Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/26/24: Photo of the new well pump below. The painter Dennis was inside the residence removing the wallpaper in the kitchen when I arrived see photos below. The lawn has excessive browning throughout. Clients are aware. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
8/26/24: Sprayed pledge in the tracks & ran the storm shutter down & up for preventative maintenance. The lawn has a few small brown spots in the front & right side of the house. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance.
8/26/24: Replaced the batteries in the front door keypad with four new AA batteries restoring power to the keypad but the passcode doesn’t appear to work anymore. Portable dehumidifier read 66. Ceiling fan is off. Left the water main on when leaving. All storm shutters are open.
8/26/24: Replaced the dead batteries in the front door keypad with four new AA batteries restoring power to the keypad & made sure to test it after installing the new batteries. The jet ski has been removed from the canal since the last service call. A large section of screen is torn on the left side of the pool cage. Brought in one piece of mail see photo below. Made sure both pool water auto filler valves were on. The plates on the vehicle and boat trailer are expired. The main refrigerator is back on & appeared to be working correctly again. The temporary refrigerator & freezer were both on and cold. All storm shutters are open.
8/26/24: Gopher tortoise hole under the one corner of the pool cage is inactive again. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. Rich the plumber came at 11:22a so he could replace the valve for the guest shower. I pulled the weeds in the lanai/pool cage area while Rich worked on the shower.
8/26/24: The humidity level was below 60% inside the residence again. I raised the AC to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. Photo of boat & motor below. Checked all damp rid buckets. Electric pole in backyard is leaning. All clam shell shutters are closed. Garbage cans are secured. Put the keys back in the shed when leaving.
8/26/24: Baseline photo of the ceiling spot in the entry hallway below.
8/26/24: Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
8/26/24: Sprayed the weeds today. The palm trees out front and the right side of the home have been trimmed but are dead or dying, photos below.
8/26/24: The tree in the front yard that was staked has fallen over see photo below. Brought in a notice from the insurance company that was on the front door when I arrived see photo below. One of the plumbing pipe connections on top of the water heater is severely corroded and starting to leak very slowly see photos below. I turned the water supply valve on top of the water heater off for now. Excessive weeds & grass are starting to build in the landscape beds. The lawn still has some slight browning throughout the yard. Watered the potted plant inside & the potted plants on the front porch. Drywall texture falling off front & back porch ceilings. Client is aware. All storm shutters are off. Left the water main on when leaving. Neighbors car is temporarily in driveway.
8/26/24: None of the exposed walls inside have signs of moisture. Brought in several pieces of mail, mailing the 2 pieces that were important. The toilet in the bathroom off the garage will not fill it just runs continuously. I have shut it off at the valve below the tank and tagged it as such. I sprayed the weeds on the lanai today again, no charge as they should have died from being sprayed last week.
8/26/24: Made sure the water heater, range & ice maker were off. Lawn conditions are starting to return to normal. All of the vines have been removed from the pool cage screens recently. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
8/26/24: A new pool pump appears to have been installed since the last service call see photo below. The new water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Monitoring all water stains on the ceilings closely. Mini fridge was on & cold. Wine chiller read 59/45. Ac thermostat fields #1-#4 are all of the bedrooms & dining room. Kitchen thermostat readings are written in the observations field. Kitchen thermostat by garage door read 78/78. Temperature & humidity were 78.4 & 58.8%. Thermostat by refrigerator read 78/78. Temperature & humidity were 78.6 & 58.6%. Right side pool cage door is locked. Left the water main on when leaving.
8/26/24: I watered the plants in the pool/lanai area as instructed. I found a pool company slip on the lanai, dated 8/21. I left the water main on as discussed for the person who will be power washing the pool area today. I walked the house twice to ensure that all faucets and toilets were not running.
8/26/24: The lawn is excessively long & needs to be mowed photo below. Both ac air filters were dirty & needed to be replaced. I replaced both filters with some of the new filters provided & wrote the date of installation on them. The pool company arrived to service the pool while I was inside the residence. Checked light timer in living room. Checked shed in backyard. Empty lot needs to be mowed. Clear storm panels are on over the Florida room windows. Green slip in mailbox.
8/26/24: All of the weeds have been removed from the landscape bed since the last service call photo below. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. An electrical conduit connection on the right side of the house behind the pool pump equipment appears to have disconnected. All storm shutters are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
8/26/24: Watered the plants in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are pushed up on the left side of the house. Green slip in mailbox.
8/26/24: Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 36. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants.
8/26/24: Brought in three pieces of mail with a stack of sales flyers see photo below. Opened up the residence for clients return and turned everything back on etc. Some of the sinks and toilets throughout the residence have been covered with Saran wrap. The lawn has a few brown spots in the back yard. All ceiling fans are off. Portable dehumidifier in kitchen read 44. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is temporarily unlocked for storm shutter repair. Almost all storm shutters are currently off/open.
8/26/24: Excessive weeds are growing in the pool pavers and deco drain photos below. The large damp rid bucket inside the car is full and needs to be replaced. There appears to be a slow water leak in the one of the seams on the gutters on the back of the house next to the bedroom window. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
8/24/24: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 10oz of water. I started both SUVs and they idled during the service call
8/24/24: I poured vinegar down the HVAC condensate tube and then chased with water. There are a few dead ants in each track of the sliders, reported previously. I did not find any live ants.
8/24/24: I poured vinegar down the HVAC air handler condensate tube. I started the car, I moved it a foot and it idled during the service call.
8/24/24: I poured an ounce or two of bleach in each toilet. Half tripped breaker for the dishwasher (again). If this circuit is tripped again next service call I am goin to keep it off as I see no reason to keep trying it is not a necessary breaker while the house is vacant. The GFI on the wall where the grill is was tripped. This controls the receptacle for the garage door opener, I reset it. No mail in the box. I poured one of the bottles down the AC drain tube.
8/24/24: I watered the 3 plants inside next to the sliders. I found many dead bugs in the master bathroom, photos below. I did not see any live bugs.
