Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,444 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/27/23: I watered 0 large plants on the lanai as indicated I should by the soil moisture meter. I did water the 7 smaller plants with 1/4 cup each. There was mail and a package in the mailbox, photo below. The toilet tank after the first two flushes did not refill. It just kept running. I lifted the actuator slowly and sat it back down, and it did begin to fill, but out of an abundance of caution. I turned both toilets off at the valve under the tank just to be sure.
12/26/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
12/26/23: New roof construction & building facade progress photos below. The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
12/26/23: There was a small amount of water underneath the left side master bedroom window when I arrived see photos below. New roof construction & building facade progress photos below. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 68 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are up. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
12/26/23: There was small amounts of water collecting in the metal studs underneath the master bedroom windows when I arrived see photos below. Will contact the client & advise them of the situation. New roof construction appears to be complete. There are still sections of building facade waiting to be repaired. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
12/26/23: Removed a Truly Nolan pest sign date 12/21 from the front yard. There is a large brown spot in the lawn on the back right side of the house. Brought in a large stack of mail & sales flyers. I put all important mail in the mailbox for forwarding when leaving.
12/26/23: There is a small section of soffits pushed up on the back right corner of the house see photo below. Brought in one piece of mail with some sales flyers see photo below. New flooring progress photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There appears to be some black mold on the walls in a couple locations in the mid guest bedroom where the baseboards have been removed for flooring. A pallet of flooring & stack of new baseboards have been placed in the garage see photos below. The water main has been turned back on for the pool but all the fixtures inside the residence are still temporarily turned off. Checked all damp rids. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lawn is starting to look better. Put the key back in the lockbox when leaving.
12/26/23: Brought in one piece of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Client will address broken mirror in dining room when they return. The wood doorframe is rotted on both sides along the bottom of the garage rear entry door. The alarm keypad has several alerts on the display. The master bathroom left sink is tagged for leaking from the trap when water is running through it. Client will repair when they return. Monitoring the previous water stain on the kitchen ceiling closely. Light in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. Left the water main on for the pool water auto filler when leaving.

Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
12/22/23: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked. Put the key back in the lock box & put the lock back on the water main when leaving.
12/22/23: Went to the residence to perform an inspection but the residence appeared to be occupied when I arrived. Will contact the client.
12/22/23: There was a piece of furniture on the lanai that appeared to be painted recently see photo below.
12/22/23: The tires on the mini van were starting to get low. I inflated them all to the manufacturer specifications on the drivers door using my cordless inflator see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 68 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Put the car keys back inside the storage room & made sure the doors were locked.
12/22/23: There is some corrosion forming on one of the pipes above the water heater. All ceiling fans are off.
12/22/23: Portable dehumidifier in kitchen read 44. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.
12/22/23: Checked all damp rid bags. Wine cooler in dining room read 13.
12/22/23: The smoke detector in the master bedroom was chirping when I arrived. I replaced the battery with a new 9v battery provided from a kitchen drawer & tested it after installing the new battery. The humidity level was over the acceptable level of 60% inside the residence again from lower outside temperatures. I lowered the humidistat to 30% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All recently installed new windows are waiting to be finished on the inside of the residence trim, sills & window treatments. New stucco still needs to be applied around the outside of the windows. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
12/22/23: Hairline step cracks are starting to show in the stucco on the left & right sides of the house see photo below. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are on. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
12/21/23: Drive by. Made a copy of the front door handle key, tested it in the door handle & put it in the lockbox on the front porch.
12/21/23: The inside of the residence appears to have been cleaned since the last service call. New roof construction has not changed in appearance since the last service call. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. Screen on lanai has tear in it. All storm shutters are closed.
12/21/23: New roof construction has not changed in appearance since the last service call. Water stain on bottom corner of dining room window & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
12/21/23: Brought in four packages that were by the front door when I arrived see photos below. Turned everything back on, opened the storm shutters & put all the cushions back out on the patio furniture for clients return. New roof construction has not changed in appearance since the last service call. Water damaged ceiling in master bedroom is temporarily covered in plastic & is waiting to be repaired. Portable dehumidifier in upstairs bathroom read 50. Wine cooler in dining room read 54/46. Storm shutters on the lanai are open.
12/21/23: New roof construction has not changed in appearance since the last service call. One of the shutters over the dining room windows will not go down. Portable dehumidifier in kitchen read 36. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed except for one of the shutters in the dining room that will not go down.
12/21/23: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator. Storm shutters on lanai are closed.
12/21/23: There was an excessive amount of moisture on the refrigerator door seals when I arrived. I found one of the seals is starting to tear on the right side door see photos below. I carefully closed the door & tagged it as such. Large tear in one of the front porch screens. Both large damp rid buckets inside the vehicle are full & need to be replaced. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
