Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,304 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/27/25: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. Unable to access the parking garage storage room as a new keypad door handle has been installed on the door & it is currently locked. Permit for new ac system on front window. One of the sun screens on the lanai is damaged. Client will address.
3/27/25: The front guest bedroom light was on when I arrived. I turned it off before leaving. Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
3/27/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
3/27/25: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
3/27/25: The water heater was manufactured on 10/09/2020. The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.

Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was on in #603.
3/27/25: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 73 for now to save energy. Will continue to monitor closely & adjust accordingly. Permit for new ac system is on the front door. All ceiling fans are off. Storm shutters on lanai are closed.
3/25/25: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.

3/25/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
3/25/25: The hose spigot next to the water main on the right side of the house will not shut off all the way causing it to drip when the water main is turned on photos below. No mailbox.
3/25/25: Brought in one piece of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be taking all important mail to the post office for forwarding. There appears to be a rectangular shaped depression forming in the front yard on the left side of the house directly in front of the sewer clean out pipe. Client will address when they return. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
3/25/25: There still appears to be no Internet coming into the residence. The plates on both vehicles appear to expire soon. Large propane tank on left side of house has 75lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Client will address. Mini fridge on lanai was on & cold. Visual check of the boat photo below. Straps were tight.
3/25/25: A new door handle has been installed on the shed door since the last service called photo below. The ac air filter is dirty & needs to be replaced size 20x24x1. There are some large cracks on the lanai floor around the outside of the pool. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
3/25/25: The tag on the car expires soon. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Was unable to water the plants as there are no more water jugs provided. Put the keys back in the lockbox when leaving.
3/25/25: There was a large pile of garbage bags along the front of the house when I arrived see photo below. All the new baseboards, casing & windowsills etc are still waiting to be finished. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. Mini split ac is off.
3/25/25: The storm shutters have been removed from half of all the front windows & doors since the last service call. Made sure the water heater & range were off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. Green slip in mailbox.
3/25/25: Brought in one piece of mail with a stack of sales flyers see photos below. Will be bringing all important mail collected during the service calls to the post office for forwarding. The block privacy wall on the front left corner of the house is storm damaged. Client will address. A piling from someone else’s dock appears to have floated onto the dock during hurricane storm surge water & has gotten stuck on top of the dock. Client will address. Several pool cage screens have small tears & holes in them. Client will address. The lattice around the pool pump is damaged. Client will address. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai, right side garage window & half the front door. Visual check of the dock. Put the key back in the lockbox when leaving.
3/25/25: The repaired section of roof & facia on the left side of the house is waiting on a new piece of metal flashing at this time. Client is aware & addressing the situation. No water stains on the master bedroom ceiling. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane Ian.
3/25/25: There were location flags & marks along the front yard down by the street when I arrived see photos below. The cabinet drawers underneath the kitchen sink are disconnected from the base of the cabinet. The brackets holding the drawers of the cabinet onto the base of the cabinet are really loose & the bottom does not appear to have been attached to the base causing it to fall off from gravity. Client will address when they return. Garbage can underneath carport is full. All ceiling fans are off. Both storage shed doors are locked. Hot tub is on. All gates are closed. All storm shutter panels are off.
3/25/25: Monitoring the old water stains above the garage overhead door closely.
3/25/25: There was an excessive amount of live & dead ants all throughout the master bathroom when I arrived see photos below. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
3/24/25: Turned everything back on for clients return. Brought in four pieces of mail see photo below. There are some perishable food items inside the refrigerator. Some of the sinks & toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 42. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
3/24/25: Ran the storm shutters down and up for preventative maintenance. Weeds are starting to build up in the landscape bed. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. All ceiling fans are off. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are open. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning. Power company is addressing.
3/24/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. The residence was recently inspected by a pest control company & may be treated for subterranean termites soon. I did not currently see any insects by the lanai door but it is still difficult to open & close. There were currently no dead bugs on any of the floors throughout the residence since turning off all the lamps connected to light timers. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
