Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,033 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/9/24: The lawn needs to be mowed again. Checked light timer in living room. Checked shed in backyard. Empty lot needs to be mowed. Clear storm panels are on over the Florida room windows. Green slip in mailbox.9/9/24: There was a covered truck in the driveway when I arrived photo below. The tag on the vehicle in the garage expires soon photo below. Watered the plants in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are pushed up on the left side of the house. Green slip in mailbox.
9/9/24: Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 44. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants.
9/9/24: Excessive weeds are growing in the pool pavers and deco drain. The large damp rid bucket inside the car is full and needs to be replaced. There appears to be a slow water leak in the one of the seams on the gutters on the back of the house next to the bedroom window. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
9/8/24: Drive by. Brought in the large package that was by the front door when I arrived & made sure everything was locked up when leaving see photo below.
9/6/24: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second. The ceiling issue in the garage just inside the door has not changed. I think we had so much rain it backed up that corner because of the overflow shield, reported previously.
9/6/24: Photos below of the new plug recently installed for the security system control panel. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Checked all light timers. Both lanai screen doors are locked. Water softener salt container is empty. Green slip in mailbox.
9/6/24: The auto battery maintainer had power. One tree out back has a snapped branch, reported previously. Now that branch has been removed from the tree and was just put beside it. Photo of what I mean below.
9/6/24: Brought in four pieces of mail see photo below. The pool water was a little cloudy photo below. Weeds & grass are building up in the landscape beds. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Will pour one bottle of Nuline drain cleaner down the ac condensate drain line every 90 days for preventative maintenance if applicable. Water softener salt container is half full. Pool is being filtered through the bottom drain. All storm shutter panels are on.
9/6/24: I watered the 3 plants inside next to the sliders. The landscaping has quite a few weeds. A photo of the worst area is below as an example.
9/6/24: Weeds are starting to build up in the landscape bed again & the American flag is torn see photo below. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour one bottle of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
9/6/24: Must go through the garage to enter the home. The lawn is really not improving much anymore. Tub in guest bathroom has a note not to run water. The pool level is up to the bottom of the coping. The lawn looks just a bit better, it’s a very slow recovery.
9/6/24: Photo of the drive which has quite a few weeds, thought maybe the lawn crew has been neglecting it?
9/6/24: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
9/6/24: Mini fridge in kitchen was on & cold. Ceiling fan in living room is on. Hardware for garage door opener appears to be loose & pulling away from wall. Client will address when they return.
9/6/24: Both dehumidifiers did not have water in the lines. Kitchen read 53 and bathroom 51. I ran the RO until the stream nearly stopped. There is one spot on the ceiling in the guest bedroom, reported previously has not gotten worse.
9/6/24: Large damp rid buckets are recommended vs bags as damp rid bags are prone to leaking & can cause irreversible damage. All ceiling fans are off.
9/6/24: The dehumidifier read 57%. I rebooted the camera on the lanai.
9/6/24: All ceiling fans are off. Lanai screen door is locked.
9/6/24: All ceiling fans are off. The old water stain on the master bathroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely.
9/6/24: All ceiling fans are off.
9/6/24: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 20oz of water when the tube overflowed. I determined the tube was becoming plugged so I vacuumed the AC drain. Below is a photo of what came out.
9/6/24: The tires on the car were starting to get a little low. I inflated them all to 32psi using my cordless inflator. All ceiling fans are off.
9/6/24: The tag on the mini van appears to expire soon photo below. The guest bathroom toilet is tagged for leaking between the tank & bowl when being flushed. Clients can address when they return. All ceiling fans are off. The water heater is almost 20yrs old & may need to be replaced soon.
9/6/24: I poured vinegar down the HVAC condensate tube and then chased with water. There are a few dead ants in each track of the sliders, reported previously. I did not find any live ants.
