Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,160 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/4/24: Full remediation has started inside the guest house photos below. Portable dehumidifier was on & read 36. It did not smell musty inside the residence. Electronic keypad door handle has been damaged as it was submerged in water and is no longer working correctly. The storm damaged water heater has been uprighted but the breakers appear to be tripped in the panel. Unable to run water throughout the residence as all of the sinks and faucets etc have been removed & all of the plumbing is temporarily disconnected. Client is addressing. Ceiling fan is on. All storm shutters are closed.10/12/24: You have no power course you know that. The small refrigerator is defrosted, but there’s not much of a mess really or smell. I see no obvious ceiling damage or leakage. Someone’s collected things and put them up for you so they didn’t get wet if there were a surge. The main refrigerator has a slight smell to it. It should probably be emptied. Nothing has frosted and spilled on under the floor. It’s all still contained in the freezer. The humidity inside is 60.1%
11/4/24: There is still storm debris scattered down by the street. The vehicle has been removed since the last visit. Both garage overhead doors are water damaged & the inside of the garages are water damaged storage rooms, walls etc. The inside of the storage rooms appear to need water remediation. Client is addressing. Landscaping trees & plants throughout the residence are storm damaged. Client is addressing. The large boat is still sitting in the backyard. Client is addressing. Pool cage has extensive storm damage. Client is addressing. The pool is clean but the pool pump does not appear to be working. Client is addressing. Both auto fill water valves are on. Both docks along the seawall have storm damage. Client is addressing. Mesh storm shutters on lanai are damaged. Client is addressing. Both refrigerators and freezers were on and cold. The ac system was on & appeared to be working correctly.
10/13/24: I could not find any obvious major storm damage to your home. You have power and your AC is running and cooling. The humidity inside is right under 48.2% which is acceptable. The plants look wind whipped understandably. You have some possible minimal shingle damage. Photos sent via text.
9/29/24: Karen I found no obvious storm damage from Helene to your home inside or out. Two plants were damage and several de-leafed. Photos sent via text.
11/4/24: All of the storm shutters have been opened since the last visit. Client is aware. Mailbox is storm damaged. The security system is temporarily deactivated for real estate showings. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. All ceiling fans are off. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are open. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning. Power company is addressing.
11/4/24: Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 52. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants.
11/4/24: The electronic water main valve on the left side of the house was slowly leaking from the top again when I turned on the water main. Client is addressing. Brought in two pieces of mail with some sales flyers see photo below. Turned everything back on for clients return & disconnected the battery maintainer from the car. Some of the sinks and toilets throughout the residence have been covered with Saran wrap. The lawn has a few brown spots in the back yard. All ceiling fans are off. Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. All storm shutters are closed & panels are on.
11/4/24: All of the storm shutters have been removed & put back inside the garage since the last visit. I did not see any missing roof shingles. The pool water level was low when I arrived. I ran the hose in it during the service call & set the timer for 120mins to bring the water level back up. Everything was ok inside the residence. I did not see any water stains on the ceilings. The ac air filter is dirty & needs to be replaced size 20x20x1. Excessive weeds are growing in the pool pavers and deco drain. The large damp rid bucket inside the car is full and needs to be replaced. There appears to be a slow water leak in the one of the seams on the gutters on the back of the house next to the bedroom window. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
11/3/24: Drive by. Put the garbage can down by the street for collection. Made sure the garage overhead door was closed & everything locked up when leaving. Will return to put the empty garbage can back inside the garage once collected.
10/13/24: I could not find any obvious storm damage to your home. You have power and your AC is running and cooling. The humidity inside is right under 60% which is acceptable. The plants look wind whipped understandably however some appear as if they are in distress of have been sprayed with a weed killer. Photos sent via text. Forget my comment about weed killer. There are many of the same plants in BR and they all look the same that must be wind damage
9/27/24: I found no obvious evidence of storm damage to your condo. You have power and the AC is working.
10/13/24: I could not find any obvious storm damage to your home. You have power and your AC is running and cooling. The humidity inside is right under 60% which is acceptable. The plants look wind whipped understandably. A small bit of damage to the pool cage. The plastic latch for the garage screens is broken doors were slide open a bit I put them back. 9/27/24: Your house has no obvious storm damage. It has power and the AC is functioning.
