Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

3/11/25: The repaired section of roof & facia on the left side of the house is waiting on a new piece of metal flashing at this time. Client is aware & addressing the situation. No water stains on the master bedroom ceiling. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane Ian.
3/11/25: The cabinet drawers underneath the kitchen sink were disconnected from the base of the cabinet when I arrived see photos below. The brackets holding the drawers of the cabinet onto the base of the cabinet are really loose & the bottom does not appear to have been attached to the base causing it to fall off from gravity. Garbage can underneath carport is full. All ceiling fans are off. Both storage shed doors are locked. Hot tub is on. All gates are closed. All storm shutter panels are off.
3/11/25: Monitoring the old water stains above the garage overhead door closely.
3/10/25: The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The residence was recently inspected by a pest control company & may be treated for subterranean termites soon. I did not currently see any insects by the lanai door but it is still difficult to open & close. There were currently no dead bugs on any of the floors throughout the residence since turning off all the lamps connected to light timers. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
3/10/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house. I put the key back in the lock box when leaving.
3/10/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Adjusted all light timers for DST. The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
3/10/25: Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. Weeds are starting to build up in the landscape bed. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. All ceiling fans are off. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are open. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning. Power company is addressing.
3/10/25: There are some perishable food items inside the refrigerator. Some of the sinks & toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
3/10/25: Met with Liam from Gettel Chevrolet & let him into the garage to remove the car. I gave him both car key fobs & removed the license plate from the back of the car. I removed the garage door opener & everything personal from the trunk. I put the license plate & garage door opener in a kitchen drawer for now. 8:30am-9:30am.
3/7/25: Drive by service to check AC customer couldn’t get it to work prior to leaving. I found the circuit breaker marked A/H off. This circuit breaker as well as the A/C breaker must be on for the system to run. The water is off. The door covering to the air handler and water heater was off. I put it in place. The thermostat was set to heat, I changed it to cool. The thermostat temp was set to 83, I set it at 75.
3/7/25: I watered the 5 plants inside. The lawn has a bit of browning, reported previously. The pool has debris on top and bottom due to the lanai construction. The rest of the pool cage has been removed, reported previously. New pool cage pieces are in the yard, reported previously. The ovens have been removed from the kitchen, reported previously. Ceiling leak in the guest bathroom and bedroom, reported previously. I found a large round yellow plastic piece under the back tire of the SUV on the drive. I placed it in the sink on the lanai because it was extremely dirty, photo below.
3/7/25: Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
3/7/25: The microwave has been storm damaged from electrical surges & is currently unplugged. Client is aware. Portable dehumidifier in kitchen read 54. Checked light timer in living room. Lanai screen door is locked.
3/7/25: Made sure the water heater was on the lowest setting & the ice maker was off. There is a perishable item inside the refrigerator see photo below. Monitoring the arched window in the living room waiting to be replaced. Checked all damp rid buckets. All ceiling fans are off. Lanai screen door is unlocked.
3/7/25: The water main was on again when i arrived. The inside of the residence has been cleaned since the last service call. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
3/7/25: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photos below. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
3/6/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
3/6/25: The humidity level was still slightly over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both humidistats to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Monitoring all old water stains on the ceilings closely. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
3/6/25: Drive by. The water main was off & the key to the parking garage storage room was in the new storage room door handle when I arrived. I locked the door and put the new key on the kitchen counter for now. There were several small packages with a stack of mail in the foyer. I put them all on the kitchen counter for now. Made sure the water heater, range & ice maker were off. A new AC system has been installed recently & appeared to be working correctly. Permit for the new ac system is on the front door. New ac thermostat read 78/70. Humidistat was set to 65%. Handheld meter read 62.8% & 69.6 degrees. I lowered the humidistat to 60% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Storm shutters are closed. I made sure everything was closed and locked up when leaving.
3/4/25: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
3/4/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
3/4/25: Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be taking all important mail to the post office for forwarding. There appears to be a rectangular shaped depression forming in the front yard on the left side of the house directly in front of the sewer clean out pipe. Client will address when they return. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
3/4/25: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator. All ceiling fans are off. Recycle garbage can on right side of house is full. Water softener salt container is 1/2 full. Irrigation system is in auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Straps & ropes were tight. Watered the plants on the lanai.
3/4/25: Both guest bedroom windows are still waiting for new screens. Facade of building waiting to be repaired. Client advised that the building facade will be repaired soon. Storm shutters on lanai are closed. Left everything show ready when leaving.
3/4/25: New pgt sliding glass doors & windows have been installed recently see photos below. I raised the AC thermostat to 71 for now to save energy. The inside of the residence will need to be throughly cleaned when renovations are completed. All ceiling fans are off. Mesh storm shutter on lanai is closed.
