Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,467 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/7/24: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. The water supply to the toilet tanks are off at the valve. There is browning of the yard, photos below. I tested the zones and they all came on with plenty of pressure.
5/7/24: The lawn had excessive browning throughout the entire yard when I arrived see photos below. Location marks for Charlotte county utilities have been placed in the front yard photo below. One of the travertine tiles by the pool appears to be sinking see photo below. The water fall portion of the pool appeared to be a little low. I ran the hose in it during the service call to help bring the water level up. Made sure the water heater & oven were off. Turned off several lights that were on throughout the residence. All ceiling fans are on. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers as they are starting to sink & paver base is starting to wash up. Visual check of the boat photo below. All straps were tight. Activated the alarm system when leaving. Left the water main on for the pool water auto filler when leaving.
5/7/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The front armadillo hole behind the front window appears active or dug try to make a den, photo below. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a water spot on the ceiling in the living room, previously reported. Soffit is starting to come out at the gable peak in the back, reported previously. There is a tree branch hanging over the shed that could damage the roof in high winds. I began running water in the pool during the service call and I will come back in a couple hours to shut the water off. There was someone here clearing the bushes around the pool cage.
5/7/24: Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water jugs provided. Put the keys back in the lockbox when leaving.
5/7/24: Removed the piece of avocado from the refrigerator that was perishing photo below. All ceiling fans are off. Mini split ac is on.
5/7/24: I found the garbage disposal bound up, so I freed it and sprayed some WD-40 into it liberally. The guest bathroom toilet seat was down, photo below. I cleaned it up of course. This is why I suggest they be up during the summers. Debris along the one side of the house, photo below. Not sure if I should turn the water on to the MB tub, so I didn’t.
5/7/24: There was a box of tarps & misc items on the carport when i arrived photo below. I put the box in the laundry room for now. A section of the ceiling on the lanai appears to be falling down see photo below. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is unlocked. All storm shutter panels are on. Visual check of the dock & boat ramp photos below.
5/7/24: There is browning in the yard, photos below. I turned the irrigation system on and zone one had very low water pressure and the other zones as well, some heads didn’t even have enough pressure to get up fully.
5/7/24: Brought in five pieces of mail & two packages. Several pieces of the mail had a different name on them see photos below. Weeds & grass are growing in the landscape beds. Client will address. The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Pool pump timer scheduled to run between 8am-11am. All storm shutters are currently off except for the right side garage window. Hardware for shutters on lanai & front door appear to need some maintenance. Visual check of the dock. Put the key back in the lockbox when leaving.
5/7/24: Some browning in the lawn, reported previously. There were two pieces of mail in the box, photos below. The pool/spa was very low on water, I filled while I provided the home watch service. The edges need scrubbed, photo below. I’m not sure why but there is churned up spots in the lawn out back, photo below.
5/7/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail, none appeared to be important. Some pest digging in the front mulch, reported previously. Some weeds beginning to grow in the landscaping. Water was on upon arrival, off upon departure.
5/7/24: The residence has not changed in appearance since the last service call. All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
5/7/24: Put the ryobi battery pack inside the house. The shower head was dripping on its own again after I arrived & turned the water main on. The shower head continued to drip in the off position until the water main outside was turned back off. The tv in the living room was on. The old plastic water main handle is slowly weeping water. Client will address. All ceiling fans are on. Hot tub is plugged in. Both storage shed doors are locked. All storm shutter panels are off.
5/7/24: All of the plastic that sealed off rooms that were being worked on have been removed, reported previously. Many items in these rooms are still covered with plastic. The dehumidifier in the upstairs bathroom is off. Photos of back landscape below. The circuit breaker for the upstairs game room was tripped.
5/7/24: All of the perishable food items have been removed from the refrigerator since the last service call. The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. Monitoring the old water stains above the garage overhead door closely.
5/7/24: Removed several trugreen signs from the yard. Kitchen lights have been turned off since the last service call. All ceiling fans are off. Manabloc water system has some corrosion on some of the pipe connections. Salt container for water softener is 3/4 full. Lawn has small brown spot in backyard from broken sprinkler heads. Client is aware & addressing. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
5/7/24: I watered the 5 plants in the pool/lanai area as instructed. I brought in a pool company slip from the lanai area dated 5/1/24. I turned the light off next to the side entry door of the garage, it was on.
5/7/24: Brought in six pieces of mail with some sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Put both empty garbage cans back inside the garage. Storm shutters on lanai are off. Both screen doors are locked. Irrigation system is off. Water softener salt container is full. Left everything as is & the water main on when leaving to keep the house show ready.
5/7/24: Drive by. Went back to the residence to perform an inspection but the building was still taped up with plastic & the painters were actively spraying all of the handrails when I arrived see photos below. All of the storm shutters were covered in plastic & there was work being performed on the back of the building as well. Will contact the client & advise them of the situation.
5/6/24: Drive by. Went back to the residence to check on the pool & turn the water main back off after running the timer for 120mins. The pool water level was back up to slightly over the middle of the top skimmer port.
5/6/24: The pool water level was slightly low when I arrived from evaporation. I ran the hose in the pool during the entire service call to help bring the water level up. Reset both smart plugs by waiting for them to flash amber & green per the client. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
5/6/24: The lawn needs to be mowed. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Ran the hose in the pool during the service call to help keep the water level up. Pool pump is scheduled to run between 9am-4pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
5/6/24: The lawn had excessive browning throughout the entire yard when I arrived see photos below. Irrigation timer is on & breaker for well pump was not tripped. Found a plastic irrigation box cover by the pool pump equipment broken see photo below. The chlorinator for the pool was still slowly leaking from one of the pipes see photo below. The pool water level was low from evaporation again. I ran the hose in the pool during the service call & will have to leave it running in the pool while I conduct other inspections in the area. Brought in one piece of mail with some sales flyers see photo below. The garbage disposal was seized from the blades being rusted inside the disposal. I was able to free the disposal using a disposal hex key. The small ac air filters in all the bedrooms need to be cleaned or replaced. Client will address. Salt container for water softener is full. Patio furniture on lanai. All storm shutters are currently off. Left the water main on when leaving for the pool.
5/6/24: Left a lockbox with a key to the residence inside on the front door when leaving. The humidity level was well below 60% inside the residence again when i arrived. I raised the thermostat to 80 for now to save energy. Will continue to monitor closely & adjust accordingly. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. One of the lanai screens has a large tear in it. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
5/6/24: Uv lamp in air handler was on. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Lamp in living room is on. All ceiling fans are on.
