Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/1/24: The Bougainvillea & all of the landscaping have been trimmed since the last service call. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
11/1/24: I started the two cars and they idled during the service call. The garage door opener is beeping slowly which indicates the battery for the battery backup is beginning to fail and will need replaced. I brought the mail inside and it is on the island. I found the following circuit breakers tripped, the one for entry, foyer, shutter garage and then the master bed, master bath, smokes, I reset them and they did not trip prior to my departure.
11/1/24: Put a lock box on the front door with a key to the residence inside when leaving. Checked all damp rid buckets. Lanai floor is dirty from rain puddles.
11/1/24: The lanai is really dirty from the storms & may need to be pressure washed soon. Watered the plant on the lanai & made sure to use the right side slider. Will water the plant on the lanai every other service call.
11/1/24: Weeds are starting to build up in the lanai pavers. Some landscape bushes are storm damaged along the back of the lanai. The old water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Mini fridge in kitchen is off & doors open. All ceiling fans are off. Checked light timer in living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. All storm shutters are closed & storm panels are on. Closed the storm shutter over the front door when leaving.
11/1/24: Brought in one piece of mail with a stack of sales flyers see photo below. Ant problem has been treated recently by pest control. Client advised inside of residence is being cleaned soon. There is a section of storm damaged privacy fence on the back left side of the house. Client is addressing. There are two sections of soffits pushed up on each side of the front entrance. Client is addressing. Weeds are starting to build up in the pool pavers. Client is addressing. The pool pavers may need to be pressure washed soon. Client is addressing. One of the water supply valves underneath the kitchen sink has a slow drip leak. Client will address. Weeds & grass are growing in the landscape beds. Both bathroom shower faucet handles are tagged for being broken. I poured water down the drains for now to keep the traps from drying out. Client will address. The on suite master bathroom toilet is tagged for leaking from a dry rotted rubber supply line connected to the fill valve in the tank that comes loose when flushed. The line did not leak while flushing the toilet today. I temporarily turned the water supply valve off to the toilet after flushing it for now. Client will address. The other toilet water supply valve was not leaking during today’s inspection. Double bed master bathroom shower tile grout is cracking in one of the corners. Checked all light timers. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Pool pump timer is set to run from 10am-6pm daily. Lanai east screen door is locked. South screen door is unlocked. One of the top pool cage screens has a tear in it. Closed the storm shutter over
10/12/24: No obvious signs of damage inside or out. The air handler is not working, the outside unit is running. So the unit is not removing humidity. I turned both dehumidifiers up to max settings. They currently read 63 in kitchen, 62 in bathroom. Humidity inside is 62% which is acceptable. Need to have the AC looked at however the dehumidifiers should keep the humidity at an acceptable level for the time being with these new settings.
9/28/24: No wind or flood damage at our property 1829 San Trovaso Way, (Pelican Pointe), Venice
10/14/24: Tracy, I found no obvious signs of storm damage from Milton. Your unit has power. The AC is working and the humidity is 51.5% inside. You have some plants that have been wind whipped, but that's common after hurricanes. There is one spot on the very crown Ridge that almost appears to be missing a tile, but I cannot be sure as I have no frame of reference. I cannot find any tile anywhere in the yard so I may be wrong. Photo sent via text.

10/12/24: Rob your home had no obvious damage inside, you have power and humidity level is 57%. You do have about 5 foot of soffit damage above the garage door and some plant damage. Photos sent via text.

10/13/24: Ed I found no obvious signs of major storm damage to your home inside or out. I did find one screen damaged on the lanai from a ridge tile that came loose and slid down into the lanai. You have power, your AC is running and cooling and the humidity inside is 48.6%. Some of your plants are leaning and have wind whip damage. Photos were sent via text
10/31/24: Drive by. Went to the residence to perform an inspection but was unable to enter the residence when I arrived as my key is no longer working in the door handle. I was able to unlock the deadbolt but not the door handle. Will contact the client & advise them of the situation.
10/31/24: The garage & garage storage room have been professionally remediated since the last visit photos below. The portable dehumidifier & the ceiling fan in the storage room were off. I found the breaker for the storage room in the breaker panel tripped & reset it restoring power to the outlets in the storage room. The new water stains on the foyer and living room ceilings have not changed in appearance since the last visit. Will continue to monitor closely. Dead bugs in kitchen from pantry have not been cleaned up yet. Client is addressing. Monitoring all water stains on the ceilings closely. No torn screens on the front porch or windows. All storm shutters on the lanai are closed. Both cars still at Schutts & are ok.
10/31/24: The garage & garage storage room have been professionally remediated since the last visit photos below. The water heater room has also been remediated but the water heater was partially submerged during the storm & may need to be inspected by a professional plumber before being turned back on. All ceiling fans are off. All storm shutters are closed.
10/31/24: The garage & garage storage room have been professionally remediated since the last visit photos below. The damaged wall has been temporarily boarded up. The water damaged car has been removed since the last visit. The ac system is still not working. Client is addressing. The water heater room was also remediated but the water heater was partially submerged during the storm & may need to be inspected by a professional plumber before being turned back on. Portable dehumidifier in kitchen read 52. All ceiling fans are on. The garbage disposal is seized & Im unable to free it. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are closed.
10/31/24: The water damaged vehicle & golf cart have been removed since the last visit. The garage & garage doors room have been professionally remediated since the last visit photos below. The alarm system keypad is malfunctioning. Client is addressing. The ac condenser area on the front of the building appears to still be waiting on new louvers to be installed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
10/31/24: The garage & garage storage room have been professionally remediated since the last visit photos below. The water damaged vehicle has been removed from the garage. The faint water stains underneath both upstairs windows have not changed in appearance. Will continue to monitor closely. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both thermostats to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac access area on the front of the building appears to be waiting on new louvers still. All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
10/31/24: The garage storage room has been professionally remediated since the last visit photos below. Automatic ac condensate drain line cleaner attached to air handler is 1/4 full. Mini fridge in foyer read 37/54. The ac condenser access on the front of the building appears to be waiting on new louvers. All storm shutters are closed.
10/31/24: The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Front of building has soffit damage. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
10/31/24: The garage storage room has not been cleaned out yet & I was able to turn the portable dehumidifier back on as it has finally dried out completely from the storm surge water after being semi submerged. Faint water stains on dining room and living room ceilings have not changed in appearance since the last visit. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
