Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,444 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/28/24: Drive by. Picked up the new keys to the residence from the golf cart.
3/28/24: Drive by. Put both empty garbage cans back inside the garage. Both garbage cans still had a rancid odor from the dried liquids & materials stuck on the inside of them. I sprayed them out with bleach cleaner & the hose for now to try & eliminate the odors. Made sure the garage overhead door was closed & the lock on the front door engaged when leaving.
3/28/24: The ac system appeared to be working correctly again but the humidity level was over the acceptable level of 60% inside the residence when I arrived from the settings the ac technician left the ac thermostat & humidistat on. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Was unable to access the garage storage room as it appears the locks have been rekeyed recently. Water stains underneath dining room windows & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
3/28/24: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I found the ac thermometer has been turned up to 79 since the last service call causing the high humidity level. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the refrigerator door seals is torn & tagged as such. Several tears in some of the front porch screens. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed. Tag on vehicle appears expired.
3/28/24: There was some painting work being conducted on the exterior of the building when I arrived see photos below. New key provided by the office does not open the garage door. Garage door is temporarily unlocked for access. Checked the water pan in the ac return vent.
3/28/24: There was some paint on the front porch door screen when I arrived & the closer on the screen door has been bent since the last service call causing the door to not close all the way any more see photos below. There are a few spots of paint on tile by sliding glass door photos below. The lanai has been painted & the ceiling has been repaired since the last service call but all of the mildew will still need to be cleaned off the walls & floors see photos below. I raised the ac thermostat back up to the clients original setting of 77. The rear passenger tire on the car was extremely low again when i arrived. I inflated all the tires to 32psi using my cordless inflator photo below. The new kitchen sink faucet has extremely low water pressure. All of the supply valves underneath the sink appear to be open. I have tagged it as such. New roof construction has not changed in appearance since the last service call. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Exterior of car is dirty & will need to be washed when client returns.
3/28/24: Drive by. Was unable to enter the residence as the locks appear to have been rekeyed since the last service call. There was some work being performed on the exterior of the building when I arrived & there was a silver Camaro parked in your garage parking space when i arrived photo below. Water was on in #603.
3/28/24: All of the landscaping & plants were wet from overnight rain when I arrived but I still ran the sprinklers during the service call to ensure they have received enough water. Made sure the water heater & range were off. Picked up the keys from the kitchen counter. The humidity level was over the acceptable level of 60% inside the residence when i arrived from the ac system sitting idle for too long. The thermostat needs to be temporarily lowered to 77 or below for now to circulate air & mitigate the high humidity levels. I was unable to adjust the thermostat as the controls appear to be locked by the client. High humidity levels increase your chances of getting mold inside the residence. Checked light timer in living room. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat photo below. Straps were tight. Turned off the water main inside the garage before leaving.
3/27/24: The pool pump is set to pull water from the bottom center drain.
3/27/24: There has been some digging in the landscape mainly the mulch was moved around. Example photo below. This is consistent with an armadillo searching for grubs. Weeds beginning to grow on the lanai. Screens on the lanai will need cleaning, photo below.
3/27/24: Home under renovation from flood damage. No work being done today, home locked and vacant. I cannot see anything that has changed since last week with the exception of the glass shower doors in both bathrooms, photo below. The pool pump only has one timer nubs. I took a photo to see if I can find one. Debris on the bottom and top of the pool. Weeds growing on the lanai.
3/27/24: I poured 4oz of vinegar down the HVAC condensate tube and then chased with an entire cup of water. I found the AC heat strip circuit breaker off this needs to be on to supply low-voltage to the air handler for the summer. So I turned that breaker back on and I tagged it so as to help us remember.
3/27/24: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler. The humidity is high. Suggest a thermostat setting of 77 or 78. Called the client and set the thermostat lower.
3/27/24: When I checked the electrical panel almost every circuit breaker is off with the exception of the AC system. The panel covering the water heater and the air handler cabinet was off. I put it back on before I left. The air filter for the air handler should be replaced, photo below. I could not find any so if you’d like I could pick one up. The thermostat was at 268° and the reading inside was 68°. I moved that thermostat setting to 78° as the condo is unoccupied.
3/27/24: The dehumidifier in the kitchen read 52 and had some condensation in the evac tube. The drying the bathroom read 54 and did not have condensation in the evac tube.
3/27/24: Pool has some debris on the bottom. Watered all the plants surrounding the pool inside and out. There were several pieces of mail I brought inside, none appeared important.
3/27/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The front armadillo hole behind the front window appears active or dug try to make a den, photo below. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a water spot on the ceiling in the living room, previously reported. The weeds are started to cover the pool equipment, reported previously. Soffit is starting to come out at the gable peak in the back, reported previously.
3/27/24: Photos of the new front screened area below. Humidity is very high inside 69.3 we need to make some adjustments to the thermostat and humidistat settings. Currently the thermostat is set to 80 I think it should be 76 or 77 at the highest. The humidistat is set to 60 and I think 55 would be better. I stayed until the system began to run and cool. The garage entry door has quite a gap, photo below.
3/27/24: The pool/spa level was down to the bottom of the skimmer port, so I ran water in it during the service call. One palm tree on the side of the house appears to be dying, reported previously. The pool/spa water level was about mid skimmer port.
3/27/24: The water main was on when i arrived. The lawn has excessive browning in the front & back yard photos below. The irrigation system is in the run position. Water softener system is temporarily unplugged photo below. Turned off the propane tank connected to the grill on the lanai. Pool pump was on & running. Brought in three pieces of mail with a stack of sales flyers see photo below. I added them to the full basket of mail & packages that is sitting by the front door photo below. Made sure the water heater, range & ice maker were off. All ac air filters will need to be cleaned or replaced photo below. Pleated air filters are recommended. The humidity level was over the acceptable level of 60% inside the residence from the ac system sitting idle for too long. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Owners pantry is locked. All ceiling fans are off.
3/26/24: The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
3/26/24: Drive by. Went back to the residence & put both garbage cans down by the street for collection. Made sure the garage overhead door was closed & engaged the lock on the front door when leaving.
3/26/24: The pool pump filter canister lid was leaking while the pump was running when i arrived see photos below. All sections of the kitchen refrigerator & freezer were on & cold. The refrigerator & freezer both appear to be working correctly again. Did not see any ants in the master bathroom. Mini fridge on lanai was on & cold. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Visual check of the boat photo below. Straps on front & back were tight.
3/26/24: Made sure the water heater & ice maker were off. The garbage cans in the garage are causing a foul odor inside the garage. The exterior light fixture next to the garage side entry door appears to be broken. Shed door is unlocked. Irrigation system is in the run position.
3/26/24: Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water jugs provided. Put the keys back in the lockbox when leaving.
