Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,550 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/22/24: The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
10/12/24: I found no obvious signs of damage to your condo from Milton, you have power and the AC is working
11/22/24: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
11/22/24: The ac system appears to have been serviced since the last inspection. All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 12. Front load washing machine lid is open to prevent odors.
11/22/24: All of the glass windows & doors throughout the residence will need to be cleaned on the outside. Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
11/22/24: The storm shutters over the front door & sliding glass doors have been opened since the last service call. The ac system was still off & the thermostat was blank again when i arrived. I did not find any tripped breakers & I was unable to get the ac to turn on. The ac system will need to be repaired at this time. There is a small section of soffits damaged on the middle of the left side & front right corner of the house. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
11/21/24: Condo being renovated after flooding from Helene and Milton.
11/21/24: Condo is under renovation from being flooded by Helene and Milton. Photos of the condo below. There were no commercial floor fans nor a dehumidifier, however the AC was running and cooling. The humidity is at an acceptable level.
11/21/24: Soffit and fence damage reported previously remains in the same condition. The cover for the softener is missing, reported previously. The homeowner maintains the pool level remotely. The garbage disposal that’s been a bit loud and is now frozen.
11/21/24: The dehumidifier in the guest bathroom, read 40 and had water in the tube/hose. The dehumidifier in the master bathroom, red 45 and had water in the tube/hose. The screens on the lanai are repaired. The pool is clear, there is screen spline at the bottom on the deep end. The water level is just below the coping. Photos of the lawn below. Circuit breaker 32 labeled GFI was tripped I did not reset it as I am not sure what tripped it, photo below.
11/21/24: I removed the car’s battery maintainer and placed the maintainer in the storage area. I capped the positive shunt and made sure the shed and car were locked.
11/21/24: The condo is under renovation from being flooded during Milton. I cannot see that there has been any work done since last service call. Other units in your condition have the AC turned way down and/of commercial dehumidifiers running to mitigate humidity your’s does not. I should think a phone call to the company in charge would be warranted to find out what they plan to do to get the humidity down.
11/21/24: Water heater is removed. Some electrical receptacles have exposed wires. There is no progress I can see since the last service call. The lighting circuit breaker remains off.
11/21/24: Visual check of SUV outside is a bit dirty but otherwise appears fine. The kitchen sink trap leaks, reported previously and tagged as such. The bushes out front could be trimmed, reported previously. The guest bathroom toilet is filling very slowly, so slow it did not fill up the entire time I was here. It will be necessary to fill the tank manually and I did. It is tagged as such.
11/21/24: The storm damaged concrete wall in the parking garage has been repaired photo below. The storage room in the parking garage has been remediated recently & is waiting on new walls & door to be installed. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water heater was submerged in water & may need to be inspected by a professional plumber before being turned back on. All storm shutters are closed.
11/21/24: The permit for the new ac system has been placed on the window by the front door photo below. The new water heater which was recently partially submerged in flood water may need to be inspected by a professional plumber before being turned on & raised to try & prevent future water damage. The storage room in the parking garage has been remediated recently & is waiting on new walls & door to be installed. One of the sun screens on the lanai is damaged.
11/21/24: The lights above the cabinets were on (very low), I shut them off. The light in the stairway was on, I turned it off. The sink in the upstairs bathroom is leaking at the trap. I tagged the sink that it leaks and I put the trash container under it just in case.
11/21/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The vehicle is water damaged & still wet inside. Storage room in parking garage has been remediated recently & is waiting on new walls & a door. Screen door on front porch is damaged. Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
11/21/24: Poured 2oz of bleach in each toilet.
11/21/24: The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Front of building has soffit damage. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
11/21/24: Photos of the yard and trees below.
11/21/24: The front of the building appears to still be waiting on some new louvers. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
11/21/24: Almost every circuit breaker is off with the exception of the AC system, reported previously. The air filter for the air handler should be replaced, reported previously. The guest bathroom toilet is leaking at the gasket between the tank and the stool only when flushed, reported previously. This is not an immediate issue as the water main is off. I found evidence of pests in the front bedroom closet. Pests working along the carpeting. The air conditioning/water heater cabinet has hundreds of droppings from small pests, reported previously. Knob for hot water in MB sink is broken reported previously. There is evidence of pest activity in the guest bathroom entry, reported previously. I reported previously about what appears to be an infestation, when moving the wicker chest in the MB I discovered piles of what appears to be saw dust. This concerns me that you may have termites. The first photo is where the frog has always been. The second photo shows you the hidden area under it for a key I assume. And the third photo is where I found it today when I got here.
11/21/24: The new battery maintainer & air dryer have previously arrived for the car but an extension cord is still needed. The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on floor. Exterior of car is dirty & will need to be washed when client returns.
11/21/24: The dehumidifier in the kitchen read 49and had some water in the condensation tube. The dehumidifier in the bathroom read 53 and it did not have water in the condensation tube. There is a very light discoloration around the light fixture above the tub in the guest bathroom, reported previously. It does not appear to have changed when compared to the photo taken previously.
