Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

10/17/24: Drive by post storm check. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn screens on the lanai. Garage was ok & dry. Roof and building appeared to be ok.
10/17/24: Drive by post storm check. Everything was ok inside the residence. Power was on & the ac system was on. I turned the refrigerator breaker back on & plugged the WiFi router in the living room back in per the client. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn screens on the lanai. The garage and car were ok. The portable dehumidifier was on and the garage was dry. The roof and building appeared to be ok.
10/17/24: I poured 4oz of vinegar down the HVAC condensate tube and then chased with water. I set the humidistat to 55 which is where I think it will do best based on the humidity today and the time of year. I did not find any obvious signs of storm damage to your condo. You have power and th AC is working and cooling. The electronic door keypad would not work even with different batteries.

I checked all the tires & inflated them to 32psi. The roof & building appeared to be ok.
10/17/24: Drive by post storm check. Brought in the four pack of Nuline ac drain line cleaner & poured one bottle down the ac condensate drain line for preventative maintenance. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. Coin in the freezer was still on top of the ice. I did not see any new water stains or water intrusions throughout the residence. No torn screens on the lanai. Garage was ok & dry. Roof & building appeared to be ok.
10/17/24: I started the two cars and they idled during the service call. The garage door opener is beeping slowly which indicates the battery for the battery backup is beginning to fail and will need replaced. I brought the mail inside and it is on the island. I am taking down the hurricane wind screens on the windows.
10/17/24: Drive by post storm check. The roof & building appeared ok. Everything was ok inside the residence except for the microwave which had a message concerning the keypad being shorted on the display & was making a loud beeping sound when I arrived most likely from a powerful electrical surge. I unplugged the microwave for now as it continued to make the loud beeping sound. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn porch screens. Garage was ok & dry.
10/17/24: Drive by post storm check. There was more extensive water damage throughout the garage & storage room when I arrived photos below. Client is aware & addressing. The vehicle & golf cart sustained significant water damage & are waiting to be picked up. Client is aware & addressing. Refrigerator in storage room was on & cold. Everything inside the residence was ok except for the security system control panels which were damaged & are currently being addressed. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. Security system temporarily disabled. I closed the storm shutter over the front door when leaving.
10/17/24: Drive by. The garage overhead door has been removed recently. Removed all license plates from both vehicles & tried to remove as many personal items from the vehicles but everything was wet & moldy. I did remove a bunch of change from the center consoles and placed it all in the kitchen drawer where the car keys were. I removed all personal keys from both key fobs & placed each key in the cup holders of the cars to be ready for pickup.
10/17/24: Contractor access. Met with Allstate insurance adjuster Robert Norris for inspection of the storm damaged car. Robert took many photos of the car & stated that the car will need to be scheduled for pickup. Robert was unable to gain access to the inside of the car but was able to get some photos of standing water on the floorboards of the car through the outside of the windows. I assisted Robert with taking detailed photos & stayed well him until he was finished. I put the key fobs to the car back inside the residence. 7:00am-8:00am.
10/16/24: Drive by post storm check. Both the carport & porch ceilings had soffit damage when I arrived photos below. The damaged soffits have been placed in a stack underneath the carport for now. No torn porch screens. The roof appeared to be ok. There is large storm debris in the backyard along the fence line that floated in from the canal photos below. The storm shutters covering the mid guest bedroom window were damaged & ripped completely out of the wall photo below. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. Laundry room was ok. Photos of the dock & boat ramp below.
10/16/24: Drive by post storm check. There was a small section of soffits damaged on the front of the building when i arrived photo below. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. Uv light was on. No torn lanai screens. Vehicle & golf cart were ok. Water did not get into the garage & appeared to stop in the middle of the driveway. The marina sustained damage.
10/16/24: Drive by post storm check. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any water stains on the ceilings or water intrusions throughout the residence. No torn lanai screens. Garage & vehicle were ok. The garage was dry & the portable dehumidifier was on. The building and roof all looked ok.
10/16/24: Drive by post storm check. The pool cage left side screen door was damaged when I arrived photos below. No torn pool cage screens & the pool was clean. The roof appeared to be ok. Everything was ok inside the residence except for a couple small water intrusions on one of the dining room windows and the front guest bedroom window photos below. The water appears to have just rested on the window sills and dried there. Everything was dry around and underneath the windows and it did not smell musty. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any new water stains on the ceilings or any other water intrusions throughout the residence. The garage and minivan were ok. Water did not get into the garage.
10/16/24: Drive by. Picked up all the mail that was inside the mailbox to bring to the post office for forwarding.
10/16/24: Drive by post storm check. A small section of soffits & a couple privacy fence panels were damaged when i arrived photos below. The pool is green photo below. No torn pool cage screens or missing roof shingles. Everything was ok inside the residence. Turned the breakers for the ac system back on & set the thermostat back to the original settings. I did not see any new water stains on the ceilings or water intrusions throughout the residence. The garage rear entry door is still leaking water through the bottom of the door whenever it rains. Removed the lockbox from the front door when leaving.
10/16/24: Drive by post storm check. Flood water from the recent hurricane has caused even more damage to the residence. The hot tub was pushed up against the air conditioner & the water lines on the exterior of the house appear to be higher than the previous hurricane water levels photos below. Roof appears to be ok & I didn’t see any missing shingles. No damaged soffits. Dock appeared ok. The floorboards of the vehicle were extremely wet & it was starting to smell musty inside. Client advised they will hire a professional detailer for the vehicle. I put the key to the suv next to the security keypad by the front door for now. Water has went through the entire residence & garage again damaging everything photos below. Power was on, ac system was on & all the ceiling fans & standalone fans are on for air circulation. Refrigerator is broken. I made sure everything was locked up & activated the alarm system when leaving.

