Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,444 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/24/24: I watered all the plants on the lanai based on my plant moisture meter readings. Car battery is very weak, I didn’t try to start the car because all it does is weaken the battery even more. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch. The shower head in the bath with the shower is leaking at the wall, so it’s tagged not to run the shower. Also the toilet in that bathroom runs continuously and is tagged as such. I am using the pan mentioned above to fill the shower trap. The spot on the ceiling in the hall above the thermostat appears to have gotten larger to me but it does not look to be wet or darker, reported previously. Could it be the spot bleeding through the paint? Undated pest control sing in the front yard. There was a paper on the front sidewalk, I brought it inside.
1/24/24: Storm damaged garage overhead door is waiting to be replaced.
1/24/24: A few plants in the front landscape bed on the left side of the driveway appear to be dying. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Plants on lanai are currently wet from rain. Mesh storm shutters are closed. Irrigation system is on.
1/23/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
1/23/24: New roof construction & building facade progress photos below. Work is still being performed on the roof & facade. The humidity level was still over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
1/23/24: Made sure the tires on the car were inflated to the manufacturer specifications on the drivers door using my cordless inflator see photo below. Did not find any water underneath the windows during today’s service call. New roof construction & building facade progress photos below. Work is still being performed on the roof & facade of the building. The humidity level has been under 60% inside the residence. I raised the thermostat to 72 for now to save energy. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are up. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
1/23/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is a large brown spot in the lawn on the back right side of the house. Brought in a large stack of mail & sales flyers. I left all mail on the kitchen counter for now per the client.
1/23/24: Location marks have been placed in the front yard for utilities see photo below. Brought in three pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 67 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
1/19/24: A new water heater & all new plumbing connected to the water heater have been installed since the last service call see photos below. All ceiling fans are off.
1/19/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked. Put the key back in the lock box & put the lock back on the water main when leaving.
1/18/24: Painting preparation has started on the building since the last service call see photos below. New roof construction has not changed in appearance since the last service call. The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Water stain on bottom corner of dining room window & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
1/18/24: Painting preparation has started on the building since the last service call see photos below. The tires on the car were starting to get low from cooler outside temperatures. I inflated all the tires to 32psi using my cordless inflator see photo below. All of the storm shutters over the windows have been temporarily opened for the painters since the last service call. New roof construction has not changed in appearance since the last service call. One of the shutters over the dining room windows will not go down. Portable dehumidifier in kitchen read 35. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Storm shutters on lanai are closed.
1/18/24: The door handle on the front door was unlocked & the security system was disarmed when I arrived. Client advised to leave the alarm system disarmed for now. Made sure the water heater, range & ice maker were off. New roof construction has not changed in appearance since the last service call. Ac thermostat is set to auto & the heat is currently on. Storm shutters on lanai are closed.
1/18/24: There was some work being performed on the roof of the building when I arrived see photo below. The tires on the vehicle were starting to get low from cooler outside temperatures. I inflated all the tires to 32psi using my cordless inflator see photo below. Good news pest control was inside the residence on 1/11. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. One of the refrigerator door seals is torn & tagged as such. Large tear in one of the front porch screens. Both large damp rid buckets inside the vehicle are full & need to be replaced. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
1/18/24: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
1/18/24: There appears to have been some activity inside the residence since the last service call. There was a new ac air filter sitting next to the ac return vent when I arrived & the old filter dated 8-1-23 is still in the vent see photo below. The humidity level was still over the acceptable level of 60% inside the residence. I found the ac condensate drain line on the right side of the air handler was being held up by a wad of paper towels which moved out from underneath it causing it to come loose & drooping down which filled the safety float switch tripping it & shutting the ac system off. I lifted the drain pipe back up & propped it level again enabling the ac system to turn back on see photos below. Will contact the client & advise them of the situation. I had to lower the thermostat to 66 & raised the humidistat back up to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
1/18/24: The new kitchen sink faucet has extremely low water pressure. All of the supply valves underneath the sink appear to be open. I have tagged it as such. Section of ceiling removed from lanai waiting to be repaired. New roof construction has not changed in appearance since the last service call. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai.
1/18/24: Drive by. Went to the residence to perform an inspection but the residence appeared to be occupied when I arrived.
1/18/24: The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I found the thermostat has been raised to 75 since the last service call causing the ac to sit idle for too long throughout the day due to lower outside temperatures. I lowered the thermostat to 68 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Torn window screen has not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was on in #603.

A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
1/17/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
1/17/24: Met with Shelly rochon to pick up a baby playpen & ac technician Nick from Tri county air conditioning. I let Nick into the residence for ac system maintenance & stayed with him until he was finished. Nick stated that the ac system was working correctly & recommended not using the humidistat as they do not render any energy savings. I made sure the ac system was working correctly & everything was locked up when leaving. 4:00pm-6:00pm. Swept gecko droppings off the lanai. New roof construction appears complete. There are still sections of building facade waiting to be repaired. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
1/17/24: The pool draws from the bottom drain of the pool according to the homeowner. I swept utility room and hall (debris form HVAC tech).
1/17/24: There has been some digging in the landscape , mainly the mulch was moved around. This is consistent with an armadillo searching for grubs. You also have a hole dug on the right side of your garage that appears an armadillo tried to dig but ran into the foundation and quit, photo below. The water main was on upon arrival. I am certain it was off the last time I was here because I place my truck keys on it so as not to forget to turn it off. I cannot drive away without it being off. 1/17/24: The circuit breaker for the kitchen nook and lanai has continuously tripped in the past, so I am leaving it off.
