Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,444 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/12/24: Removed the firestick from the back of the living room tv & put it inside the misc. tote in the garage with the remote see photo below. Weeds are starting to build up in all the landscape beds see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed.
2/12/24: One of the damaged porch screens has been replaced since the last service call but the screen next to it still has a large tear in it see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
2/12/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all light timers. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance. Storm damaged wood privacy fence on back porch is waiting to be repaired.
2/12/24: Brought in six pieces of mail with some sales flyers see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring the new sections of sod in the backyard closely. The tile grout is starting to crack in some of the corners of all the bathroom shower walls. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is locked. Almost all storm shutters are currently off.
2/9/24: No charge drive by. Put an envelope underneath the front door mat with the keys & refund checks to both condos inside.
2/8/24: The car maintainer light had power.
2/8/24: I started the car and let it idle during the service call. Guest bathtub drain covered with cellophane. The toilets have cellophane covering the bowls. A notice about painting the front door was on the front door, photo below. It required all personal items to be removed from the doorway before Monday when they will be painting the front door. So I moved the two door mats toback by the lanai, photo of the mats that I moved below.
2/8/24: Home under renovation from flood damage. The garage door is open because they are working one so i cannot get humidity and temp readings. One letter in the mailbox looked important, sent photos to home owner. Sent photos of kitchen progress to the owner.
2/8/24: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has been repaired, photo below. There is a bit of dust left over from the repairs in the master bedroom. My shoe covers were lightly covered on the soles so it’s important to understand there will be some cleaning needed I would think.
2/8/24: The main water valve was off upon arrival and no one was using your spigot. I turned the inside blue water main on and kept it on when I left as the outside is again controlling the water flow.
2/8/24: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. The water supply to the toilet tanks are off at the valve.
2/8/24: I watered all the plants on the lanai based on my plant moisture meter readings. Car battery is dead, I didn’t start the car. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch. The shower head in the bath with the shower is leaking at the wall, so it’s tagged not to run the shower. Also the toilet in that bathroom runs continuously and is tagged as such. I am using the pan mentioned above to fill the shower trap. The spot on the ceiling in the hall above the thermostat appears to have gotten larger to me but it does not look to be wet or darker, reported previously. Could it be the spot bleeding through the paint?
2/8/24: Drive by. Went to the residence to perform an inspection but was unable to enter the residence or garage storage room when I arrived as it appears all of the door locks have been rekeyed since the last service call. There was a notice from USPS on the front door when I arrived see photo below.
2/8/24: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
2/8/24: The outside of the building was being painted when I arrived see photo below. Made sure the water heater, range & ice maker were off. The downstairs washable ac air filter is extremely dirty & needs to be washed or replaced. Found the upstairs bedroom window & the kitchen window over the sink unlocked & them. All storm shutters are fully closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
2/8/24: Did not run any water inside the residence due to broken plumbing that is expected to be repaired soon. The insulation has been cleaned up off the master bedroom closet floor photo below. Updated photos of all the carpets throughout the residence below. The master bathroom & carpets were dry & I did not smell any odors. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. Monitoring all previous water stains on the ceilings closely. Panels on lanai are closed.
2/7/24: The water heater has reached 10yrs of age this year & may need to consider replacing soon see photo below. Storm damaged garage overhead door is waiting to be replaced.
2/7/24: The house & driveway have been pressure washed & the damaged screen on the lanai has been replaced since the last service call see photos below. The landscaping is still waiting to be trimmed & new mulch put down. Made sure the water heater, range & ice maker were off. Both ac air filters were dirty & needed to be replaced. I replaced them both with the last of the new ac air filters provided in the laundry room & wrote the date of installation on them. Hurricane damaged roof shingles have not been repaired yet.
2/6/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.

2/6/24: New roof construction & building facade progress photo below. Work is still being performed on the roof & facade. The ac thermostat had a blank screen from low batteries when I arrived. I replaced the batteries with two AA batteries from a container in the kitchen pantry restoring power to the thermostat but the air handler would not turn on. The condensate drain line does not appear to be clogged & I did not find any tripped breakers. The ac system will need service at this time will contact the client & advise them of the situation. Ran the storm shutter up & down for preventative maintenance. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
2/6/24: Sections of building facade are still waiting to be repaired. The humidity level was below 60% inside the residence today. No adjustments to the ac system were necessary. Will continue to monitor closely & adjust accordingly. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.
2/6/24: Contractor access. Met with Mark from Crown home inspections & let him into the residence. I stayed with mark until he was finished, made sure everything was locked up & set the alarm when leaving. 11:30am-12:00pm.
2/6/24: The front door handle was unlocked when I arrived. Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator photo below. Ac air filter was recently changed. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 68 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not see any water underneath any of the windows. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired. Facade of building is still being worked on.
2/6/24: Brought in another large stack of important mail & sales flyers. Will be bringing all important mail collected to the post office for forwarding to the temporary address given. The humidity level was over the acceptable level of 60% inside the residence when I arrived again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 66 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is a large brown spot in the lawn on the back right side of the house. Activated the alarm system when leaving.