10/11/24: I found no obvious signs of major damage to your condo from Milton. You did have one of your vinyl windows on the lanai blown out. You did not have power yet.
9/28/24: Robert, I found no obvious signs of storm damage inside your unit. You have power and the AC is working.
10/14/24: Ron I found some damage at your home today. The back large screen blew out. You have a loose tile at the top back ridge of the roof facing the golf course. I have a great deal of your roof I cannot see from the ground. I would bring in a roofer to fix the tile and look over the rest of the roof. You have wind whipped plants as many homes do in SN The AC is still in need of repair. Humidity inside is 61.6% which is acceptable. Photos sent via text
9/27/24: No obvious evidence of storm damage to your condo, however there is no power that I have in any condo I've look at here at Aldea Mar
10/14/24: As I discussed on the phone, I found no major obvious storm damage to your townhouse the AC was running a 78 and as we discussed. I moved it to 80°. You have some wind whipped plants out front. I'll send you a photo of that but that's pretty much common from hurricanes they should bounce back.
11/1/24: I poured a bottle of vinegar down the HVAC condensate tube. There is an armadillo hole under the backside of the AC condensing unit, reported previously, it now appears dormant. There is some digging at the back corner on this same side but no den has been made. There is a long aluminum brace on the ground next to the house, reported previously. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return. The AC unit is not running. The thermostat was set to 77, I set it to 79 which is the setting that has been used all summer. There is a broken tree branch out back. The large screen was replaced but the old screen was never taken by the screen company. A rain gutter deflector has come down. I placed the deflector in the garage. Photos of all of these below.
11/1/24: Checked to ensure the auto fill shut off, it did. Also the homeowner wanted me to see if the screen repair had been done, it hadn’t.
11/1/24: I am unable to raise the hurricane shutters. I watered the 4 plants on the lanai as requested. Checked all the GFIs. I am unable to fit between the car and tool box to get in front of the electrical panel, reported previously. I could not see any tripped breakers from beyond the car. The pool level was about 1/3 the skimmer report so I ran water while I was providing the service. There are two smoke detectors that are beeping which indicates they need their batteries replaced. One is at the bottom of the stairs and the other is the upstairs smoke detector. The upstairs air conditioner is holding its own as far as temperature and humidity. The air coming from the supply lines is just about 80°, which isn’t efficient. I tested the front door keyless entry. It worked just fine. The garage door brace remains in place.
11/1/24: You have two separate dents in the gutters front and back of the garage, the front one has some minor tile damage, reported previously. The two previous ceiling concerns have not changed as far as I can tell. The light in the garage was on and the door between the house and garage was not locked. The pool level is below the skimmer port. The sight glass for the pool pump is filled to the top. Looks like the pool pump is pulling from a bottom drain. Put a hose in the pool to fill it. I kept the water on because of this. Homeowner’s neighbor will watch and shut off later. There appears to be a small leak in the pool pump area, photo below.
11/1/24: I poured vinegar down the HVAC condensate tube and chased with water. Evidence of drain back up in the master bath shower, reported previously.
11/1/24: The alarm system panel had numerous alerts on the screen concerning low batteries in all of the sensors when I arrived. The sensors on all of the windows & doors do not appear to use batteries & are hardwired in to the same outlet in the man cave closet. I replaced all four AA batteries in the front door keypad with brand new batteries but it was still showing a low battery alert. I rebooted the security system gateway as well but the alerts remained on the screen. Client will address the situation when they return. The holes in the exterior wall from the storm damaged satellite dish on the right side of the house are temporarily covered with duct tape. Client will address when they return. The deadbolt on the mancave exterior french doors has a lot of play in it causing the doors to move approximately 1/4” when it is windy. I placed a bag of salt in front of the doors for now to keep them from moving. Client will address when they return. The plastic gutter downspout extension on the right side of the house is damaged. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Checked all light timers. Both lanai screen doors are locked. Water softener salt container is empty. Green slip in mailbox.
