Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,444 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/30/24: The neighbors car was parked in the driveway when I arrived as it appears they currently have moving trucks in their driveway see photo below. Location marks have been placed in the front yard for utilities. Brought in two pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 68 for now to save energy. Will continue to monitor closely & adjust accordingly. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
1/30/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Did not see any ants in the master bathroom. Mini fridge on lanai was on & cold. Sections of pool pavers appear to be sinking on the right & back side of the pool. Visual check of the boat photo below. Straps were tight.
1/30/24: Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using the water provided. Put the keys back in the lockbox when leaving.
1/30/24: Construction has started on the underground utilities in the front yard since the last service call see photo below. There is a section of soffits pushed up in the back left corner of the house see photo below. The gutters around the outside of the residence will all need to be repaired or replaced. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Garage side entry door temporarily boarded up. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
1/30/24: The old plastic water main handle is slowly weeping water. Hot tub is plugged in. Both storage shed doors are locked. All storm shutter panels are off. Wood fence in backyard is waiting to be repaired.
1/30/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely.
1/30/24: Tag on car expires soon see photo below. Brought in three pieces of mail with some sales flyers see photo below. Made sure the water softener, water heater, range & ice maker were off. Unplugged the coffee maker & toaster oven. Monitoring the new sections of sod in the backyard closely. The tile grout is starting to crack in some of the corners of all the bathroom shower walls. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is locked. Almost all storm shutters are currently off.
1/29/24: Brought in one piece of mail with some sales flyers see photo below. Brought in a package of mouse & insect traps & distributed them throughout the residence & garage see photo below. Checked all WiFi light timers & replaced any blown light bulbs. The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 69 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
1/29/24: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 69 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed.
1/29/24: A large section of screen on the lanai has fallen out of the tracks due to dry rotted spline. It appears to need some new screen spline & possibly & new section of screen. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
1/29/24: Brought in one piece of mail see photo below. Checked all light timers. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance. Storm damaged wood privacy fence on back porch is waiting to be repaired.
1/25/24: The building has been prepped for painting since the last service call & work was being performed when I arrived see photos below. New roof construction has not changed in appearance since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
1/25/24: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
1/25/24: Removed a Trugreen pest sign from the front yard & brought in a service slip dated 1/17. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 70 for now to save energy. Will continue to monitor closely & adjust accordingly. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. The plastic gutter downspout extension connected to the gutter on the left side of the garage appears to be clogged or partially clogged causing the rain water to back up in the gutter & spill onto the wood pillar on the front porch damaging some of the wood. The metal clips holding the fence together on the gates are excessively rusted & are starting to break. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Ruts in backyard from dump truck. Gutter downspout damaged on front left corner of house. Left the water main on when leaving for the pool water auto filler.
1/25/24: Met with Terry & his worker Rodriguez & let them into the residence to inspect the plumbing in the attic that was recently damaged. Rodriguez went into the attic while Terry had me inspect the plumbing underneath the kitchen sink while he turned the water main on. I heard a large amount of water rushing from inside the wall of the master bathroom & there was water all over the bathroom floor. We immediately shut both water mains back off & started cleaning up the water off the floor. The neighbor downstairs advised Terry that water had intruded into his master bathroom as well. The carpets had dirty footprints on them throughout the residence & there was also insulation from the attic all over the master bedroom closet & texture debris from the ceiling all over everything from the vibrations of people working in the attic when I arrived see photos below. Terry stated that he would make sure everything is cleaned up. Will contact the client & advise them of the situation. The humidity level was temporarily high inside the residence from all the activity & doors being opened & closed. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. Monitoring all previous water stains on the ceilings closely. Panels on lanai are closed.
1/24/24: The pool draws from the bottom drain of the pool according to the homeowner. I brought my blower to blow out debris from pool cage area and front entry. The pool area needs some cleaning in the corner entry area. Mainly looks like a hose and brush could get it done.
1/24/24: The car maintainer light had power. The front guest toilet had discolored water which took 4 flushes to clear. I did not have this issue with the master bathroom toilet.
1/24/24: The circuit breaker for the kitchen nook and lanai has continuously tripped in the past, so I am leaving it off.
1/24/24: I started the car and let it idle during the service call. Guest bathtub drain covered with cellophane. The toilets have cellophane covering the bowls. The windows and lanai have been masked off for exterior painting.
1/24/24: Home under renovation from flood damage. The garage door is open because they are working one so i cannot get humidity and temp readings. They are now working on the dry wall and mudding it so the humidity is very high and will be until the mud dries. One letter in the mailbox looked important, photo below.
1/24/24: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired. I did not find any evidence of pests this service call.
1/24/24: The watcher main was on upon arrival. The Contracting company was working replacing the roof tile. They needed water to their hose I guess and just turned it on, photos below. I used the blue plastic water main valve inside above the water heater tank to shut the water off to your unit.
1/24/24: I poured 4oz of vinegar down the AC drain line then chased with 10oz of water. I started the car and it idled during the service call.
1/24/24: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. The water supply to the toilet tanks are off at the valve. I found a card and lawn service flier in the front door, photo below.
1/24/24: Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
