Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/23/24: Checked light timer in living room. Checked shed in backyard. Empty lot is being maintained. Clear storm panels are on over the Florida room windows. Green slip in mailbox.
9/23/24: Rebooted the internet & security system equipment to get the security cameras back online. Made sure the water heater, range & ice maker were off. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. An electrical conduit connection on the right side of the house behind the pool pump equipment appears to have disconnected. All storm shutters are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
9/23/24: Covered truck temporarily in driveway. Client is aware. Watered the plants in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are pushed up on the left side of the house. Green slip in mailbox.
9/23/24: Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 46. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants.
9/23/24: The electronic water main valve on the left side of the house was slowly leaking from the top when I arrived photos below. It stops leaking when the water main is turned off. A professional plumber will be needed at this time. Will contact the client & advise them if the situation. Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater, range, countertop appliances, water softener & ice maker were all off. Some of the sinks and toilets throughout the residence have been covered with Saran wrap. The lawn has a few brown spots in the back yard. All ceiling fans are off. Portable dehumidifier in kitchen read 44. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is locked. Almost all storm shutters are currently off/open.
9/23/24: Excessive weeds are growing in the pool pavers and deco drain. The large damp rid bucket inside the car is full and needs to be replaced. There appears to be a slow water leak in the one of the seams on the gutters on the back of the house next to the bedroom window. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
9/20/24: A section of Hardie board siding on the right side of the house that the satellite dish is connected to is cracked see photos below. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Checked all light timers. Both lanai screen doors are locked. Water softener salt container is empty. Green slip in mailbox.
9/20/24: Brought in thirteen pieces of mail with some sales flyers see photos below. There was a service slip from the ac company dated 9/16 on the kitchen counter photo below. Weeds & grass are building up in the landscape beds. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Will pour one bottle of Nuline drain cleaner down the ac condensate drain line every 90 days for preventative maintenance if applicable. Water softener salt container is half full. Pool is being filtered through the bottom drain. All storm shutter panels are on.
9/20/24: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 12oz of water. I started the 2 SUVs and the idled during the service call.
9/20/24: I poured vinegar down the HVAC condensate tube and then chased with water. There are a few dead ants in each track of the sliders, reported previously. I did not find any live ants.
9/20/24: Brought in one piece of mail see photo below. Removed the torn American flag from the flag pole. The tag on the car is expired. Excessive weeds are starting to build up in the front landscape beds. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour one bottle of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
9/20/24: I couldn’t pour vinegar down the HVAC air handler condensate tube the bottle is empty. I started the car, I moved it a foot and it idled during the service call.
9/20/24: There appears to be something wrong with the garbage disposal in the kitchen sink. It has started making a loud metal grinding noise when being ran. I have discontinued using it & have tagged it as such. Client can repair when they return. Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
9/20/24: I poured an ounce or two of bleach in each toilet.
9/20/24: Mini fridge in kitchen was on & cold. Ceiling fan in living room is on. Hardware for garage door opener appears to be loose & pulling away from wall. Client will address when they return.
9/20/24: Large damp rid buckets are recommended vs bags as damp rid bags are prone to leaking & can cause irreversible damage. All ceiling fans are off.
9/20/24: The AC system is not running, I think it may be the drain line. I will vacuum it. I sprayed the weeds on the driveway. Vacuuming did not work you will need to get an AC company out to look at the unit. There is no power to the outside receptacles and those in the garage on the wall.
9/20/24: All ceiling fans are off. Lanai screen door is locked.
9/20/24: The damp rid bucket inside the car is full & needs to be replaced. I have already used the replacement damp rid bucket. All ceiling fans are off.
9/20/24: All ceiling fans are off.
9/20/24: The tag on the mini van appears to expire soon. The guest bathroom toilet is tagged for leaking between the tank & bowl when being flushed. Clients can address when they return. All ceiling fans are off. The water heater is almost 20yrs old & may need to be replaced soon.
9/20/24: All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.
9/20/24: All ceiling fans are off.
9/20/24: Must go through the garage to enter the home. Tub in guest bathroom has a note not to run water. The lawn looks just a bit better, it’s a very slow recovery.
9/20/24: More Nuline will be needed for the ac condensate drain line by the next service call. All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
