Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,926 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/12/24: Both toilets have been saran wrapped, so I did not flush them as flushing requires air, pushing the seal of the wrap. The lawn is very long photos below. The guest bathroom sink leaks Slighly at the nut on the underside of the bowl. It has been tagged as such. Weeds growing in the landscaping, photos below.
8/12/24: Excessive weeds & grass are growing in the front landscape bed. No packages by front door. All ceiling fans are off. Checked all light timers. Checked irrigation float in pond. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
8/12/24: Photos of the yard below. Mailbox damaged, see photo below. I brought the door inside and placed it in the garage
8/12/24: All of the weeds have been removed from the Landscape beds since the last service call. The lawn still has some yellowing throughout the yard photos below. Client advised the lawn was receiving too much water & the irrigation system has been temporarily turned off for now. The plastic planter with the pygmy date palm on the right side of the garage is broken from dry rot & weight. All ceiling fans are off. Pool timer is set to run between 4:45am-6:45pm. Both lanai screen cage doors are unlocked. Ran water through the shower on the lanai. Pool safety fence is installed. Irrigation system is in the off position. Left the water main on when leaving for the pool.
8/12/24: The humidity level was back under 60% inside the residence & the ac system appeared to be working correctly again. The rope across the driveway is excessively dry rotted & broken. Client will address when they return. One of the pygmy palms in the planter on the right side of the driveway has died. The lawn has a brown spot on the right side of the house. Irrigation system appears to be set correctly. All of the landscaping looked good & I did not see any weeds. Gfi outlet in guest bathroom is temporarily tripped. All ceiling fans are off. All water supply valve’s throughout the residence are corroded.
8/12/24: There are a few branches still down, photo below. This indicates that no one has been here to provide lawn service since the storm. There is debris out front from the neighbor across the street, Angel. She put it on this side of the road because most of the street debris is over here and easier for city to pick up. She said if you wanted it moved she would do so. Weeds need to be tamed too, photo below. I checked each plant Indio one needed to be watered.
8/12/24: Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
8/12/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. The bushes around the house need trimming soon, reported previously. Plants on the garage side of the house are slowly de-leafing, photo below. Freshly du armadillo hole at the front right corner of the garage, photo below.
8/12/24: Weeds & grass are starting to grow in the landscape bed see photo below. Mini fridge was on & cold. All ceiling fans are off. The driveway & sidewalk may need to be pressure washed soon. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
8/12/24: The landscaping has weeds beginning to grow in it and some cracks of the pavers have weeds growing in them. Let me know if you would like/need me to spray them.
8/12/24: Removed a custom lawn and ornamental pest sign from the front yard. The security system updated itself while I was inside the residence. Picked up numerous large dead cockroaches off the floors throughout the residence. The lawn has a large brown spot on the right side of the driveway. The master bathroom sink is tagged for leaking from a corroded drain stop connection on the trap underneath the sink when water is running through it. Client will address when they return. The new security system appeared to be working correctly. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Left side screen door is unlocked. Shed door is locked. All storm shutter panels are on. The Storm braces will be installed on the garage overhead door and the shutter over the front door will be closed if a major storm is imminent.
8/12/24: There is browning in the yard, previously reported. The kitchen sink trap is leaking at the transition nut, reported previously. The left side MB sink has a slow drain. Both of these sink items have been tagged. There are weeds growing in the cracks of the lanai and the weeds in the landscaping are getting a bit, reported previously. Let me know if you would like me to spray these weeds.
8/12/24: The pipe coming out of the top of the well pump was broken & the well pump was on & running dry when I arrived see photos below. I turned the well pump off for now. It appears to have been caused by the weight of the expansion tank on the top of the pipe. The lawn has excessive browning throughout. Clients are aware. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
8/12/24: I found two spots on the ceiling in the dining room that appear to be bleed through spots but with the recent storm I’m not sure. Photos below, 2 inside and one of the roof outside.
8/12/24: All of the landscaping bushes have been trimmed recently. The lawn has a few small brown spots in the front & right side of the house. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance.
8/12/24: The inside of the residence appears to have been cleaned recently. Portable dehumidifier read 66. Ceiling fan is off. Left the water main on when leaving. All storm shutters are open.
8/12/24: There was a half submerged jet ski in the water behind the house and a torn pool cage screen on the left side when I arrived see photos below. The water spigot for the pool water auto filler has been replaced since the last service call see photo below. Brought in one piece of mail with some sales flyers see photo below. The inside of the residence appears to have been clean recently. Raised the ac thermostat to 78. The plates on the vehicle and boat trailer are expired. The main refrigerator is still off and waiting for repair. The temporary refrigerator & freezer were both on and cold. All storm shutters are open.
8/12/24: The humidity level was below 60% inside the residence again. I raised the AC to 71 for now to save energy. Will continue to monitor closely & adjust accordingly. Photo of boat & motor below. Checked all damp rid buckets. Electric pole in backyard is leaning. All clam shell shutters are closed. Garbage cans are secured. Put the keys back in the shed when leaving.
8/12/24: None of the exposed walls inside have signs of moisture. Brought in several pieces of mail, none appeared important. Weeds growing on the lanai, will spray next week just as been too busy with storm issues. The toilet in the bathroom off the garage will not fill it just runs continuously. I have shut it off at the valve below the tank and tagged it as such. I found a very slight spot on the ceiling in this bedroom (Off the garage), photos of the ceiling and the roof outside above it, below.
8/12/24: Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
8/12/24: Excessive weeds & grass are starting to build in the landscape beds. The lawn still has some slight browning throughout the yard. Watered the potted plant inside & the potted plants on the front porch. Drywall texture falling off front & back porch ceilings. Client is aware. All storm shutters are off. Left the water main on when leaving.
8/12/24: I watered the plants in the pool/lanai area as instructed. I found a pool company slip on the lanai, not dated.
8/12/24: The new water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. The pool pump still appears to be leaking while running. Monitoring all water stains on the ceilings closely. Mini fridge was on & cold. Wine chiller read 59/45. Ac thermostat fields #1-#4 are all of the bedrooms & dining room. Kitchen thermostat readings are written in the observations field. Kitchen thermostat by garage door read 78/76. Temperature & humidity were 77.3 & 56.3%. Thermostat by refrigerator read 78/78. Temperature & humidity were 77.9 & 55.2%. Right side pool cage door is locked. Left the water main on when leaving.
8/12/24: Gopher tortoise hole under the one corner of the pool cage is inactive again. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. Weeds on lanai are getting very high, photo below. Met Rich the plumber, he arrived about 10:10 am. I left while he swapped out the water heater. I turned about 11:45 am.
8/12/24: Checked light timer in living room. Checked shed in backyard. Empty lot is being maintained. Clear storm panels are on over the Florida room windows. Green slip in mailbox.
