Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,304 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/24/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house. I put the key back in the lock box when leaving.
3/24/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
3/21/25: Made sure the water heater, range & ice maker were off. All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
3/21/25: Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
3/21/25: The microwave has been storm damaged from electrical surges & is currently unplugged. Client is aware. Portable dehumidifier in kitchen read 54. Checked light timer in living room. Lanai screen door is locked.
3/21/25: There is a perishable item inside the refrigerator. Arched window in living room is still waiting to be replaced. Checked all damp rid buckets. All ceiling fans are off. Lanai screen door is unlocked.
3/21/25: Watered the plant on the lanai & used the right side slider only. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
3/21/25: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Left side pool cage screen door is locked. Photo of the pool below.
3/21/25: Drive by. Put the package inside that was laying by the front door photo below.
3/20/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
3/20/25: Monitoring all old water stains on the ceilings closely. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
3/19/25: Drive by. Brought all the Xfinity equipment to the Xfinity store for return & turned the license plate from the car in to the dmv. The dmv stated they would mail a confirmation of the return to the clients address in Canada.
3/19/25: Drive by. Brought all important mail to the post office yesterday for forwarding. Photo of the receipt with tracking number below.
3/18/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
3/18/25: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
3/18/25: The facade of the building was being repaired when I arrived see photo below. Removed the Xfinity equipment & the tag from the car when leaving to be returned. Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed. Left everything show ready when leaving.
3/18/25: The inside of the residence appears to have been cleaned since the last service call. All other renovations have not changed in appearance. The humidity level was well below 60% inside the residence. I raise a The humidity level was well below 60% inside the residence. I raised the thermostat to 75 for now to save energy. All ceiling fans are off. Mesh storm shutter on lanai is closed.
3/18/25: Brought in one piece of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be taking all important mail to the post office for forwarding. There appears to be a rectangular shaped depression forming in the front yard on the left side of the house directly in front of the sewer clean out pipe. Client will address when they return. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
3/18/25: Drive by. Put both empty garbage cans back inside the garage & raised the ac thermostat to 76 for now. There still appeared to be no internet coming into the house.

3/16/25: Drive by. Put both garbage cans down by the street for collection and make sure to close the garage overhead door when leaving. Will return to put both empty garbage cans back inside the garage.
3/16/25: Drive by. Put both garbage cans down by the street for collection. Checked the breaker panel in the garage. Rebooted the internet modem & the blink security system which was plugged in when I arrived but there doesn’t appear to be any internet going into the house. Will contact the client & advise them of the situation. Will return to put the empty garbage cans back inside the garage.
3/14/25: Photos below of the leak damage around the window discussed last service call. There is nothing wet at or near the window.
3/13/25: The humidity level was back under the acceptable level of 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Unable to access the parking garage storage room as a new keypad door handle has been installed on the door & it is currently locked. Permit for new ac system on front window. One of the sun screens on the lanai is damaged. Client will address.
3/13/25: Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
