Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,879 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/6/24: I poured vinegar down the HVAC condensate tube and then chased with water. There are a few dead ants in each track of the sliders, reported previously. I did not find any live ants.9/6/24: I poured vinegar down the HVAC air handler condensate tube. I started the car, I moved it a foot and it idled during the service call. Photo of the AC filter below, looks very good to me for having been changed in April. There were 3 tripped circuit breakers, photos below.
9/6/24: All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.

9/6/24: I poured an ounce or two of bleach in each toilet. Met Tri-County AC. Photo of the spot in the MB , below. Looks the same to me and the photo I took initially but better to put more eyes on it.
9/6/24: All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
9/6/24: Portable dehumidifier in kitchen read 46. Checked light timer in living room. Lanai screen door is locked.
9/6/24: All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
9/6/24: I poured an ounce of bleach in each toilet. I poured vinegar down the HVAC condensate tube and chased by water. The ceiling spots report last service call appear to be the same.
9/6/24: All ceiling fans are off. Lanai screen door is unlocked. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving. Green slip in mailbox.
9/6/24: I poured a few ounces of bleach in each toilet. None of the ceiling spots have gotten worse. Issues with the lawn out back appears it may be wild boars digging, photo below. I vacuumed the AC drain.
9/6/24: All of the weeds have been removed from all the landscape beds since the last service call photos below. Watered the new triple Pygmy date palm by the back door with numerous gallons of water. The new palm tree is alive & appears to be healthy. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Bahama shutters are open.
9/6/24: I poured vinegar down the HVAC condensate tube then chased it with water. You are out of vinegar. While chasing the vinegar with about 10oz of water I noticed the tube backing up which indicates a partial block. A partial block will almost certainly lead to a full on blockage. I called the HO and they agreed, so I vacuumed the AC drain, photo of what came out is below. Once vacuumed I poured nearly a gallon of water through the pipe without issue.
9/6/24: The lanai may need to be pressure washed soon. All ceiling fans are off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai. Lanai screen door is unlocked. Did not run any water inside the residence.
9/6/24: I started the two cars and they idled during the service call. The garage door opener is beeping slowly which indicates the battery for the battery backup is beginning to fail and will need replaced. I will forward the mail, one envelope remains.
9/6/24: Sprayed an active hornets nest over the front door. All ceiling fans are off. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
9/6/24: Checked all damp rid buckets.
9/6/24: Photos of all the clothes in both closets below. I found the hidden house key underneath the breaker panel in the garage and tested it to make sure it works. I put the key back underneath the breaker panel where I found it. Will water the plant on the lanai every other service call.
9/6/24: The old water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Mini fridge in kitchen is off & doors open. All ceiling fans are off. Checked light timer in living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. All storm shutters are closed & storm panels are on. Accordion storm shutter over front door will be closed if major storm is imminent.
9/6/24: I raised and lowered the hurricane screens. I drove the SUV over to the townhouse and back. I sprayed the weeds around the lanai/pool area. I ran the dishwasher and washer. I pulled an undated Ugly Bug sign from the front yards.
9/6/24: The water filtration system underneath the kitchen sink was not making any noise during today’s service call. Ran the keurig coffee maker & made sure it was off when finished. The plate on the vehicle appears to be expired. Lawn conditions have returned to normal. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. Will run the keurig coffee maker once per month. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
9/6/24: Excessive weeds are starting to build up in all the landscape beds, photos below. The battery maintainer connected to the car had the red fault light on again. I unplugged it & plugged it back in removing the fault light. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Photo of the pool below.
9/6/24: Opened all storm shutters per the client. Brought in one piece of mail with a stack of sales flyer see photo below. Weeds are starting to build up in the pool pavers. One of the water supply valves underneath the kitchen sink has a slow drip leak. Client will address. The pool pavers may need to be pressure washed soon. Weeds & grass are growing in the landscape beds. Both bathroom shower faucet handles are tagged for being broken. I poured water down the drains for now to keep the traps from drying out. Client will address. The on suite master bathroom toilet is tagged for leaking from a dry rotted rubber supply line connected to the fill valve in the tank that comes loose when flushed. The line did not leak while flushing the toilet today. I temporarily turned the water supply valve off to the toilet after flushing it for now. Client will address. The other toilet water supply valve was not leaking during today’s inspection. Double bed master bathroom shower tile grout is cracking in one of the corners. Checked all light timers. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Pool pump timer is set to run from 10am-6pm daily. Lanai east screen door is locked. South screen door is unlocked. One of the top pool cage screens has a tear in it. All storm shutters are closed.
9/5/24: The ladder is still in the kitchen and a few towels and sweeper just inside the door. I poured a bottle of vinegar down the HVAC condensate tube. There is a fresh armadillo hole under the backside of the AC condensing unit, photo below.
9/5/24: Raised and lowered the hurricane shutters. I watered the 4 plants on the lanai as requested. Checked all the GFIs. I am unable to fit between the car and tool box to get in front of the electrical panel, reported previously. I could not see any tripped breakers from beyond the car. The smoke detector on the ceiling just off the staircase downstairs is chirping indicating a low battery. Weeds beginning to grow on the lanai out toward the far side screens and plants.
