Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/13/24: There was a work order from security specialist dated 8/12 on the kitchen counter when I arrived see photo below. The alarm system appeared to be working correctly. Stains on driveway pavers. Hairline cracks are starting to develop in the stucco underneath all the window sills on the left & right sides of the house. The lawn has some large brown spots throughout the entire yard. One of the travertine tiles by the pool appears to be sinking. All ceiling fans are on. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
8/13/24: Alarm is off. The pool auto fill has been put back on and is working. Some weeds beginning to grow again on the lanai, reported previously, I sprayed them today. Spot next to the vent in MB, photo below. A door in the master bathroom vanity does not close properly.
8/13/24: There was a new roof being installed when I arrived see photos below. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. All the plants were wet from rain. Put the keys back in the lockbox when leaving.
8/13/24: The lawn needs to be mowed. Weeds and grass are building up in the landscape beds & driveway pavers. All ceiling fans are off. Mini split ac is on.
8/13/24: All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is unlocked. All storm shutter panels are on. Visual check of the dock & boat ramp photos below.
8/13/24: The browning in the front yard does appear to be improving. Below is an image of a community flyer that was in your mailbox.
8/13/24: Water is to remain off. The lanai is dry now but could use a power washing.
8/13/24: Photos of all the landscaping below. All of the landscaping appeared to be ok. A large alligator jumped into the water from the bushes near the dock when I was inspecting the dock. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai & right side garage window. Storm shutter panels will be installed over the front door if major storm is imminent. Visual check of the dock. Put the key back in the lockbox when leaving.
8/13/24: I placed the mail in the blue recycling bin in the garage as requested. I walked the house twice to ensure all faucets and toilets were not running. I did not run water in the MB shower as the drain is covered. Minimal weeds beginning to grow on the lanai/pool cage area.
8/13/24: There was a small water stain on the middle of the back bedroom ceiling with the ac air handler when I arrived see photos below. The lawn is excessively high & needs to be mowed. The residence has not changed in appearance since the last service call. All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
8/13/24: The electric meter on the left side of the house has been connected to the new underground power line since the last service call see photo below. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
8/13/24: I watered the plant by the door in the dining area. I poured vinegar down the HVAC condensate tube and chased with water. I poured a few ounces of bleach in each toilet. Downspout crushed by mowers, reported previously. Weeds growing in the cracks on the lanai, too many to pull, they should be sprayed, photo below. The filter for the HVAC system should be changed, reported previously. I would change it but could not find a new one in the house. Let me know if you would like me to get one to be able to replace.
8/13/24: The tires on the car were starting to get low. I inflated them all to 32psi using my cordless inflator. Living room lamp was on. All ceiling fans are on. Both storage shed doors are locked. All gates are closed. All storm shutter panels are on.
8/13/24: Excessive weeds and grass are growing in the landscape beds & pavers by the front entrance. Portable dehumidifier in master bedroom read 40. All ceiling fans are off. Washing machine door is cracked open to prevent odors from building up. Large damp rid buckets or an air dryer are recommended for the vehicle for mold prevention. All lanai screen doors are unlocked. Water softener salt container is half full. Left the water main on for the pool auto filler & closed the garage overhead door when leaving.
8/13/24: All of the underground utilities work appears to have been completed since the last service call. Swept gecko droppings off the kitchen, dining room & living room floors. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. Monitoring the old water stains above the garage overhead door closely.
8/13/24: Removed a Tru green sign from the front yard. The ac thermostat was back on & the ac system appeared to be working correctly. Cleaned up dead ants in the master bathroom. The lawn has a few small brown spots in various locations that appear to be getting smaller. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Salt container for water softener is 3/4 full. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
8/12/24: Weeds are growing in the pool pavers. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Living room sliding glass doors are sandbagged for storm protection. Monitoring the old water stain on the master bathroom ceiling closely.
8/12/24: All of the weeds in the landscape beds are continuously being addressed. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off & door open. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
8/12/24: Weeds are growing in the pool pavers and deco drain see photos below. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
8/12/24: Weeds are starting to grow in the pool pavers see photo below. Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight. Green slip is in mailbox.
8/12/24: Excessive weeds are growing in all the landscape beds. All ceiling fans are off. Pool pump is scheduled to run between 9am-4pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
8/12/24: A locked metal cage has been installed around the irrigation timer on the back left side of the house recently see photo below. Current photos of the lawn below. The lawn still has some browning throughout the yard. The irrigation timer box is locked. All thermostats were set to 80. Guest wing hallway temps were 80.8 degrees & 50.5% humidity. Master bath hall temps were 80.3 degrees & 54.3% humidity.
8/12/24: The pipe coming out of the top of the pool pump is leaking slowly while the pool pump is running see photos below. The bottom hinge is broken on the left side pool cage screen door making it difficult to close. Client will address. Salt container for water softener is 1/4 full. Patio furniture on lanai. All storm shutters are currently off.
8/12/24: The lawn has several brown spots throughout the yard. Monitoring the old water stain in the master bedroom closely. All ceiling fans are off. Left the utility room light on per the instructions. Both pool cage screen doors are locked. All storm shutters are closed.
8/12/24: I watered the 3 interior plants as instructed. The front yard light is on. Weeds growing on the lanai. Branches are still on the ground around the base of the tree out back, photo below. I ran the dishwasher. The HVAC system is not running again, water in the pan indicates a plugged air handler tube again. This may be further inside the unit than just vacuuming the line can clear.
