Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,470 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/20/24: Made sure the water heater, range & ice maker were off. Removed the expired container of milk from the refrigerator photo below. All ceiling fans are off. Left the utility room light on per the instructions. Both pool cage screen doors are locked. All storm shutters are closed.
5/20/24: Put the key back inside the lockbox when leaving. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. One of the lanai screens has a large tear in it. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
5/20/24: Made sure the water heater, range & ice maker were off. Found two windows unlocked in the Florida room & locked them. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Lanai screen door is locked.
5/20/24: Uv lamp in air handler was on. Lamp in living room is on. All ceiling fans are on.
5/20/24: The lawn had some browning in the front yard when i arrived see photos below. Removed trugreen signs from the front yard. No packages by front door. The ac air filter is dirty & may need to be replaced soon size 20x20x1. All ceiling fans are off. Checked all light timers. Checked irrigation float in pond. Pond water level was low. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
5/20/24: Brought in two pieces of mail see photo below. Killed two black widow spiders in the garage next to the office desk by the entry door. The lawn has some browning on the left & right side property lines. Did not see any weeds in the landscaping beds & all of the bushes looked good. All ceiling fans are off. Pool timer is set to run between 4:45am-6:45pm. Both lanai screen cage doors are unlocked. Ran water through the shower on the lanai. Pool safety fence is installed. Irrigation system is in the auto position. Left the water main on when leaving for the pool.
5/20/24: Removed a Lawn care extraordinaire pest sign from the front yard. All of the landscaping looked good & I did not see any weeds. Gfi outlet in guest bathroom is temporarily tripped. All ceiling fans are off. All water supply valve’s throughout the residence are corroded. Rope is across driveway.
5/20/24: Valve to water heater is off. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
5/20/24: The driveway & sidewalk may need to be pressure washed soon. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked. Both sheds are storm damaged.
5/20/24: The lawn had some browning throughout the yard when i arrived see photos below. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Irrigation system is in the run position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are off.
5/20/24: The lawn has excessive browning throughout. Clients are aware. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is unlocked.
5/20/24: The county was conducting work in the cul de sac when i arrived see photo below. The lawn has some browning throughout the entire yard from the excessive heat & lack of rain. Storm shutter on lanai is currently open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance.
5/20/24: Checked the beds & swept gecko droppings off the floors. Portable dehumidifier read 62%. Ceiling fan is on. Left the water main on when leaving. All storm shutters are open.
5/20/24: Brought in one piece of mail & the package with the helmet photos below. Will be bringing the package with the helmet to the post office for forwarding. Checked all the beds. There appears to be some rust staining on some of the pool tiles by the waterfall. All ceiling fans are off. All storm shutters are open. Left the water main on when leaving.
5/20/24: The humidity level was still slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the ac to 70 & turned on all ceiling fans for now to try & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Photo of boat & motor below. Checked all damp rid buckets. Electric pole in backyard is leaning. All clam shell shutters are closed. Garbage cans are secured. Put the keys back in the shed when leaving.
5/20/24: Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
5/20/24: The lawn had some browning throughout the entire yard when I arrived see photos below. Made sure the water heater, range & ice maker were off. The large damp rid bucket in the vehicle is full & needs to be replaced. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
5/20/24: Checked light timer in living room. Checked shed in backyard. Empty lot is being maintained. Clear storm panels are on over the Florida room windows.
5/20/24: The pool water level was back up to the optimal level of the middle of the top skimmer port. The garbage bag on top of the garbage can in the garage was full of dead maggots when i arrived photos below. Made sure the water heater, range & ice maker were off. Removed the orange juice from the refrigerator. The ac air filter in the master bedroom is dirty & needs to be replaced soon size 12x12x1. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. An electrical conduit connection on the right side of the house behind the pool pump equipment appears to have disconnected. All storm shutters are closed. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning.
5/20/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the plants in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Two small sections of soffits are pushed up on the left side of the house.
5/20/24: The ac air filter is dirty & may need to be replaced soon size 14x20x1. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 48. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants.
5/20/24: The lawn has excessive browning throughout the yard. All ceiling fans inside are on. Mini fridge on lanai is off. Mud dauber nest on entryway ceilings. Hairline cracks in exterior stucco several locations.
5/20/24: The lawn had some minimal browning in the front yard when I arrived photos below. Made sure the water softener, water heater, range, ice maker, coffee maker & toaster oven were off. All ceiling fans are off. Portable dehumidifier in kitchen read 44. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on the ceilings closely. Water damage around ceiling light on front porch. Lanai screen door is locked. Almost all storm shutters are currently off.
5/20/24: The lawn had a few brown spots throughout the yard when i arrived & the pool water level was extremely low from evaporation when i arrived see photos below. I ran the hose in the pool during the service call & set the water timer for 120mins when leaving to bring the water level back up to the optimal level of the middle of the top skimmer port. Will return later today to check on the pool & turn the water main back off. The irrigation system was on & running. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
