Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

5/24/24: Photos below condo under renovation, uncertain of waterline conditions, so I didn’t run water and I couldn’t get to more than 3/4 of the facilities anyhow. The drywaller was in the kitchen working. The door was unlocked when I arrived and I left it unlocked. I did run a check on the humidity and temperature.
5/24/24: Drive by. Was able to enter the residence as all of the plastic has been removed from the front of the building & there was no painting being conducted on the front. Made sure all windows & doors were locked. Ac thermostat read 77/77. Humidity & temperature were 49.9% & 77.6. Storm shutters on lanai were closed. Activated the alarm system & closed the shutter over the front door when leaving. Garage storage room portable dehumidifier read 50. Humidity & temperature were 55.8% & 80.4. Water main is off. The back of the building is still being painted photos below.
5/24/24: The electrical panel will not open the latch is painted shut. There were many pest droppings behind the MB toilet again, photo below. I cleaned these up. This time roach came scurrying by the back of the toilet and out on the floor, it is now dead. I did not see any other live pests.
5/24/24: I poured 4 oz of vinegar down the HAVC air handler condensate tube. The water catch tub was empty, see photo below.
5/24/24: Almost every circuit breaker is off with the exception of the AC system. The air filter for the air handler should be replaced, reported previously. The guest bathroom toilet is leaking at the gasket between the tank and the stool only when flushed. This is not an immediate issue as the water main is off. I found evidence of pests in the front bedroom closet appears to be ants working along the carpeting and also in the air conditioning/water heater cabinet. The ledge has hundreds of droppings from small pests, reported previously. Someone has been in the master bathroom as the door was closed and things have been moved a bit. I am assuming a plumber?
5/24/24: Drive by. Went back to the residence to check on the pool after approximately 2-3hrs & turn the water main back off. The pool water level was back up to the optimal level see photos below.
5/24/24: The water main was on & the hose on the right side of the house was on & flooding the front yard when I arrived see photos below. Connected a new water timer & hose to the water spigot next to the pool to help control the water level in the pool see photos below. I ran the hose in the pool during the inspection to help keep the water level up & had to set the water timer for 60mins when leaving to get the water level back up. Will return later today to check on the pool & turn the water main back off. The pool water was cloudy see photo below. There are some perishable items inside the refrigerator. Irrigation system is in the run position. Both lanai screen cage doors are unlocked.
5/24/24: The dehumidifier in the kitchen read 51 and had some condensation in the evac tube. The dehumidifier in the bathroom read 56 and today it did have condensation in the evac tube.
5/24/24: The dehumidifier read 45%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. Front door has a lockbox on it.
5/24/24: The lawn had some brown spots throughout the yard when I arrived see photos below. The new storm shutter on the back left corner of the house appears to need to be fastened to the wall more extensively on both sides of the shutter. Client is aware & addressing the situation. Ceiling fan on lanai is on. All ceiling fans inside the residence are off. Air purifier by front door was on & read good. All old water stains have not changed in appearance. Will continue to monitor closely. All storm shutters are open. Did not hear any toilets running. Did not find any water leaking anywhere. Put the key back in the lockbox when leaving.
5/24/24: Removed a Hometeam pest sign dated 5/22 from the front yard. The lawn had several large brown spots on the left side of the house see photos below. The pool water level was extremely low again when I arrived. I ran the hose in it during the service call & set the water timer for 120mins when leaving to help bring the water level back up. Brought in one piece of mail see photo below. The ac system was still off when I arrived. I did not find any tripped breakers & could not get the ac system to turn on. The ac system will need to be repaired at this time. Watered the potted plant on the lanai. The pipe connection on top of the pool pump appears to be leaking excessively now while the pool pump is running. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All accordion storm shutters are open. Storm shutter on lanai is closed. Left everything show ready.
5/24/24: The pool water level was extremely low again & the lawn had some excessive browning throughout the yard when i arrived see photos below. The irrigation system is in the run position. I ran the hose in it during the service call to help bring the water level & will have to leave the hose running in the pool again while I conduct other service calls in the community. A water timer for the water spigot is highly recommended to help control the water level in the pool. Will return in approximately 1-2hrs to check the water level in the pool & turn the water main back off. The suv had a low tire pressure alert for the front passenger tire when I started the vehicle. I inflated the tire to 34psi using my cordless inflator removing the low tire alert from the dashboard see photos below. The ac air filter is dirty & needs to be replaced size 18x20x1. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Photo of the pool below. All accordion storm shutters are open. Mesh storm shutters on lanai are closed. Both pool cage screen doors are unlocked.
