Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,575 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/15/24: Client is aware of all the alerts in the security system & will address them when they return. The holes in the exterior wall from the storm damaged satellite dish on the right side of the house are temporarily covered with duct tape. Client will address when they return. Bag of salt is placed in front of the man cave doors for now to keep them from moving. Client will address when they return. The plastic gutter downspout extension on the right side of the house is damaged. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Checked all light timers. Both lanai screen doors are locked. Water softener salt container is empty. Green slip in mailbox.
11/15/24: I poured a bottle of vinegar down the HVAC condensate tube. There is an armadillo hole under the backside of the AC condensing unit, reported previously, it now appears dormant. There is some digging at the back corner on this same side but no den has been made. There is a long aluminum brace on the ground next to the house, reported previously. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return. Items in the yard and off the lanai, photo below.
11/15/24: All ceiling fans are off. Storage room on breezeway is locked.
11/15/24: I am unable to raise the hurricane shutters. I watered the 4 plants on the lanai as requested. Checked all the GFIs. I am unable to fit between the car and tool box to get in front of the electrical panel, reported previously. I could not see any tripped breakers from beyond the car. The pool level was about 1/3 the skimmer report so I ran water while I was providing the service. There are two smoke detectors that are beeping which indicates they need their batteries replaced. One is at the bottom of the stairs and the other is the upstairs smoke detector. The upstairs air conditioner is holding its own as far as temperature and humidity. The air coming from the supply lines is just about 79°, which isn’t efficient. I tested the front door keyless entry. It worked just fine. The garage door brace remains in place. Keys placed under planter.
11/15/24: All ceiling fans are off.
11/15/24: You have two separate dents in the gutters front and back of the garage, the front one has some minor tile damage, reported previously. The two previous ceiling concerns have not changed as far as I can tell.
11/15/24: The microwave has been storm damaged from electrical surges & is currently unplugged. Client is aware. Portable dehumidifier in kitchen read 46. Checked light timer in living room. Lanai screen door is locked.
11/15/24: Removed a Turner pest control sign dated 11/11 from the front yard. Some of the soffits on the front of the house are slightly damaged. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Bahama shutters are closed.
11/15/24: I poured vinegar down the HVAC condensate tube and chased with water. I changed the AC filter today.
11/15/24: Checked to ensure the auto fill shut off, it did. The screen repair has been done. The mid guest bedroom smoke alarm is chirping, indicating the battery is low. Large any pile on lanai next to the pool, photo below. Garage brace still in place on the garage door.
11/15/24: The exterior of the residence & lanai have been pressure washed since the last service call but there is now a small section of soffits pushed up on the front right corner of the garage photos below. The glass cover for the exterior light on the lanai has also been broken during the pressure washing & all of the shattered glass pieces were laying in the dirt outside the lanai screen door when I arrived photos below. All ceiling fans are off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai. Did not run any water inside the residence.
11/15/24: The left side yard is still a bit torn up, from what I have no idea.
11/15/24: All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
11/15/24: Ac system is temporarily off for repairs. Checked all damp rid buckets. Lanai floor is dirty from rain puddles. I put the key back in the lock box when leaving.
11/15/24: The lanai is really dirty from the storms & may need to be pressure washed soon. Will water the plant on the lanai every other service call.
11/15/24: Weeds are starting to build up in the lanai pavers. Some landscape bushes are storm damaged along the back of the lanai. The old water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Mini fridge in kitchen is off & doors open. All ceiling fans are off. Checked light timer in living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. All storm shutters are closed & storm panels are on. Closed the storm shutter over the front door when leaving.
11/15/24: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator photo below. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is off. Photo of the pool below.
11/14/24: The suv has been returned to the parking garage since the last visit & I was able to unlock the front door handle & enter the residence today. I started the suv & let it idle during the service call to help keep the battery charged. I also placed a large damp rid bucket inside the vehicle for now. The garage and garage storage room have been professionally remediated photos below. The garage overhead door appeared to work correctly when I opened & closed it. The water damaged freezer has been removed. Brought in a FedEx document parcel that was laying by the front door photo below. Punch out list & permit package on front porch. Paint cans in foyer. All ceiling fans inside are on. Checked all damp rids. Storm shutters on lanai are closed. Made sure the new front doors were completely closed & locked when leaving.
11/14/24: The garage storage room is waiting on new walls & door. The water heater room was partially submerged during the storm & may need to be inspected by a professional plumber before being turned back on. All ceiling fans are off. All storm shutters are closed.
11/14/24: There was a fire & ice service slip dated 11/7/24 on the kitchen counter when I arrive photo below. Monitoring all old water stains on the ceilings closely. Portable dehumidifier in kitchen read 52. All ceiling fans are on. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Both attic spaces were dry. All storm shutters are closed. Closed the storm shutter over the front door when leaving.
11/14/24: The storm damaged concrete wall in the garage storage room has been repaired since the last service call photo below. Remediated storage room is waiting on new walls & door. The ac system appears to be still not working. Client is addressing. The water heater room was also remediated but the water heater was partially submerged during the storm & may need to be inspected by a professional plumber before being turned back on. Portable dehumidifier in kitchen read 50. All ceiling fans are on. The garbage disposal is seized & Im unable to free it. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are closed.
11/14/24: I removed the small carton of eggs in the refrigerator that was expired. Automatic ac condensate drain line cleaner attached to air handler is full. Mini fridge in foyer read 37/54. The ac condenser access on the front of the building appears to be waiting on new louvers. All storm shutters are closed.
11/14/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Front of building has soffit damage. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
11/14/24: Faint water stains on dining room and living room ceilings have not changed in appearance since the last service call. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
11/13/24: Drive by. Put all four packages inside the residence photo below. There was a package inside the kitchen when I arrived photo below. Made sure the front door was closed & locked when leaving.
