Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,561 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/19/24: The pool cage collapsed from hurricane Milton reported previously. The pool pump is off. I suggest the entire pool area be yellow taped off to notify people or children that it is dangerous to enter. I raised then lowered the back hurricane shutter. Pool is getting very green, reported previously. Water level is right at the bottom of the skimmer port.
11/19/24: Some of the chairs that were brought in last week have been opened photo below. There are damaged soffits on the middle of the right side of the house. The large damp rid bucket in the truck is full and needs to be replaced. All ceiling fans are off. Visual check of the dock.
11/19/24: Water is to remain off and never ran. You have some plant and tree damage outside, reported previously. You also have lost some shingles on the caps off the roof, reported previously. The thermostat was showing weak batteries so I replaced them (2 AA).
11/19/24: Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Client will address. Visual check of the dock. Green slip in mailbox.
11/19/24: I placed the mail in the blue recycling bin in the garage as requested. I did not run water in the MB shower as the drain is covered. Small weeds are beginning to grow on the lanai/pool cage area, reported previously. I set the pool hose timer to 45 minutes to let it fill the pool more. If you recall this would be the 4th straight service call I’ve had to do this. I walked the house several times to ensure that no water was running in sinks, tub or toilets before departing. The pool cage is in need of power washing, reported previously. I carried two boxes from the lanai to the garage.
11/19/24: Ran water throughout the residence during the entire service call & did not smell any odors in the water. The pool cage & lanai may need to be pressure washed soon. Shed door is locked.
11/19/24: All gopher tortoise dens appear dormant. The soffit damage from the storms remains in need of repair, previously reported. There remains some damage needing repaired to the pool cage.
11/19/24: A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants with some of the water jugs provided. Put the keys back in the lockbox when leaving.
11/19/24: Some weeds have been killed others not and still need attention. The bushes are beginning to look as if they should be trimmed, but not too terribly bad. Some minor soffit issues will need to be taken care of over the winter, photos below.
11/19/24: Commercial remediation equipment has been ran inside the residence since the last service call photos below. The AC system was off and the thermostat was blank when I arrived. I did not find any tripped breakers & I was unable to get the AC system to turn on. The hot tub that was pushed up against the condenser during the storm appears to be blocking the ac condensate drain line photo below. The ac will need to be repaired at this time. Client will address. The rest of the inside of the residence has not changed in appearance since the last service call. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. The large pile of remediation debris is still in the front yard waiting to be collected. Vehicle is water damaged. Client is addressing. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. All ceiling fans are on. Mini split ac is off.
11/19/24: New mulch has been applied in the landscaping. The pool/spa edges need to be scrubbed, photo below. Some of the front yard is displaying signs of poor irrigation, photo below.
11/19/24: The main garbage can is missing from underneath the carport. A small section of soffits on the back of the house is damaged. Both the carport & porch have ceiling damage. Storm shutters over the mid guest bedroom window are damaged. All other storm shutter panels are on. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. Green slip in mailbox.
11/19/24: Brought in two pieces of mail with a stack of sales flyers see photo below. The block privacy wall on the front left corner of the house is storm damaged. Client will address. A piling from someone else’s dock appears to have floated onto the dock during hurricane storm surge water & has gotten stuck on top of the dock. Client will address. Several pool cage screens have small tears & holes in them. Client will address. The lattice around the pool pump is damaged. Client will address. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai, right side garage window & half the front door. Visual check of the dock. Put the key back in the lockbox when leaving.
11/19/24: Storm damaged roof is waiting to be repaired. The area will need to be temporarily covered for now to keep water & critters out. Client is addressing the situation. No water stains on the master bedroom ceiling. Large pile of tree branches in front yard waiting to be collected still. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane Ian.
11/19/24: There is a section of storm damaged soffits on the front of the house by the front door. Client is addressing. There is a section of storm damaged privacy fence in the back left corner of the backyard. Client is addressing. Numerous fence post caps are missing. Client is addressing. Lamp in living room was on. All ceiling fans are on. Both storage shed doors are locked. Hot tub is on. All gates are closed. All storm shutter panels are on.
11/19/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Monitoring the old water stains above the garage overhead door closely.
11/19/24: Made sure the water heater, range & ice maker were off. The humidity level was slightly over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Visual check of the suv in the driveway. Cleaned up some dead ants near the master bathtub. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Client is addressing. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
11/18/24: Excessive weeds are starting to grow in the pool pavers again. The ac air filter is dirty & needs to be replaced size 20x20x1. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
11/18/24: The pool pump appears to be leaking while running photos below. The pool cage west side screen door closer will not adjust & appears to be broken. A new closer for the screen door is recommended at this time. Checked all of the mouse bait stations which still had bait in them. The inside of the residence will need to be professionally cleaned again soon as excessive dead ants & bugs are starting to build up again on all the floors. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
11/18/24: Location flags & marks have been placed in the front yard since the last service call photos below. Removed a lawn care extraordinaire pest sign dated 11/12 from the front yard. Brought in one piece of mail with some sales flyers photo below. Some of the artificial grass in the backyard by the dock is storm damaged. Client will address. Some of the landscaping bushes have been storm damaged. The garbage disposal was seized when I arrived & I’m unable to free it. I have tagged it as such. Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
11/18/24: The mailbox has been replaced, the gutters repaired & the pool cage screen door damaged hinge replaced since the last visit. Both garbage cans on the left side of the garage are full of garbage. The pool chlorinator next to the pool pump is leaking while the pool pump is running photo below. Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator photo below. The utility sink in the garage leaks from the trap when water is being ran through it photo below. I have tagged it as such. Salt container for water softener is 1/2 full. Patio furniture on lanai. All storm shutters are off.
11/18/24: All of the storm debris has been collected from the front yard since the last service call. The storm damaged roof is waiting to be repaired. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. I did not see any more mouse or rat droppings on the garage floor near the car. Client is having a pest control company address the situation. The lanai was completely removed from the back of the house during the hurricane. Client is addressing. Large crack in wall on back of house. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house. I put the key back in the lock box when leaving.
11/18/24: The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. lowered the thermostat to 75 & the humidistat to 30% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Uv lamp in air handler is off. Client will address when they return. All ceiling fans are on.
11/18/24: There is a small section of soffits damaged & drooping down on the middle of the right side of the house. Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
11/18/24: Brought in one piece of mail with some sales flyers see photo below. The exterior of the house may need to be pressure washed soon. Several sections of soffits around the residence have white tape temporarily placed on them. Excessive weeds are starting to build up in the landscape beds & lanai pavers. Mini fridge was on & cold. All ceiling fans are off. The driveway & sidewalk may need to be pressure washed soon. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
