Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,444 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/20/24: Drive by. Brought all important mail to the post office for forwarding to the temporary address. Photo of the receipt with tracking number below.
2/20/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I set the humidistat to the on position for now to have more accurate control of the temperature. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Sections of the building facade are still waiting to be repaired.
2/20/24: There are some perishable items inside the refrigerator. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Did not see any water underneath any of the windows. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired. Facade of building is still being worked on.
2/20/24: There was a note from the lawn company on the front door when I arrived see photo below. Brought in another large stack of important mail & sales flyers. Will be bringing all important mail collected to the post office for forwarding to the temporary address given. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is a large brown spot in the lawn on the back right side of the house. Activated the alarm system when leaving.
2/20/24: Location marks have been placed in the front yard for utilities. Brought in two pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. Section of ceiling in garage fallen. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
2/16/24: Brought in a package that was sitting in the garage when I arrived see photos below. There are some perishable items inside the refrigerator. Watered the potted plants on the lanai & in the living room. The pool water level was slightly low. I ran the hose in it during the service call & set the timer for 60mins to bring the water level back up. Hairline step cracks in the stucco on the left & right sides of the house. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are open.
2/16/24: The smoke detector in the living room was chirping when I arrived. The tray underneath the water & ice dispenser on the refrigerator door was full of water again. The insulation appears to be failing inside the refrigerator door causing condensation to build up in the tray area. I cleaned all the water up with paper towels for now. All ceiling fans are off.
2/15/24: There was work being performed on the roof of the building when I arrived see photo below. There were some new dark water stains underneath the dining room windows when I arrived see photos below. They are currently dry to the touch. Was unable to access the garage storage room as it appears the locks have been rekeyed recently. Water stain on bottom corner of dining room window & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
2/15/24: Drive by. Picked up the new set of keys from the golf cart.
2/15/24: Drive by. Went to the residence to perform an inspection but was unable to enter the residence when i arrived as all of the locks appear to have been rekeyed since the last service call.
2/15/24: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
2/15/24: None of the screens on the lanai are damaged but they are dirty from the ceiling damage & some have mildew starting to form on them now. The walls & floors of the lanai need to be cleaned as the hole in the ceiling has caused mildew to start forming from too much moisture & humidity entering the lanai see photos below. Window screens do not appear to have been replaced yet. The new kitchen sink faucet has extremely low water pressure. All of the supply valves underneath the sink appear to be open. I have tagged it as such. Section of ceiling removed from lanai waiting to be repaired. New roof construction has not changed in appearance since the last service call. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Exterior of car is dirty & will need to be washed when client returns.
2/15/24: There was work being performed on the roof of the building when I arrived see photo below. The dining room & living room windows both have a thick white haze on them see photos below. The white bmw suv is still parked in your garage parking space. I raised the thermostat to 69 for now to save energy. Will continue to monitor closely & adjust accordingly. Torn window screen has not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was on in #603.
2/15/24: The humidity level has been below 60% inside the residence. I raised the ac thermostat to 68 for now to save energy. Will continue to monitor closely & adjust accordingly. A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
2/14/24: I poured vinegar down the HVAC condensate tube and chased it with water.
2/14/24: Home under renovation from flood damage. The garage door is open because they are working one so i cannot get humidity and temp readings. One letter in the mailbox looked important, sent photos to home owner. Sent photos of bathroom progress to the owner.
2/14/24: I did not find any live or dead ghost ants in the guest bathroom or hall.
2/14/24: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. The water supply to the toilet tanks are off at the valve. Some weeds in the landscaping, photo example below..
2/14/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a water spot on the ceiling in the living room, previously reported. The weeds are started to cover the pool equipment, reported previously. I found zero live ants in the hall leading to the master bathroom. Awhile back I swept up spider webs and dead bugs in the lower pantry area. Today it appears they are coming back so I opened the doors to find something has gotten into the items on the top shelves of the pantry. Photo below and I sent a video to the client.

2/13/24: Front yard utility construction progress photo below. Brought in two pieces of mail see photo below. Mini fridge in living room was on & cold. Dock is waiting to be repaired. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Made sure the garage overhead door was closed when leaving.
2/13/24: There was a large section of the garage ceiling laying on the back of the hummer when I arrived see photos below. It appears to have come loose from all the drywall nails due to vibration & gravity. I did not see any water or water stains. Will contact the client & advise them of the situation. Location marks have been placed in the front yard for utilities. Brought in five pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
2/13/24: There is some extremely large fire ant nests starting to build up in the front landscape beds see photos below. Made sure the water heater & ice maker were off. Found the back guest bedroom window unlocked & locked it. The ac air filter was dirty & needed to be replaced. I replaced it with a new ac air filter I found in the garage & wrote the date of installation on it. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The exterior light fixture next to the garage side entry door appears to be broken. Shed door is unlocked. Irrigation system is on.
2/13/24: Al with Florida fence pros was at the residence when I arrived. The old plastic water main handle is slowly weeping water. Hot tub is plugged in. Both storage shed doors are locked. All storm shutter panels are off. Wood fence in backyard is waiting to be repaired.
2/12/24: The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. There appears to be a schedule overriding the temperature setting causing my adjustments to change after the service call. Will continue to monitor closely & adjust accordingly. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