5/24/24: I ran the hose in the pool during the service call to help keep the water level up. Portable dehumidifier in kitchen read 44. Watered the three plants on the kitchen counter. All ceiling fans are off. Mesh storm shutter on lanai is closed. Lanai screen door has a small tear in the top screen. Section of storm damaged pool cage still waiting to be reconnected on lanai.
5/23/24: There were painters prepping the outside of the building for painting when i arrived photos below. I did not open any of the garage overhead doors to start the car as paint preparation was being conducted nearby. Do not paint lanai signs on the front porch & sliding glass doors. Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. The storm shutters on the front, dining room & living room windows are currently open. Storm shutters on lanai are cracked open for ventilation.
5/23/24: There were painters prepping the outside of the building when i arrived photos below. I did not open any of the garage overhead doors to start the car as paint preparation was being conducted nearby. The refrigerator door seals had some moisture on them. I was able to wipe it off with some paper towels. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. The ac system came on & started blowing cool air from the vents. Will continue to monitor closely & adjust accordingly. All ceiling fans inside are on. Checked all damp rid buckets. Wine cooler in dining room read 50/61. All storm shutters are closed & shutters on lanai cracked open for ventilation. All patio furniture cushions are inside. Do not paint lanai sign on front window.
5/23/24: There were painters prepping the outside of the building for painting when i arrived photos below. I did not open any of the garage overhead doors to start the car as paint preparation was being conducted nearby. The inside of the residence appears to have been cleaned since the last service call. The garbage disposal is tagged for leaking from the bottom when water is being ran through it. Valves are off. The disposal will need to be repaired or replaced by a licensed plumber at this time. Was able to run water in the upstairs bathroom today as the large bookcase & furniture have been removed from the bathroom. Numerous unopened damp rid buckets on the kitchen counter. All ceiling fans are off. All storm shutters are temporarily open.
5/23/24: New roof construction progress photos below. There was work being performed on the roof of the building when I arrived. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
5/23/24: Was able to enter the residence today as all the plastic has been removed from the front of the building & there was no painting being conducted on the front. Painting was still being conducted on the back of the building see photos below. Made sure the water heater, range & ice maker were off. Removed any perishables from the refrigerator. Watered all the plants & made sure the soil was dry before watering them. Monitoring the master bedroom ceiling repair closely. Master bed is covered with plastic. Will perform a drive by of the residence if excessive rain storms transpire. The humidity level was over the acceptable level of 60% inside the residence on both floors. I lowered both humidistat’s to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier upstairs read 60. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All ceiling fans are off. The painters have all of the storm shutter temporarily open for painting of the building. Do not paint signs on the lanai.
5/23/24: The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged from last year, client is aware. The garbage disposal is a bit loud. I found the humidity is a bit high in the pool house. The air temp coming out of the mini split was 85.1 degrees. It is not working at all as the humidity is above 60%, it should be looked at by a AC tech. The smoke detector in the dining room is beeping, indicating a low battery.
5/23/24: Drive by. Went to the residence to perform an inspection but was unable to enter the residence as the top deadbolt on the front door was locked again even though I covered the lock with yellow tape on both sides to prevent it from being locked. Will contact the client & advise them of the situation.
5/23/24: All storm shutters are still temporarily open for painting of building. The building appears to be waiting on new gutters etc to be installed. One of the refrigerator door seals is torn & tagged as such. Several tears in some of the front porch screens. The wine cooler in the dining room was on & reading 41/50. Tag on vehicle appears expired.
5/23/24: Power has been restored to the residence since the last service call. I turned the refrigerator back on & closed the doors. There was work being performed on the roof of the building when i arrived. New screen over the attic vent fan & soffits have been installed on the front of the building see photos below. The address numbers have been removed from the front door see photos below. Half of the storm shutters on the lanai are still temporarily open for the painting of the exterior of the building. New key provided by the office does not open the garage door. Garage door is temporarily unlocked for access. Checked the water pan in the ac return vent.
5/23/24: The yard has some slight browning in it, photos below. I tested all irrigation zones and they all did work. System was back on auto upon departure.
5/23/24: All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
5/23/24: The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off. Used a key provided by Sandra cooper to gain access to the garage for now.
