Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,329 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/3/25: All ceiling fans are off.10/3/25: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
10/3/25: Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
10/3/25: Lanai screen door is locked.
10/3/25: All ceiling fans are off.
10/3/25: All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
10/3/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
10/3/25: Checked all damp rid buckets. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
10/3/25: Excessive weeds are still growing on the lanai. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
10/3/25: Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
10/3/25: All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lanai screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
10/3/25: Excessive weeds are starting to build up in all the landscape beds and the Bougainvillea may need to be trimmed soon photos below. The closer on the bottom of the glass storm door over the front door has quit working & will no longer hold the door open. Client is addressing. Checked all damp rid bags. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring all old water stains on the garage ceiling closely.
10/3/25: Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
10/3/25: Ran the Keurig coffee maker & used a water filter. The plate on the vehicle is expired. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
10/3/25: Excessive weeds are growing on the lanai. All ceiling fans are off. All storm shutters are on/closed except for the windows on the right & back side of the house & the front door.
10/3/25: An animal is starting to dig a big hole in the landscaping bed on the back left side of the residence & weeds are starting to build up in the landscaping beds see photos below. Monitoring the water damaged dining room ceiling closely. The ceiling has not changed in appearance & everything was currently dry. A section of the roof is temporarily tarped & a solar panel section is leaning on the left side of the residence. The plate on the Kia is expired. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed.
10/3/25: All of the weeds that were growing in the driveway and walkway pavers appear to have been sprayed since the last service call. The plastic water main handle is recommended to be replaced with a brass ball valve handle. The plastic gutter downspout extension on the left side of the house is forming a hole in the yard from significant washout when it rains. Watered the bromeliad in the foyer. All ceiling fans are off. Lanai screen door is locked.
10/3/25: The garbage disposal is seized & I’m unable to free it. All ceiling fans are off. Green slip in mailbox. All storm shutter panels are on.
10/2/25: I was able to access the community with the new passcode given.Poured one bottle of nuline down the AC condensate drain line for preventative maintenance. The plate on the vehicle is expired. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
10/2/25: Drive by. Went back to the garage storage room and turned the portable dehumidifier back on.
10/2/25: All interior ceiling fans are on. Checked all damp rids. Storm shutters on lanai are closed.
10/2/25: Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.
10/2/25: Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
10/2/25: The plastic was dry & I did not see any evidence of water underneath the white covering on the master bedroom ceiling. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 60. Mini fridge in dining room is off. The plant did not need water during today’s service call. Closed the storm shutter over the front door when leaving. All storm shutters are closed. All storm shutter switches are in the neutral position.
10/2/25: I did not see any more weevils in the kitchen after removing the contaminated food on the last service call. The automatic ac condensate drain line cleaner is 1/4 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was off in #2004.
