Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/13/24: Almost every circuit breaker is off with the exception of the AC system, reported previously. The air filter for the air handler should be replaced, reported previously. The guest bathroom toilet is leaking at the gasket between the tank and the stool only when flushed, reported previously. This is not an immediate issue as the water main is off. I found evidence of pests in the front bedroom closet. Pests working along the carpeting. The air conditioning/water heater cabinet has hundreds of droppings from small pests, reported previously. Knob for hot water in MB sink is broken reported previously. There is evidence of pest activity in the guest bathroom entry, photo below. I reported previously about what appears to be an infestation, when moving the wicker chest in the MB I discovered piles of what appears to be saw dust. This concerns me that you may have termites.
9/13/24: The dehumidifier in the kitchen read 49 and had some water in the condensation tube. The dehumidifier in the bathroom read 57 and it had water in the condensation tube. There is a very light discoloration around the light fixture above the tub in the guest bathroom, photo below.
9/13/24: The dehumidifier read 45%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. Front door has a lockbox on it.
9/13/24: Monitoring all old water stains on the ceilings closely. Irrigation system is in the run position. Both lanai screen cage doors are unlocked. All storm shutters are closed & panels are on.
9/13/24: Golf cart goes from 50% charge to 0% instantly when attempting to drive it out of the driveway. Ceiling fan on lanai is on. All ceiling fans inside the residence are off. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Put the key back in the lockbox when leaving.
9/13/24: The pool water level was below the top skimmer port. I ran the hose in the pool during the service call & set the timer to run for 120mins when leaving to bring the water level back up. The lawn has some brown spots on the left side of the house. Watered the potted plant on the lanai. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
9/13/24: The section of torn pool cage screen has been replaced since the last service call see photos below. Excessive weeds are growing in the pool pavers and deco drain on the lanai. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Photo of the pool below. Both pool cage screen doors are unlocked. Green slip in mailbox. All storm shutters are closed.
9/13/24: Portable dehumidifier in kitchen read 46. Watered the three plants on the kitchen counter. All ceiling fans are off. Mesh storm shutter on lanai is closed. Lanai screen door has a small tear in the top screen. Section of storm damaged pool cage still waiting to be reconnected on lanai. Green slip in mailbox.
9/12/24: I poured 4oz of vinegar down the HVAC condensate tube chased by 10 oz of water. You have 3 ceiling issues unrelated to water damage that I felt should be documented. The first is a long ceiling crack in the MB, first 2 photos below. The other two are in the day bed room both outer walls.
9/12/24: Toilets are Seran wrapped so I did not flush them. Flushing displaces air which will loosen the seal on the toilet seat. I will monitor and flush only when the water level requires it. Some ceiling and cabinet damage in the kitchen, photos below. They do not appear to be wet.
9/12/24: Drive by. Checked the residence to make sure everything was secure all windows closed, doors closed & locked, no water running etc after the ac technician was inside the residence.
9/12/24: Items in guest shower so I poured 32oz of water down the drain rather than running the shower. The guest bathroom toilet fill cylinder (flapper) will not seat properly so it does not fill, reported previously. I have shut the water valve off to the tank. I am filling the toilet bowl manually.
9/12/24: The outer room readings are 50.1% humidity and 85.8°
9/12/24: I poured vinegar down the HVAC condensate tube and then chased with a great deal of water to ensure the tube was full all the way out to the yard. The dead ants are back in the kitchen and down the hall, I will sweep next service call. I vacuumed the AC drain. I started the SUV and it idled during the service call. Weeds growing on the lanai, photo below.
9/12/24: Plate on car is expired. Client advised they have the new registration sticker. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Storm shutters on lanai are closed but cracked open for ventilation.
9/12/24: All ceiling fans inside are on. Checked all damp rid buckets. Wine cooler in dining room read 50/61. All patio furniture cushions are inside. Do not paint lanai sign on front window. All storm shutters are closed.
9/12/24: Some of the storm shutters in the kitchen and breakfast nook are temporarily open for showings. All other storm shutters are closed. The garbage disposal is tagged for leaking from the bottom when water is being ran through it. Valves are off. The disposal will need to be repaired or replaced by a licensed plumber at this time. Client is addressing. Checked all damp rid buckets. All ceiling fans are on.
9/12/24: Someone had set the thermostat to 77° and it’s normally 79°. I have set it back to 79°.
9/12/24: The car’s battery maintainer reads 100. Car cover was on correctly. I rebooted the WiFi as it was not showing any green light just a red one.
9/12/24: The ac thermostat was not holding set temperature when I arrived. The air handler was running but warm air was blowing out of the vents. I did not find any tripped breakers. The ac system will need to be repaired at this time. Will contact the client and advise them of the situation. The plate on the car is expired. The building appears to be waiting on some siding to be installed on the peaks.
9/12/24: I did not find any live ants this service call. The ceiling damage reported previously from the AC issue is the same.
9/12/24: The master bedroom ceiling has not changed in appearance since the last service call & there wasn’t any water on the plastic. Everything was dry in the master bedroom & dry around the upstairs windows. The ac condenser area on front of the building appears to be waiting on new louvers to be installed. All ceiling fans are on. Watered all the plants & made sure the soil was dry before watering them. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All storm shutters are closed. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
9/12/24: Dead ants all down the entry hall, I swept them up.
9/12/24: The ac condenser area on the front of the building appears to be waiting on new louvers to be installed. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was off in #2004.
9/12/24: The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 78 for now to save energy. The damp rid buckets in the vehicle are full & need to be replaced. All of the storm shutters on the lanai are open, the storm shutter over the kitchen window is open, and the storm shutter in the guest bedroom is open. Some of the aluminum framework is still waiting to be repaired on the lanai. Some small tears in some of the front porch & lanai screens. The wine cooler in the dining room was on & reading 41/50. Tag on vehicle appears expired.
