Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,470 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/21/24: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. Ran the hose in the pool during the service call to help keep the water level up. All ceiling fans are off. Faint water stain on garage ceiling by light fixture has not changed in appearance. Mailbox lid is taped shut. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
5/21/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The front armadillo hole behind the front window appears active or dug try to make a den, photo below. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool area and front bushes have been cut and look very good. Pool spa is empty and making a sucking air sound, but the pump has water and is not hot.. Filling the pool though to see if that effects it as it is very low.
5/21/24: There is browning in the yard, photos below. I turned the irrigation system on and zone one had very low water pressure and the other zones as well, some heads didn’t even have enough pressure to get up fully. Bushes are getting a bit shaggy, photo below, weeds too.
5/21/24: Removed a Massey pest sign dated 5/15 from the front yard. Hairline cracks are starting to develop in the stucco underneath all the window sills on the left & right sides of the house see photos below. The alarm system would not let me activate it when leaving. The display panel stated it was ok to leave but the alarm system would go off as soon as I would open the door between the garage & home. Will contact the client & advise them of the situation. The lawn has excessive browning throughout the entire yard. Location marks for Charlotte county utilities have been placed in the front yard. One of the travertine tiles by the pool appears to be sinking. All ceiling fans are on. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Activated the alarm system when leaving. Left the water main on for the pool water auto filler when leaving.
5/21/24: Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water jugs provided. Put the keys back in the lockbox when leaving.
5/21/24: All ceiling fans are off. Mini split ac is on.
5/21/24: Some browning in the lawn, reported previously. The pool/spa was very low on water, I filled while I provided the home watch service. The edges need scrubbed, reported previously. I’m not sure why but there is churned up spots in the lawn out back, reported previously.
5/21/24: The lanai ceiling has been repaired since the last service call see photos below. Weeds are starting to grow in all the driveway pavers see photo below. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is unlocked. All storm shutter panels are on. Visual check of the dock & boat ramp photos below.
5/21/24: Photos of back landscape below. There was a piece of mail I thought may be of interest to you, photo below. None of the exposed walls inside have signs of moisture, however it hasn’t rained here either..
5/21/24: Brought in nine pieces of mail with a stack of sales flyers see photos below. The guest bathroom sink has started to leak from the trap when water is running through it see photo below. The accordion trap appears to be deteriorated. I shut the valves off to the sink & tagged it as such. Weeds & grass are growing in the landscape beds. Client will address. The humidity level was below 60% inside the residence again. I raised the ac thermostat to 79 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Pool pump timer scheduled to run between 8am-11am. All storm shutters are currently off except for the right side garage window. Hardware for shutters on lanai & front door appear to need some maintenance. Visual check of the dock. Put the key back in the lockbox when leaving.
5/21/24: The water main was on upon arrival and I kept it on upon departure as your neighbor has things set up to water. I met him and water is going well out front. In back is brown as you more than likely know. I turned the water valves off for each toilet as that is my practice when a water main is kept on. The pool should be filled by the pool company this week sometime, I would have filled it today but your neighbor is set up and watering today. The SUV is not connected to a battery maintainer although the hood is up?
5/21/24: The residence has not changed in appearance since the last service call. All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
5/21/24: There are sections of soffits pushed up on the right side of the house above the air conditioner & in the back left corner of the house. The gutters around the outside of the residence will all need to be repaired or replaced. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
5/21/24: I watered the 5 plants in the pool/lanai area as instructed. I did not find a pool company slip on the lanai. The pool was at about 1/3 the skimmer port so I ran water in it during the service call.
5/21/24: There was a construction cone in the front left corner of the yard by the street next to one of the fence companies flags when I arrived see photos below. The shower head was dripping again on its own again after I arrived & turned the water main on. The shower head continued to drip in the off position until the water main outside was turned back off. It appears the cartridge inside the shower handle needs to be adjusted or replaced at this time. Client will address. The tv in the living room was on. The old plastic water main handle is slowly weeping water. Client will address. All ceiling fans are on. Hot tub is plugged in. Both storage shed doors are locked. All storm shutter panels are off.
5/21/24: Picked up a few dead bugs & gecko droppings from the kitchen & dining room floors. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. Monitoring the old water stains above the garage overhead door closely.
5/21/24: The lawn had some browning on the right ride of the house when I arrived photos below. Ran the hose in the pool during the service call to help keep the water level up from evaporation. Another car has been added to the garage since the last service call. All ceiling fans are off. Found a bunch of small dead black ants in & around the master bathtub see photos below. Manabloc water system has some corrosion on some of the pipe connections. Salt container for water softener is 3/4 full. Lawn has small brown spot in backyard from broken sprinkler heads. Client is aware & addressing. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
5/21/24: All of the outside lights on the front of the house were on when I arrived. I turned them off before leaving. The internet still appears to be disconnected. Irrigation system is in the run position. Storm shutters on lanai are off. Both screen doors are locked. Water softener salt container is full. Left everything as is & the water main on when leaving to keep the house show ready.
5/20/24: Drive by. Went back to the residence to check on the pool & turn the water main back off. The pool water level was back up to the optimal level of the middle of the top skimmer port.
5/20/24: The pool water level was slightly low from evaporation when i arrived. I ran the hose in the pool during the service call to help bring the water level up. Water heater, range & ice maker are all off. The pipe connections on top of the water manabloc in the garage are corroded see photos below. All ceiling fans are off. Mini fridge in kitchen is off & door open. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
5/20/24: Brought in the new light timers from the front porch & set them up according to the clients instructions. I put the old smart outlets in the ottoman in the living room. The pool water level was slightly low when I arrived from evaporation. I ran the hose in the pool during the entire service call to help bring the water level up. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
5/20/24: The lawn had some browning throughout the yard when i arrived see photos below. Irrigation system is in the run position. Removed several newspapers from the driveway. Made sure the water heater & range were off. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
5/20/24: All ceiling fans are off. Ran the hose in the pool during the service call to help keep the water level up. Pool pump is scheduled to run between 9am-4pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
5/20/24: The lawn had excessive browning throughout the entire yard when I arrived see photos below. Tom with the pool company arrived while I was at the residence. The pool pump appeared to be leaking from somewhere while running & Tom stated he will be addressing it photo below. Made sure the water heater, range & ice maker were off. All thermostats were set to 80. Guest wing hallway temps were 80.9 degrees & 48.3% humidity. Master bath hall temps were 80.3 degrees & 51.7% humidity.
5/20/24: Replaced the battery in the doorbell camera with a full battery & placed the dead battery on the charger. The lawn is looking better since the last service call photos below. Ran the hose in the pool during the service call to help keep the water level up. The pool pump chlorinator appears to still be slowly leaking when the pool pump is running. Brought in one piece of mail see photo below. The garbage disposal was seized again when i arrived. I was able to free the disposal using a disposal hex key. The small ac air filters in all the bedrooms need to be cleaned or replaced. Client will address. Salt container for water softener is full. Patio furniture on lanai. All storm shutters are currently off.
