Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,444 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/6/24: Location marks have been placed in the front yard for utilities. Brought in seven pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
2/5/24: Contractor access. Met with ac technician Josh from 4 seasons air conditioning inc & let him into the residence for ac system maintenance. I stayed with Josh until he was finished & he stated that everything was ok with the system. I set the alarm & made sure everything was locked up when leaving. Also brought in a large stack of important mail & sales flyers which I will be forwarding with tomorrow’s mail collected during the regular scheduled service call. 12:45pm-2:30pm
1/9/24: Roll shutters down
2/2/24: The tray underneath the water & ice dispenser on the refrigerator door was full of water when I arrived. The insulation appears to be failing inside the refrigerator door causing condensation to build up in the tray area. I cleaned all the water up with paper towels for now. All ceiling fans are off.
2/2/24: There was a foul odor inside the garage when I arrived. I found a bag of garbage inside the garbage can that was emitting the odor & removed it. Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator photo below. Removed the flowers from the vase in the living room. Found the living room sliding glass door unlocked & locked it. Several lights were on throughout the residence when I arrived & i turned them off before leaving. Watered the potted plants on the lanai & in the living room. The smoke detector in the master bedroom was chirping when I arrived. I replaced the battery with a new 9v battery provided from a kitchen drawer & tested it after installing the new battery. The pool water level was slightly low. I ran the hose in it during the service call & set the timer for 60mins to bring the water level back up. Hairline step cracks in the stucco on the left & right sides of the house. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are open.
2/1/24: The front door was unlocked & there was a worker painting the inside of the lanai when I arrived see photos below. Was unable to access the garage storage room as it appears the locks have been rekeyed since the last service call. New roof construction has not changed in appearance since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Water stain on bottom corner of dining room window & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are temporarily open for painters.
2/1/24: Went to the residence to perform an inspection but was unable to enter the residence or the garage storage room when I arrived as it appears all of the locks have been rekeyed since the last service call.
2/1/24: The drop cloth that was folded up on top of the refrigerator in the garage storage roof was stained & wet when I arrived. I found the refrigerator has rusted through on the top underneath the drop cloth due to condensation & removed the drop cloth from the top of the refrigerator for now see photos below. One of the refrigerator door seals is torn & tagged as such. Large tear in one of the front porch screens. Both large damp rid buckets inside the vehicle are full & need to be replaced. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
2/1/24: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
2/1/24: The new kitchen sink faucet has extremely low water pressure. All of the supply valves underneath the sink appear to be open. I have tagged it as such. Section of ceiling removed from lanai waiting to be repaired. New roof construction has not changed in appearance since the last service call. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai.
2/1/24: There was a white BMW suv parked in your garage parking space when I arrived see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Torn window screen has not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was on in #603.
2/1/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
1/31/24: The pool draws from the bottom drain of the pool according to the homeowner. I opened the garage and aired it out as we had discussed you would like done periodically.
1/31/24: There has been some digging in the landscape , mainly the mulch was moved around. This is consistent with an armadillo searching for grubs. You also have a hole dug on the right side of your garage that appears an armadillo tried to dig but ran into the foundation and quit, reported previously. The mini split AC has an error on the readout screen, photo below. The lanai screens need cleaned because of white fuzzy debris, photo below.
1/31/24: The circuit breaker for the kitchen nook and lanai has continuously tripped in the past, so I am leaving it off.
1/31/24: There is a crushed downspout at the end, reported previously. It is at the front left corner when standing on the sidewalk. Some plants in the landscaping have died, reported previously.
1/31/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
1/31/24: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler.
1/31/24: I did not find any live ghost ants in the guest bathroom or hall.
1/31/24: Poured 2oz of bleach in each toilet.
1/31/24: I filled the guest bath tub and then let it drain with no problem. The lanai area had been power washed prior to my arrival and water had been pushed in through the sliding glass doors. I found a mop in the garage and I mopped as best I could pull back carpet that was damp so it would dry. I also found a squeegee out near the pool area so I squeegee off all the excess water on the tile lifted area next to the sliders.
1/31/24: Home under renovation from flood damage. The garage door is open because they are working one so i cannot get humidity and temp readings. One letter in the mailbox looked important, sent photo to home owner. Sent photos of kitchen progress to the owner.
1/31/24: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. The water supply to the toilet tanks are off at the valve.
1/31/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a water spot on the ceiling in the living room, previously reported. The weeds are started to cover the pool equipment, reported previously. I found zero live ants in the hall leading to the master bathroom.
1/30/24: Front yard utility construction progress photo below. Brought in one piece of mail see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Mini fridge in living room was on & cold. Dock is waiting to be repaired. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Made sure the garage overhead door was closed when leaving.
