Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,470 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/22/24: The car is not connected to the battery maintainer. Some browning in the yard. The pool level is above the 1/3 of skimmer but not quite 1/2 skimmer port. Based on the hygrometer readings today I move the thermostat up one degree to 78.
5/22/24: It does not appear the mini split is running/working In the garage. The remote is set to cool and 62°, yet it isn’t running or cooling.
5/22/24: Photos of the plants on the lanai below. Spoke with your neighbor to the right with the new pool, says they have been monitoring the water but community is still on restrictions.
5/22/24: I watered all but 1of the plants on the outer pool deck, I also watered 4 plants just inside the hurricane screen. I watered both plants out front. All other plants showed they had sufficient moisture. I have noted the Nu-Line date for July as well as the filter. Some browning of the side yard, just like many homes in SN.
5/21/24: Drive by. Brought the package with the helmet to ups for forwarding. Photo of the receipt with tracking number below. 8:47am-9:47am
5/21/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
5/21/24: Made sure the water heater, range & ice maker were off. New breaker panel & master bathroom vanity installed. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
5/21/24: The pool pump is set to pull water from the bottom center drain. The pool level is one inch below the skimmer port. Pool pump circuit breaker was tripped. I blew off the pool deck area and the enclosed screen area out front.
5/21/24: The lawn had a few brown spots in the front & both sides of the yard when I arrived photos below. The irrigation system appears to be working correctly. Made sure the water heater & range were off. All ceiling fans are off. Mini fridge on lanai is off & door open.
5/21/24: Brought in an Fpl door hanger concerning the power lines that was on the front door when I arrived see photo below. There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below. Straps were tight.
5/21/24: Brought in two pieces of mail see photo below. The pool water level was slightly low from evaporation again when I arrived. I ran the hose in it during the service call to help bring the water level up. Mini fridge in living room was on & cold. Dock is waiting to be repaired. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Made sure the garage overhead door was closed when leaving.
5/21/24: The house appears to be back in order and things are ready to be unpacked, photos below.
5/21/24: All ceiling fans are off. Turned the water main off to the house only when leaving.
5/21/24: Some browning in the yard, photos below.
5/21/24: The smoke detector in the kitchen area was chirping when I arrived. I replaced the battery with a new 9v battery & made sure to test it after installing the new battery. The lawn has excessive browning throughout the entire yard. All ceiling fans are off. Visual check of the dock.
5/21/24: Brought in two new battery maintainer’s & connected them to each vehicle. Removed a problem solved pest sign dated 5/15 from the front yard. The pool water level was slightly low from evaporation when I arrived. I ran the hose in the pool during the service call & set the water timer to run for 60mins to help bring the water level back up. The lawn has excessive browning throughout the entire yard. The humidity level was well below 60% inside the residence again. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. The large propane tank on the left side of the house appears to be getting low on propane. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Visual check of the dock.
5/21/24: Photos of the lawn below. Water main was on but off upon departure. Removed 4 potatoes from the right lowest drawer on the island as requested.
5/21/24: I went straight to the pool to see the water level as we had issues last call. The pool level was at the bottom of the skimmer port so I ran water during the service call when I wasn’t watering plants. I will let the water run in the pool the full 120 minutes and come back later to turn off the water. I watered all the plants around and in the pool cage. One plant does not look good today, photo below. I have it extra water. Just so you know I soak the welled area around those plants 3 times each, until the water starts running out. It has just been so hot this year in May. The pool slip I found on the lanai was dated 5/16/24.
5/21/24: New metal roof materials were laying in the front yard when I arrived see photos below. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
5/21/24: The vacant lot was completely brown & the pool pump filter housing lid was slowly leaking when I arrived see photos below. Monitoring the new sod along the seawall closley. Found the top pin disengaged on the left side front door & re-engaged it. Made sure the water heater, range & ice maker were off. There is a perishable item inside the refrigerator see photo below. All ceiling fans are off. Found the garage side entry door deadbolt unlocked & locked it. Unplugged the battery maintainer on the car to start a staggered charging cycle. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
5/21/24: Browning of the yard photos below.
5/21/24: Weeds & grass are starting to grow in all the landscape beds see photos below. Made sure the water heater was off. Shed door is locked.
5/21/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. There is browning of the yard, reported previously.
5/21/24: Made sure the water heater, range & ice maker were off. Found both master bathroom sinks leaking from porous holes on the bottom of each sink when water is running through them see photos below. I have tagged them as such. Found the garage side entry door completely unlocked & locked it. All ceiling fans are off. Visual check of the boat & trailer. Lanai screen door is unlocked.
5/21/24: Debris along the one side of the house, reported previously. Water is low in the pool, filling it with water. Package at the front door, H.O. Said forward it when possible.
