Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/23/24: The browning of the lawn remains the same. I watered the plants on the lanai. Each car charger had power. All ceiling spots reported previously remain the same. The plants that are still alive on the lanai, register high soil moisture content, no need to water.
8/23/24: The guest bathroom toilet is tagged for leaking between the tank & bowl when being flushed. Clients can address when they return. All ceiling fans are off. The water heater is almost 20yrs old & may need to be replaced soon.
8/23/24: The car has been returned to the garage. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.
8/23/24: Browning in the yard remains the same. I walked the house twice to ensure all water faucets were off and the toilet valves were off as well. I do this because the water main to the home must remain on for the pool auto fill. The ceiling spots mentioned int the previous report are the same. Weeds are growing in the cracks of the lanai. I can spray these for $20.
8/23/24: All ceiling fans are off.
8/23/24: All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
8/23/24: The browning in the yard remains the same. The pool level is at the top of the skimmer port. I found the AC drain line full of water inside, some water in the pan and the float switch reservoir was filling with water too. I vacuumed the line it was very plugged. I vacuumed from both outside and inside. I needed to heat a quart of water then pour it down the line. I let it set in there for several minutes. I was then able to vacuum the line successfully, photo below.
8/23/24: Portable dehumidifier in kitchen read 42. Checked light timer in living room. Lanai screen door is locked.
8/23/24: All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
8/23/24: Browning in the yard remains the same. I poured 4oz of vinegar down the HVAC condensate tube. Pool level is above the skimmer port.
8/23/24: All ceiling fans are off. Lanai screen door is unlocked. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving. Green slip in mailbox.
8/23/24: I poured vinegar down the HVAC condensate tube chased with water. Browning of the yard has not improved. A couple of weeds growing on the lanai.
8/23/24: Watered the new triple Pygmy date palm by the back door with numerous gallons of water. The new palm tree is alive & appears to be healthy. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Bahama shutters are open.
8/23/24: The toilets are Seran wrapped so I did not flush them. I found a package in the front screened area, photo below. I brought it inside the garage. I poured vinegar down the AC drain.
8/23/24: The lanai may need to be pressure washed soon. All ceiling fans are off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai. Lanai screen door is unlocked. Did not run any water inside the residence.

8/23/24: All ceiling fans are off. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
8/23/24: Pulled weeds on the lanai . Water main valve was on but off upon departure.
8/23/24: Watered the plant on the lanai and made sure to use the right side slider. Will water the plant on the lanai every other service call.
8/23/24: Checked all damp rid buckets.
8/23/24: Jeff the landscaper is out back working on the plants around the pool cage. Pulled a dozen weeds inside the pool cage. One spot up front that I remember being there before, photo below. I’m not sure the roofer looked there but when/if they come to repair you may want t to have them look at it. Photo below, just inside the front door. It is not brown and appears painted over.
8/23/24: The old water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Mini fridge in kitchen is off & doors open. All ceiling fans are off. Checked light timer in living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. All storm shutters are closed & storm panels are on. Accordion storm shutter over front door will be closed if major storm is imminent.
8/23/24: The water filtration system underneath the kitchen sink was intermittently running when I arrived and stayed turning on and off during the entire inspection. I did not see any way of turning it off & it appears to need maintenance at this time. Will contact the client and advise them of the situation. The plate on the vehicle appears to be expired. Lawn conditions have returned to normal. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. Will run the keurig coffee maker once per month. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
8/23/24: I met the insurance inspector at 8:51am to allow him access to the home. I started the two cars and they idled during the service call. The garage door opener is beeping slowly which indicates the battery for the battery backup is beginning to fail and will need replaced. Water main was on upon arrival off upon departure.
8/23/24: The battery maintainer connected to the car had the red fault light on again. I unplugged it & plugged it back in removing the fault light. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Photo of the pool below.
