Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,617 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/20/24: The plate on the vehicle appears to be expired. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. Will run the keurig coffee maker once per month. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
9/20/24: I raised and lowered the hurricane screens.
9/20/24: Excessive weeds are growing in all the landscape beds due to all the recent rain & sunshine. Client is addressing. The battery maintainer connected to the car had the red fault light on again. I unplugged it & plugged it back in removing the fault light. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Photo of the pool below.
9/20/24: Closed all storm shutters except for the shutters on the lanai for pressure washing. There were excessive live & dead ants all throughout the residence on the floors & in the bathtubs etc. pest control services will be needed at this time. Brought in one piece of mail with a stack of sales flyer see photo below. Weeds are starting to build up in the pool pavers. Client is addressing. The pool pavers may need to be pressure washed soon. Client is addressing. One of the water supply valves underneath the kitchen sink has a slow drip leak. Client will address. Weeds & grass are growing in the landscape beds. Both bathroom shower faucet handles are tagged for being broken. I poured water down the drains for now to keep the traps from drying out. Client will address. The on suite master bathroom toilet is tagged for leaking from a dry rotted rubber supply line connected to the fill valve in the tank that comes loose when flushed. The line did not leak while flushing the toilet today. I temporarily turned the water supply valve off to the toilet after flushing it for now. Client will address. The other toilet water supply valve was not leaking during today’s inspection. Double bed master bathroom shower tile grout is cracking in one of the corners. Checked all light timers. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Pool pump timer is set to run from 10am-6pm daily. Lanai east screen door is locked. South screen door is unlocked. One of the top pool cage screens has a tear in it.
9/19/24: I poured a bottle of vinegar down the HVAC condensate tube. There is an armadillo hole under the backside of the AC condensing unit, reported previously.
9/19/24: Raised and lowered the hurricane shutters. I watered the 4 plants on the lanai as requested. Checked all the GFIs. I am unable to fit between the car and tool box to get in front of the electrical panel, reported previously. I could not see any tripped breakers from beyond the car. The smoke detector on the ceiling just off the staircase downstairs is chirping indicating a low battery. Weeds beginning to grow on the lanai out toward the far side screens and plants, I pulled the taller ones today. I found the humidity upstairs in the lower 70 percentile, which is unacceptable. The system was running and I checked the temperature of the air coming from the supply docs and when I first got there, it was 76.6°. The line set copper line was not warm, which indicated either a problem or that it just turned on, and began to run. The dial on the humidistat clicked at just about 70 which confirmed my hygrometer readings in the low 70s. I called the homeowner and we decided to turn the humidistat to on or zero basically which bypasses the humidistat and runs from the thermostat. We also discussed and decided to lower the thermostat setting to 74° and I will come back next Tuesday to check the system and the humidity.
9/19/24: The ceilings spots all seemed to be about the same as the last service call. I sprayed the weeds on the lanai again. The water main was on upon my arrival and off upon departure. The alarm pad had an error - 25 RF Low Bat Garage Window
9/19/24: I sprayed the weeds again on the lanai.
9/19/24: Punch out list & permit package on front porch. Paint cans in foyer. All ceiling fans inside are on. Checked all damp rids. Storm shutters on lanai are closed & one is partially open for ventilation. Made sure the new front doors were completely closed & locked when leaving.
9/19/24: The browning of the lawn remains the same. I watered the plants on the lanai. Each car charger had power. All ceiling spots reported previously remain the same. I watered the plants that are still alive on the lanai.
9/19/24: There were dead weevil bugs all over the kitchen & in the pantry from an old oat bag in the back of the pantry see photos below. I removed all the contaminated oats from the pantry but the kitchen will need to be professionally cleaned at this time. Monitoring the stain on the foyer ceiling closely. All storm shutters on the lanai are closed.
9/19/24: The master bathroom toilet has started to leak from the fill valve connection on the bottom of the tank & has started running due to corroded & broken parts inside the tank. I have tagged the toilet as such. The damp rid bucket in the vehicle is full & needs to be replaced. The missing smoke detector in the foyer has not been replaced yet photo below. I did not see any new water stains on any of the ceilings throughout the residence. Portable dehumidifier upstairs read 54. Watered all the plants on the lanai. All storm shutters are closed. Storm shutter over front door will be closed if a major storm is imminent. Left the door handle on the front door unlocked when leaving.
9/19/24: I started the two cars and they idled during the service call. The garage door opener is beeping slowly which indicates the battery for the battery backup is beginning to fail and will need replaced. I will forward the mail. Met John the handyman at 2pm so he could replace the valve on the sink in the utility room, photo of the new valve below.
9/19/24: The inside of the residence appears to have been cleaned recently. The screen covering the air vent in the garage storage room has been replaced. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. All storm shutters are closed.
9/19/24: All ceiling fans are off. All storm shutters are closed.
9/19/24: Portable dehumidifier in kitchen read 52. The garbage disposal appears to be seized & im unable to free it. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are closed.
9/19/24: I found another partial gallon of vinegar in the pantry for the AC unit drain. I poured 4oz of vinegar down the AC drain chased by 10oz of water.
9/19/24: The ac condenser area on the front of the building appears to still be waiting on new louvers to be installed. All ceiling fans are off except for the fan in the dining room. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
9/19/24: I poured vinegar down the HVAC condensate tube and chased with water. Evidence of drain back up in the master bath shower, reported previously.
9/19/24: The master bedroom ceiling has not changed in appearance since the last service call & there wasn’t any water on the plastic. Everything was dry in the master bedroom & dry around the upstairs windows. The ac condenser area on front of the building appears to be waiting on new louvers to be installed. All ceiling fans are on. Watered all the plants & made sure the soil was dry before watering them. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All storm shutters are closed. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
9/19/24: Browning in the yard remains the same. I walked the house twice to ensure all water faucets were off and the toilet valves were off as well. I do this because the water main to the home must remain on for the pool auto fill. The ceiling spots mentioned int the previous report are the same. Weeds are growing in the cracks of the lanai. I can spray these for $20.
9/19/24: The ac condenser area on the front of the building appears to be waiting on new louvers to be installed. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was off in #2004.
9/19/24: Water is beginning to smell just a bit. Screen is repaired.
9/19/24: Picked up the key to the residence from the front office. Made sure the front door was locked & the key removed from the lock when leaving. Everything inside the residence was untouched & nothing has changed in appearance since the last service call. The ac access area on the front of the building appears to be waiting on new louvers still. All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
9/19/24: The browning in the yard remains the same. The pool level is at the top of the skimmer port. Weeds growing on the lanai primary behind the spa.
