Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/19/24: The ceiling spot areas previously reported do not appear to be worsening based on the human eye compared to past photos. The browning in the lawn does not appear to be improving.
9/19/24: All the tires on the vehicle were starting to get a little low. I inflated them all to the manufacturers specifications on the driver’s door using my cordless inflator. The plate on the vehicle appears to be expired. Irrigation system is in the run position. Mid guest bedroom window has a crack in the glass on the bottom. Client is aware & addressing. All ceiling fans are off. Left the water main on for the pool when leaving.
9/19/24: Portable dehumidifier in kitchen read 30. Minor drywall work and painting is still waiting to be completed inside the residence and the lanai ceiling is still waiting to be finished. Terry advised that they will still be accessing the attic to install the blown in insulation soon. The entire residence will need to be thoroughly deep cleaned when all construction is complete. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. All ceiling fans are off. Monitoring all previous water stains on the ceilings closely. Turned off both water mains when leaving.
9/19/24: Weeds & grass are growing in all the landscape beds & driveway. Client will address. Checked light timer in living room. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat photo below. Straps were tight. Did not water any plants as it was raining.
9/18/24: I watered 4 of the plants on the outer pool deck, I watered 7 plants just inside the hurricane screen. I watered both plants out front. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return. A plant out back appears to have been burnt by the sun or possibly a chemical, photo below.
9/18/24: All of the blacktop was being resealed when I arrived photos below. Power has been restored to the residence since the last service call. Battery charger is connected to kayak battery. All ceiling fans are off.
9/18/24: Lawn conditions have returned to normal. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
9/18/24: I poured 4oz of vinegar down the HVAC condensate tube then chased with at least 8oz of water. Two front trees are still leaning ever so slightly, straps have broken. This was reported previously. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return.
9/18/24: The browning in the yard is about the same. The lanai has gotten dirty at the outside edge, reported previously. Front tree has blown over a bit, reported previously. 9/18/24: Brought in an extremely large stack of mail see photo below. The lanai may need to be pressure washed soon see photos below. The condensate drain pan underneath the air handler in the garage is starting to rust out on one end from condensation. Client is addressing. All ceiling fans are off. The concrete privacy wall by the garage side entry door on the front left side of the house is starting to detach from the side of the house. All storm shutters are closed. Will run the mesh storm shutters on the lanai once per month for preventative maintenance. Visual check of the boat photo below.
9/18/24: Photos below of the new ac system installed since the last service call. The new ac system was on & appeared to be working correctly. Weeds are starting to build up in the landscape beds & pool pavers. The backflow preventer on the left side of the house is dripping water. The lawn has several large brown spots throughout the yard. The irrigation system is in the auto position. The exterior of the house may need to be pressure washed soon & hairline step cracks are starting to appear in the stucco. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on the ceilings. Water softener salt container is half full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
9/18/24: I checked under the windows for wet carpet and I did not find any dampness. The window next to the kitchen where the two chairs are in front of the window. It has dead bugs inside, the wood blinds and on the floor, reported previously. I could not see any live bugs. I took some photos of the window discoloration we spoke about, photos below. Strangely the other windows with bushes in from of them are not discolored. Could it be these spots are because of the intense sun on that side of the home and the irrigation combined, I don’t know but is something to consider.
9/18/24: The tags on the vehicles appear to expire soon. The lawn has some browning in the front yard. Water softener salt container is full. Mesh storm shutters are closed. Irrigation system is in the auto position. Visual check of the boat photo below. Straps were tight. Plants on lanai were wet from rain.
9/18/24: The MB toilet fills very slowly, I think it has to do with the flapper leaking a bit, so I turned the toilet tank off at the wall valve just in case the water is turned on inadvertently. The ceiling fan light on the left of the lanai is on and will have to remain on until they return cannot figure out how to shut off. There are a few small spots that I see that appear to me to be paint issues and not wet ceiling spots, report previously (no change). There are weeds growing in the landscaping and two plants up front looking poorly, reported previously. The water wand out back had not moved, so I gathered mist of it out back. most of it
9/18/24: Cleaned up some gecko droppings off the floors in the kitchen and living room. A small section of new soffits on the front of the building are pushed up. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Faint water stain around light in shower has not changed in appearance.
9/18/24: I found what appears to be an old wet spot in the corner of the MB, previously reported.
9/18/24: I poured water down the guest bathroom shower. It is too difficult to run because of the controls and shower head are so far inside the shower area. There is a greying of the master bedroom ceiling that doesn’t appear to be wet or mold, it really looks like fading paint, reported previously. Weeds growing on the lanai. A couple of bushes have lost most of all their leaves, photo below.
9/18/24: Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.
9/18/24: I am filling the master bathroom toilet manually and that is fine for me but will need repaired upon your return or sooner. There is an armadillo hole out back under the large LR window in the landscaping along the house, photo below. A couple of bushes have lost most of all their leaves, photo below.
9/18/24: The smoke detector in the master bedroom is defective and needs to be replaced. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. Green slip in mailbox.
9/18/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The two previously reported armadillo holes appear to be inactive. One newer or at least fresh digging in one armadillo hole, phot below. There is a large brown spot in the grass next to the driveway, seems to be improving some.
9/18/24: Found several circular holes in some of the bottom pool cage screens on each end of the pool cage see photos below. I covered them with duct tape for now. Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. All ceiling fans are off. Watered the plants on the front porch per the instructions provided. All the plants appear to be healthy photo below. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.
9/18/24: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the ceiling studs. The garbage disposal switch is taped in one position so I did not test it. The smoke detector in the living room is chirping, indicating it will need a battery replaced. It is not an issue as long as no one is staying here in my opinion.
9/18/24: Visual check of the car, battery maintainer had power. I propped the dishwasher door open.
9/18/24: Checked all damp rid bags. Wine cooler in dining room is off & door open. Deep freezer in front room closet was on & cold. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Watered the plants on the lanai. Both lanai screen doors are locked. Left the front door handle unlocked when leaving.
