Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,444 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/27/24: Made sure all the breakers with a green sticker were off. Master bedroom window has been repaired since the last service call. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. Monitoring the old water stains above the garage overhead door closely.
2/26/24: Was able to configure the settings in the ac thermostat using the instruction video provided by the client. The humidity level was back under 60% inside the residence when I arrived. Will continue to monitor closely & adjust accordingly. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
2/26/24: Excessive weeds are starting to build up in all the landscape beds. The north lanai screen door is extremely hard to open & close since the last service call. Some of the pex plumbing connections in the water manabloc system in the garage have excessive corrosion starting to build up on them see photos below. Left everything on when leaving per the client. All storm shutters are open.
2/26/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. One of the lanai screens has a large tear in it. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
2/26/24: Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows see photos below. Brought in one piece of mail see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all light timers. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance. Storm damaged wood privacy fence on back porch is waiting to be repaired.
2/26/24: Turned off the power outage alert on the refrigerator. Brought in five pieces of mail with some sales flyers see photo below. The heat setting has been turned on. Monitoring the new sections of sod in the backyard closely. The tile grout is starting to crack in some of the corners of all the bathroom shower walls. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is locked. Almost all storm shutters are currently off.
2/22/24: Drive by. Picked up the new set of house keys from the bench on the front porch.
2/22/24: Removed the old battery from the car that was dead & replaced it with a new identical Interstate battery from Tire Kingdom that has a 24 month warranty see photos below. The car started right up & idled for 20mins with no problems. I reconnected the battery maintainer to the new battery after shutting the car off. I also inflated all the tires to the manufacturer specifications using my cordless inflator see photo below. Was still unable to enter the water heater service room as the other key from the office did not work as well. I have notified the office of the situation.
2/22/24: Was able to enter the residence & garage storage room with a new key provided by the front office. Both large damp rid buckets inside the vehicle have been replaced. The humidity level was below 60% inside the residence when I arrived. I raised the thermostat to 70 for now to save energy. Will continue to monitor closely & adjust accordingly. There was still work being performed on the roof of the building when i arrived. One of the refrigerator door seals is torn & tagged as such. Large tear in one of the front porch screens. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
2/22/24: Was able to enter the residence & garage storage room today using the new key provided by the office but it does not open the water heater service room anymore. A chunk of concrete has been removed from one of the pillars on the lanai by an engineer see photo below. The car would not start when I attempted to start it today. It appears the battery is beyond the 2yr warranty & has gone bad see photo below. New roof construction has not changed in appearance since the last service call.
2/22/24: Went to the residence to perform an inspection but was unable to enter the residence as the front office would not give us any of the new keys & stated that they have not seen an email concerning the keys from the haag’s yet. I did put two new large damp rid buckets inside the vehicle for mold prevention see photos below. There was work being performed on the roof of the building when o arrived photo below.
2/22/24: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.
2/22/24: Brought in a package of toilet bowl cleaner for the bathrooms see photos below. There appears to have been some work performed with the dryer vent hose since the last service call see photo below. The water heater is now over the 8yr threshold set by the hoa rules & may need to be replaced soon see photo below. The downstairs washable ac air filter is extremely dirty & needs to be washed or replaced. Found the upstairs bedroom window & the kitchen window over the sink unlocked & them. All storm shutters are fully closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
2/22/24: Made sure the water heater, oven & ice maker were off. There are some perishable items inside the refrigerator see photo below. Found the breaker which appears to be for the irrigation turned off in the breaker panel but the irrigation timer is still in the run position see photos below. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Ruts in backyard from dump truck. Gutter downspout damaged on front left corner of house. Fence gates have been temporarily repaired with zip ties. Left the water main on when leaving for the pool water auto filler.
2/22/24: There has been work performed on the plumbing in the master bathroom & closet since the last service call see photos below. Will not run any water inside the residence until the plumbing is completely repaired. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. Monitoring all previous water stains on the ceilings closely. Panels on lanai are closed. Lanai ceiling still waiting to be repaired.
2/22/24: I started the car and let it idle during the service call. Guest bathtub drain covered with cellophane. The toilets have cellophane covering the bowls. The tire indicator light for low tire(s) is lit on the dash. Below are the photos of the front tires I think they may be a bit low.

2/21/24: Home under renovation from flood damage. The garage door is open because they are working one so I cannot get humidity and temp readings in the garage. Photos of work completed below. Pool company was here while I was.
2/21/24: Iron out tablets are needed for the tanks of both toilets as iron is starting to build up in them from the city water see photos below. The water heater has reached 10yrs of age this year & may need to be replaced soon. Storm damaged garage overhead door is waiting to be replaced.
2/21/24: Removed a Charlotte Exterminators pest sign dated 2/12 from the front yard. There is a hairline crack starting in the stucco underneath the mid guest bedroom window see photo below. All of the landscaping has been trimmed & new mulch has been put down since the last service call see photos below. All ceiling fans are off. Hurricane damaged roof shingles have not been repaired yet.
2/21/24: There is gecko droppings on the floor, just inside the front entrance, photo below. There is a ceiling water stain just inside the living room area to the left against the wall photo below. There is a very large ceiling water stain in the utility closet just off the office/guest bedroom, photo below. Neither stain appears to be wt, they must be older? There is a plastic container under the toilet valve for the guest/office bathroom collecting water from the valve as it drips when the water is on. This is not an issue between service calls because the water main is off. The humidity inside is very acceptable. No need to change the thermostat as we had discussed as of yet. The front door knob was not locked so it remains that way until you tell me to lock it, but the deadbolt was locked. All circuit breakers are off but the two for the HVAC system.
2/21/24: Hairline cracks several feet long have started in the stucco underneath the master bathroom & back guest bathroom windows see photos below. Some of the pre-existing hairline cracks around the outside of the residence that were previously filled are starting to show & may need to be filled again as well. Made sure the water heater, range & ice maker were off. A few plants in the front landscape bed on the left side of the driveway appear to be dying. Plants on lanai are currently wet from rain. Mesh storm shutters are closed. Irrigation system is on. Visual check of the boat photo below. Straps were tight.
2/21/24: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. The water supply to the toilet tanks are off at the valve.
2/20/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