10/16/24: Drive by post storm check. There were several damaged soffits around the residence & the pool was full of storm debris when I arrived photos below. I did not see any missing roof tiles. The boat appeared to be ok but one of the pilings has been pushed backwards photos below. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. There is another hole forming along the seawall underneath the grass on the right side of the yard photo below. Everything was ok inside the residence except for the garage which appears to have had several inches of water run through it during the storm but everything was currently dry photos below. Vehicle was ok & appeared to be dry inside. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any new water stains on the ceilings or water intrusions throughout the residence. Watered the plants by the front door.
10/16/24: Drive by post storm check. The garage appears to have had water go several feet into the garage. The walls on the front of the garage are drywall & may need to be water remediated. The mini van was ok & dry inside. The portable dehumidifier was on. I found a small water stain inside the residence on the ceiling above the ac system in the utility room which a little water appears to have leaked from the ceiling photos below. Everything was currently dry. I did not see any other water stains on the ceilings or water intrusions throughout the residence. Power was on & the ac system was on. Lanai was ok & storm shutter was closed.
10/16/24: Drive by post storm check. Everything was ok inside the residence. Power was on, ac system was on & the refrigerator & freezer were both on & cold. I did not see any new water stains on the ceilings or water intrusions throughout the residence. Storm shutters are down. The garage had a strong musty smell & appeared to have had several inches of water in it as the floors were muddy & the drywall in the corners were damp. All the walls are concrete block except for the front & back walls which may need to be water remediated photos below. The car was ok and dry inside. Water did not get into the engine bay or interior of the car but it will need new damp rid buckets.
10/16/24: Drive by post storm check. Everything was ok inside the residence. Power was on & the ac system was on. I did not see any new water stains on the ceilings or water intrusions throughout the residence. Ran the storm shutters up and down for preventative maintenance. The garage was dry and the water appeared to have only went a few feet into the garage as the floor was slightly dirty & none of the items in the back of the garage were wet photos below. The portable dehumidifier was on and running so it did not smell musty inside the garage. Guest bedroom is still waiting on new windows. The front of the building was being painted when I arrived.
10/16/24: Drive by post storm check. Everything was ok except for the garage which appeared to have had several inches of water in it as the floors were muddy & there were some new & darker water stains on the bottom of the wood on the back wall photos below. All the walls are concrete block except for the front & back walls which may require water remediation. The portable dehumidifier was on & running so it was not musty inside the garage. Will contact the client. Power and ac system were on inside the residence. The refrigerator and freezer were both on and cold. I did not see any water stains on the ceilings or water intrusion throughout the residence. The front of the building was being painted when I arrived.
10/15/24: Drive by post storm check. A few landscaping bushes were damaged photos below. No torn pool cage screens & the pool was clean. I did not see any missing roof tiles. Previously damaged soffits on the back of the house have not changed. Dock & boat lift appeared ok. Everything was ok inside the residence except the garage appears to have had several inches of water in it photos below. All of the doors inside the garage are starting to get mildew on them as well photos below. All of the walls in the garage are concrete block except for inside the closets which may need to be remediated. It does not currently smell musty in the garage. I placed the fan in front of the closets for now. Client advised they will be contacting a water remediation company. The vehicle was ok & no water got inside. I did not see any water stains on the ceilings or any other water intrusions throughout the residence. Power was on & the ac system was on & cold. Made sure everything was closed & locked up when leaving.
