Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,470 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/17/24: The lawn had several large brown spots in the front & back yard when I arrived see photos below. The irrigation system was on & running. All ceiling fans are off. Both lanai screen cage doors are unlocked. Irrigation system is in run position. Made sure the pool auto filler valve was on. Left the house show ready & left the water main on when leaving.
5/16/24: Drive by. Rebooted the internet modem & all security system equipment but could not get an internet signal. Cable connections on the side of the house were ok. Will contact the client & advise them of the situation. Septic tank work has been performed in the front yard since the last visit see photo below. A realtor arrived for a showing as I was leaving the driveway.
5/16/24: New roof construction has been completed recently see photos below. There was a punch out list & permit package on the front porch when i arrived photo below. Entered the residence using the new key provided from the garage storage room. Made sure the water heater, range & ice maker were off. There were numerous paint cans in the foyer photo below. Picked up the card from the kitchen counter. Turned off a lamp in the living room that was on. All ceiling fans inside are on. Checked all damp rids. Storm shutters on lanai are closed & one is partially open for ventilation. Made sure the new front doors were completely closed & locked when leaving.
5/16/24: New roof construction appears to have been completed since the last service call see photos below. Removed the onions from the refrigerator as they were starting to perish. One of the escutcheon plates around one of the fire sprinklers in the upstairs tv room ceiling appears to have been knocked loose from the new roof construction vibrations. All storm shutters on the lanai are closed.
5/16/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the ac thermostat fan set to the on position & changed it to the correct setting of auto. I also found the internal dehumidifier set to 58% & lowered it to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The screen covering the air vents on the storage room back wall is torn allowing mud dauber wasps to enter the storage room. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. Storm shutter in dining room is partially open. Mesh storm shutters on lanai are closed.
5/16/24: Poured a measured bottle of vinegar down HVAC condensate tube. At first glance it appears someone is/was cleaning, photos below. Nothing appeared to be started yet. All the MB lights were on, I turned them off. The front door was not locked, I locked it. Some minimal browning in the yard.
5/16/24: The portable dehumidifier in the garage storage room does not appear to be working correctly anymore. The humidity level is high & it will not respond when any of the buttons are pushed. The garbage disposal was seized when I arrived & I’m unable to free it. The humidity level was still over the acceptable level of 60% inside the residence on both floors. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The living room ceiling fan light was on again. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are closed.
5/16/24: Drive by. Was unable to enter the residence when i arrived as the entire building was sealed up with plastic & the painters were spraying paint see photos below. Will be able to enter the residence when the painters are finished on the front of the building.

5/16/24: The pool level was very low (at the bottom of the skimmer port), yet the pump had a full sight glass of water. I ran water into the pool while I was here and as I did another house. I then came back to shut the water off. If you would like more water ran tomorrow let me know. The alarm was off when I entered, not knowing if there was an issue I did not set it as I departed. Browning in the yard, photos below.
5/16/24: Painting progress photos below. The louvers & gutters are waiting to be replaced. The painters have temporarily opened the shutters on the lanai. All floors appeared to be clean. Will run the storm shutters individually every fourth service call. All ceiling fans are off. Did not put the bikes back in the storage room as the kolf’s are still here. Water was on in #2004.
5/16/24: There was no electricity in the residence when i arrived. I did not find any tripped breakers. Will contact the client & advise them of the situation. Propped open the refrigerator doors & turned off the breaker for now. Painting progress photos below. The building is still waiting on gutters & new louvers to be installed upstairs. Half of the storm shutters on the lanai are still temporarily open for the painting of the exterior of the building. New key provided by the office does not open the garage door. Garage door is temporarily unlocked for access. Checked the water pan in the ac return vent.
5/16/24: The car charger was lit with green light. I turned the circuit breaker to the water heater off.
5/16/24: I watered the plants on the lanai. The pool was a bit low so ran water in it while I went down to Awabuki to do a condo. The water heater was on so I turned it off at the circuit breaker. I came back later to shut the spigot off back in the pool area.
5/16/24: Was able to enter the residence using the hidden key in the garage storage room. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door. Storm shutter over the front door will be closed if a storm is imminent.
5/16/24: Pool needs algae scrubbed and is turning green, photos below. I have a pool company referral from a customer in SN on Copperleaf. Bella Pools 941-237 -0776
5/16/24: Browning in the yard, photos below.
5/16/24: Drive by. Went to the residence to perform an inspection but was unable to enter the residence when i arrived as the locks appear to have been rekeyed since the last service call. The key still opens the garage storage room with no problem.
5/16/24: The portable dehumidifier in the garage storage room was off, the bucket was full & the drain line clogged when i arrived. I disconnected the drain line & unclogged it restoring power to the dehumidifier. The upstairs humidity level was over the acceptable level of 60%. I lowered the humidistat to 55% for now to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Upstairs computer is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
5/16/24: I watered all but 3 of the plants on the outer pool deck, I also watered 2 plants just inside the hurricane screen. I did not need to water the plants out front. All other plants showed they had sufficient moisture. I have noted the Nu-Line date for July as well as the filter. The pool level was very low, less than an inch above the bottom of the skimmer port. I put the hose in the skimmer top and ran water during the service call. It had only raised very little. I called the customer he said it should raise to middle skimmer port if left to run 60 minutes. I will return around then to turn the water off and to put the hose away.
5/16/24: Ladder in the MB, reported previously. I poured 4oz of vinegar down the HVAC condensate tube, followed by 8 oz of water.
5/16/24: The pool pump has been repaired since the last service call. Brought in one piece of mail with some sales flyers see photo below. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
5/16/24: The thermostat was set to 80, I moved it back to 82 as that’s what my notes tell me it should be set at. The circuit breaker for the water heater was on, I turned it off.
5/16/24: The lawn had excessive browning throughout the entire yard when I arrived see photos below. Irrigation system is in the run position. Found a crack in the bottom of the mid guest bedroom window see photos below. Made sure the water heater & range were off. All ceiling fans are off.
5/16/24: Water is to remain off per client. I insured that the water valves were off outside. I blew off each deck. The humidity is running just above 60% still in acceptable limits. I picked up the gate card from the table. I made sure the slider was closed upon departure.
