Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,470 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/23/24: I poured vinegar down the HVAC condensate tube and then chased with water. Dead bugs have returned to the kitchen/dining area, photo below. I also found a couple dozen tiny dead bugs in the guest bathroom shower, photo below. I cleaned both areas up.
5/23/24: The car’s battery maintainer reads 100. Car cover was on correctly.
5/23/24: The new whole home dehumidifier has been powered on & the thermostat for it installed above the air filter since the last service call see photos below. Read note with instructions provided by Grand aire services. The lanai still needs to be cleaned, there is still a pile of insulation on the floor & the few spots of paint cleaned off the tile by the sliding glass doors. Client advised these will all be addressed during the next walkthrough. The new kitchen sink faucet has extremely low water pressure. All of the supply valves underneath the sink appear to be open. I have tagged it as such. New roof construction has not changed in appearance since the last service call. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Exterior of car is dirty & will need to be washed when client returns.
5/23/24: Replaced the battery in the ring doorbell with a fully charged battery & put the other battery on the charger. The portable dehumidifier in the garage storage room was off & the bucket was full when I arrived. I found the drain line clogged & unclogged it restoring power to the dehumidifier. The small section of missing louvers on the front of the building have not been replaced yet. Alarm system is temporarily deactivated. Drop cloths placed on carpets for protection. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month. All storm shutters over the windows & lanai are closed. Storm shutter over the front door will be closed if storm is imminent.
5/23/24: Electrical panel has a note not to touch any breakers without first consulting the client. Note on thermostat to keep set at 80.
5/23/24: Building is still waiting on a small section of louvers to be installed in the front of the building. There were some ac technicians with Us air inside the residence working in the upstairs attic area when i arrived photo below. Upstairs ac thermostat & ac system are temporarily off for repairs. The technician stated they had to do some repairs to the coil. Humidity levels are temporarily high inside the residence due to the work being conducted. Was able to enter the garage storage room using a key provided from the Porsche key fob. I put the Porsche key fob back inside the kitchen drawer when finished using the key. Made sure the water heater, range & ice maker were off. Wine cooler is off & door open. All storm shutters are closed. One of the shutters is cracked open for ventilation. Turned the water on & off using the water main inside the residence.
5/23/24: I poured 4oz of vinegar down the HVAC condensate tube and then chased with an entire cup of water.
5/23/24: There is only one place that appears to be in process for water damage remediation and that is the dining room front corner, photo below. The humidity is just a smidge high so I turned the humidistat back 5% to 50. When I did the AC came on almost immediately and it was cooling.
5/23/24: When I arrived, I found the water main valve in the on position, I turned it off upon departure. The water heater was on. I turned it off at the switch next to the tank. I found the front slider off the living room unlocked, so I locked it.
5/23/24: The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the humidistat to 25% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
5/23/24: I poured the last 1.5 oz of vinegar down the HVAC air handler condensate tube and chased with 10 oz of water. We have used all the vinegar we need more. I can purchase it just let me know that is what you’d like done.
5/23/24: The humidity level was under 60% inside the residence again when I arrived. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. Mini fridge was on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
5/23/24: Items in guest shower so I poured 16oz of water down the drain rather than running the shower.
5/23/24: Pond drain line construction appears to have been completed since the last service call see photos below. The humidity level has been consistently below 60% inside the residence. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. All ceiling fans are off. Checked attic space upstairs. Section of lanai floor is still damaged from storm.
5/23/24: Visual check of the car under the carport.
5/23/24: The dining room & living room windows both have a thick white haze on them. Torn window screen has not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was on in #603.
5/23/24: Visual check of SUV.
5/23/24: Brought in six bottles of Nuline drain line cleaner for ac condensate drain line preventative maintenance see photo below. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance. One of the unit numbers from over the front door has become detached from the wall & needs to be reattached. The electrical tape it was originally adhered to the wall with appears to have deteriorated. I left it on the front porch for now next to the front door for the maintenance personnel. All ceiling fans are off. A section of screen on the front porch is starting to detach from the top. Client will address. A section of the front porch tile floor is damaged. Client will address. Storm shutters are partially open for ventilation.
5/22/24: I watered the plant by the door in the dining area. I poured 4 oz of vinegar down the HVAC condensate tube. The pool is very low so I began filling it right away. It will take longer than a few minutes to get the level up. I tried to call the customer but got VM so I left a message and left the hose run while I provided another service call down the street. I will come back later to shut the water off. The bleach bottle in the MB next tot he toilet must have a very tiny leak. It was crusted around it on the tile. I cleaned this up as best I could and placed the bleach I. The plastic wastes basket, photo below. The tile has a bit of a stain that I think will work out by cleaning it several time, but I can’t spared the time, photo below. I will clean that spot each time I come to begin working it out.
5/22/24: Removed an elite pest sign dated 5/21 from the front yard. New sod has been placed in the backyard since the last service call see photos below. Monitoring the new sections of sod in the front & back yard closely. The irrigation system is in the run position. The pool pump was on & running. Ran water through the shower on the lanai. Brought in five pieces of mail & with a stack of sales flyers see photo below. Owners pantry is locked. Left the water main on for the new sod & pool when leaving.
5/22/24: Poured vinegar down the HVAC condensate tube. The pool level was very low so I filled it during the service call. I then went down to Island Walk to provide a service call then came back to turn the water off. The lawn is browning photos below. The pool cage screen door on the garage side of your home has a broken top hinge, photo below.
5/22/24: I poured 4oz of vinegar down the HVAC condensate tube. The humidity is good this service call and I think, for now, 77 is the setting to keep it under 60%.
5/22/24: I started the car and it idled during the service call.
5/22/24: I made sure the water main was off upon departure.
5/22/24: There is browning in the yard and dead bushes, photos below.
