Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/21/25: New louvers have been installed on the front of the building since the last service call see photo below. The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
8/21/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door.
8/21/25: There was a new small water stain on the downstairs guest bedroom ceiling near the ceiling fan when I arrived see photos below. Monitoring all old water stains on the ceilings closely. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
8/21/25: The blades on the garbage disposal disintegrated while using it and started leaking water from underneath it. I cleaned the water up and tagged the disposal as such. A new garbage disposal will be needed at this time. Hughes exterminators appears to have been inside the residence recently. There is an alert on the security panel concerning one of the motion sensors. Several of the new landscaping bushes on the right side of the house appear to have died. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are unlocked. Left the water main on when leaving for the pool water auto filler.
8/21/25: The lawn has some large brown spots in the backyard. Did not run any water in the showers & poured water down the drains using the water jugs provided. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
8/21/25: The plate on the vehicle has expired recently. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
8/21/25: Found breaker #21 tripped in the breaker panel & the gfi outlet in the master bathroom tripped when I arrived and reset them restoring power to the internet modem and WiFi signal to the security system equipment etc. Excessive weeds & grass are growing in all the landscape beds. Removing all of the patio furniture etc from the back of the house is highly recommended before hurricane season. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat & boat trailer. Turned off the water main to the house only when leaving.
8/21/25: Made sure the water heater, range and Ice maker were off. Poured 8ozs of Nuline down the ac condensate drain line for preventative maintenance. The humidity level was over 55% inside the residence. I lowered the thermostat to 76 for now to circulate air and mitigate the humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
8/20/25: Ran the storm shutters up & down for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed.
8/20/25: Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent odors.
8/20/25: The plantation shutter is waiting to be reattached to the inside of the new master bedroom lanai door. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
8/20/25: Removed a truly Nolan pest sign dated 8/1 from the front yard. Storm shutters on lanai are closed. The mini fridge on the lanai & the mini fridge in lanai storage room are both off & doors open. All ceiling fans are off. Ran water in lanai sink. The new irrigation system appears to be on.
8/20/25: Removed a Hughes exterminator’s pest sign from the front yard. There are some perishable items inside the refrigerator. The right side overhead door has a small section of weather stripping missing that is allowing light to shine through. Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 76.7% & 84.2. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
8/20/25: Drive by. Went to the residence to perform an inspection but was unable to enter the residence as the keypad lock on the side door is malfunctioning again and would not unlock. Solar panels have been installed on the roof since the last service call photos below.
8/20/25: Removed a truly Nolan pest signed dated 8/20 from the front yard. There is a kayak sitting outside the pool cage. Wine chiller in kitchen is off. Pool pump timer is set to run between 8:30am-2:00pm. Visual check of the boat photo below. Storm shutters on lanai & front door are open. Left the water main on when leaving for the pool water auto filler.
8/20/25: The lawn has some browning in the backyard. Client advised the perishable food items inside the refrigerator belong to the neighbor who is temporarily using the residence. There are some bird droppings on the lanai. There are a couple sections of soffits pushed up along the back of the house. The pool is missing a couple tiles on the waterline. Client is addressing. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the truck in the driveway. Visual check of the boat photo below. Left the water main on when leaving.
8/20/25: Construction has started on the vacant lot next door. The alert has been removed from the ac thermostat and the ac system appeared to be working correctly again since the last service call. Brought in several pieces of mail with a large stack of sales flyers. I put the envelope in the mailbox to be forwarded as it was under 13ozs. The lawn has some brown spots throughout the entire yard.
8/20/25: The white Toyota Camry has been removed from the driveway. There is some browning throughout the entire lawn. Checked all damp rid buckets. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox.
8/20/25: Made sure the water heater, oven and ice maker were off. All ceiling fans are off. Owner’s closet is locked. Both lanai screen doors are unlocked. Visual check of the boat photo below. Green slip in mailbox. All storm shutters are closed. Left the water main on when leaving.
8/20/25: Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The water heater is 10yrs of age & may need to be replaced soon. Checked all light timers. All ceiling fans are off.
8/20/25: All of the weeds have been sprayed recently. All the new windows and blinds have been installed since the last service call. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed.
8/20/25: Brought in three pieces of mail with a stack of sales flyers see photo below. All of the weeds that were growing in the pool pavers appeared to been sprayed recently. The lawn has some browning in the front & backyard. The master bathroom tub appears to have a clogged or slow drain. I have tagged it as such. All ceiling fans are on. Visual check of the boat. Light was solid white. Both mini refrigerators on the lanai are off & doors propped open. Mesh storm shutters on lanai are closed. Storm shutter over front door will be closed if a hurricane is imminent.
8/20/25: The lanai and back patio pavers have weeds starting to build up in them photos below. The lawn has some browning in the front yard & left side of the house. Wine cooler read 66. All ceiling fans are off. Front load washing machine door is open to prevent odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green slip in mailbox. Left the water main on when leaving for the pool water auto filler.
8/20/25: I did not see any ants inside the residence. All ceiling fans are off.
