Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,470 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/17/24: Excessive weeds are growing in the landscape beds. The lawn is slightly yellow & has an excessive amount of weeds growing in it. Water softener salt container is half full. Lanai screen door is unlocked. Will pour one bottle of Nuline down the hvac condensate drain line for preventative maintenance every 90 days. Will start the car every other service call.
5/17/24: All ceiling fans are off. Was still unable to unlock the deadbolt on the garage door.
5/17/24: I poured vinegar down the HVAC condensate tube and then chased with water.
5/17/24: Mini fridge in kitchen was on & cold. The ac air filter appears to be dirty & may need to be replaced soon. Ceiling fan in living room is on. Hardware for garage door opener appears to be loose & pulling away from wall. Client will address.
5/17/24: Made sure the water heater, range & ice maker were off. Picked up the check from the kitchen counter. All ceiling fans are off.
5/17/24: I poured an ounce or two of bleach in each toilet. The mail is to be checked every other service call. Some browning of the yard, photo below. The light was on in the MB water closet (toilet), I turned it off. There was no moister in the fridge. I opened the doors wide open to the fridge. I removed the butter as requested.
5/17/24: There was some moisture on the refrigerator door seals when I arrived. I was able to wipe it all off with some paper towels. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. The previous water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.
5/17/24: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Checked storage closet on breezeway.
5/17/24: Browning in the yard is about the same as before. Ran water in the pool while I was here, level is okay but never can have too much water in the pool this time of year. Watered 4 interior plants.

5/17/24: All ceiling fans are off. The water heater is almost 20yrs old & may need to be replaced soon.
5/17/24: All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off in unit #201.
5/17/24: The dehumidifier was running and read 58%.
5/17/24: All ceiling fans are off.
5/17/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The water heater is almost 20yrs old & may need to be replaced soon. All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
5/17/24: There’s a large crack in the stucco on the corner of the building to the left of the guest bedroom window see photos below. Made sure the water heater & range were off. The ac thermostat had a low battery warning on the display when I arrived. I replaced the batteries with two new AA batteries provided from the laundry room closet removing the low battery warning photos below. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. Pink tags on landscape bushes & plants to keep the landscapers from trimming them. All storm shutter panels are off.
5/17/24: I stared each car and let idle during the service call. I used the pre addressed postage paid envelopes to forward the mail. Some browning in the yard photos below. I removed a Key Fertilization & Pest Control sign from the yard, it was dated 5/9.
5/17/24: Watered the new triple Pygmy date palm by the back door with numerous gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Bahama shutters are open.
5/17/24: Made sure the water heater, range & ice maker were off. Made sure there was nothing flammable inside the car. All ceiling fans are off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai. Lanai screen door is unlocked. Did not run any water inside the residence.
5/17/24: New roof construction appears to have been completed since the last service call see photos below. A couple stacks of extra roof tiles have been placed behind the landscape bushes on the back left corner of the residence. Checked all damp rid buckets. Put a lockbox with a key to the residence inside on the front door when leaving.
5/17/24: Will water the plant on the lanai every other service call.
5/17/24: Current photos of the lawn below. Found the internet modem in the master bedroom unplugged & plugged it back in restoring power to the modem. The modem rebooted 100% & the living room security camera came back online. Mini fridge in kitchen is off & doors open. All ceiling fans are off. Checked light timer in living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. All storm shutters are closed & storm panels are on. Accordion storm shutter over front door will be closed if storm is imminent.
5/17/24: Current photos of the lawn below. Ran the keurig coffee maker & made sure it was off when finished. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. Will run the keurig coffee maker once per month. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
5/17/24: All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Photo of the pool below.
5/17/24: One of the clear tanks connected to the water filtration system on the right side of the house was leaking heavily when i arrived see photos below. I bypassed the system for now to try & stop the leaking. Brought in four pieces of mail see photo below. Weeds & grass are growing in the landscape beds. Both bathroom shower faucet handles are tagged for being broken. I poured water down the drains for now to keep the traps from drying out. Client will address. The on suite master bathroom toilet is tagged for leaking from a dry rotted rubber supply line connected to the fill valve in the tank that comes loose when flushed. The line did not leak while flushing the toilet today. I temporarily turned the water supply valve off to the toilet after flushing it for now. Client will address. The other toilet water supply valve was not leaking during today’s inspection. Double bed master bathroom shower tile grout is cracking in one of the corners. Checked all light timers. All ceiling fans are off. Monitoring all previous water stains on the ceilings closely. Pool pump timer is set to run from 10am-6pm daily. Lanai east screen door is locked. One of the top pool cage screens has a tear in it. Storm shutters on lanai are closed.
