several inches of water ran through it during the storm but is currently dry. The smoke detector in the living room was chirping when I arrived. I replaced the battery with one new 9V battery provided from the laundry room cabinet and made sure to test it after replacing the battery. I raised the ac thermostat to 76 for now as the air handler in the garage is starting to condensate too excessively dripping a lot of water onto the garage floor below. This should slow down the condensation for now & evaporate off the floor. The office bathroom toilet is tagged for leaking between the tank & bowl when being flushed. Client can address when they return. Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Some of the furniture has been moved in the master bedroom due to carpet cleaning. The pool pump appears to be leaking slowly while running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 73.7% & 89.0. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
10/1/24: I poured water down the guest bathroom shower. It is too difficult to run because of the controls and shower head are so far inside the shower area. There is a greying of the master bedroom ceiling that doesn’t appear to be wet or mold, it really looks like fading paint, reported previously. Weeds growing on the lanai. A couple of bushes have lost most of all their leaves, reported previously. Some small branches and palm tree debris on the ground. A small ceiling stain above the bar in the kitchen, photo below. Weeds growing in the cracks of the lanai.
10/1/24: I am filling the master bathroom toilet manually and that is fine for me but will need repaired upon your return or sooner. There is quite a bit of storm debris in the yard, photo below. Weeds are growing in the landscaping and the cracks of the drive, photo below. Insect droppings in MB left sink cabinet, photo below.
10/1/24: The power pedestal by the dock is leaking water internally from the hose spigot pipe when the water main to the house is turned on photo below. The spider free pool cage company arrived to treat the residence while I was there. Put both empty garbage cans back inside the garage. Brought in two pieces of mail with a some sales flyers see photo below. The mid guest bathroom shower faucet handle escutcheon plate is loose. I have tagged it as such. Client can address when they return. Watered the plant in the laundry room & rotated it. Ran water through the kitchen pot filler. Wine cooler read 56.3. Mini fridge on lanai was on & cold. All ceiling fans are off. Made sure the mailbox was locked after checking for mail. Monitoring the old water stain on the garage ceiling closely. Visual check of the jet ski’s. All storm shutters are closed & all panels are on.
10/1/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The two previously reported armadillo holes appear to be inactive. One newer or at least fresh digging armadillo hole between the pool cage and hedge, reported previously. There is a large brown spot in the grass next to the driveway, seems to not be improving anymore.
10/1/24: There was a paver company sign in the front yard and marks along the front walkway when I arrived photos below. Water did not get inside the garage & appears to have stopped approximately 10’ from the garage door. Made sure to leave the door between the garage & the house unlocked. Wine chiller in kitchen is off. Pool pump timer is set to run between 8am-12pm. Visual check of the boat photo below. Straps were tight. Storm shutters on lanai are closed. Left the water main on when leaving for the pool water auto filler.
