Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,470 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/28/24: The house appears to be back in order and things are ready to be unpacked, reported previously. Nothing appears to be different from last service call. Weeds growing on the lanai, photo below. Garage sconce lights were on, I shut them off.
5/28/24: Additional service call photos.
5/28/24: New roof construction has started since the last service call see photos below. The lawn still has some excessive browning throughout the yard photos below. The pool water level was a little low from extreme evaporation right now. I ran the hose in it during the service call & set the water timer to 60mins when leaving to help bring the water level up. Will return in several hours to check on the pool & turn the water main back off. All ceiling fans are off. Ran the hose in the pool during the service call to help keep the water level up. Water softener salt container is 3/4 full. Visual check of the boat photo below. All storm shutters are closed.
5/28/24: Removed a problem solved pest sign dated 5/22 from the front yard. The lawn still has excessive browning throughout the entire yard photos below. The pool water level was slightly low from evaporation. I ran the hose in the pool during the service call to help bring the water level up. The humidity level was back under 60% inside the residence after the ac was turned back on the last service call. Will continue to monitor closely & adjust accordingly. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
5/28/24: Made sure the water heater, range & ice maker were off. The water heater is almost 10yrs of age & may need to be flushed or replaced soon due to HOA regulations photo below. Pleated style ac air filters are recommended for the ac system size 16x20x1. Poured the last of the bleach provided down the ac condensate drain line for preventative maintenance. Viper pan & drain treatment is recommended for the ac condensate drain line vs bleach as it is corrosive. Found a leak in the guest bathroom sink from underneath the sink when water is running see photos below. I cleaned up the water, turned off the valves to the sink & tagged it as such. Will send a video of the leak to the client via text. Found all master bedroom & bathroom windows unlocked & locked them. Found the twin bed guest bedroom window unlocked & locked it. All damp rid bags hanging throughout the residence were full. Damp rid bags are not recommended as they are prone to leaking. I removed all the full bags for now as the liquid can cause irreversible damage if leaking transpires. Large damp rid buckets are recommended. Checked all light timers. All ceiling fans are off. Battery maintainer & large damp rid bucket or air dryer is recommended for the vehicle. Garage side entry door handle unlocked for access.
5/28/24: Slight browning in the yard, reported previously. The MB ceiling fan light was on, I turned it off. This is strange because I never turn lights on I use my headlamp. However maybe I some how learned against it last call?
5/28/24: I watered the 5 plants in the pool/lanai area as instructed. I did not find a pool company slip on the lanai. The pool was at about 1/3 the skimmer port so I ran water in it during the service call. The spa is low on water, photo below.
5/24/24: Drive by. Went back to the residence to check on the pool after setting the water timer to 60mins & turn the water main back off. The pool water level was back up to the optimal level of the middle of the top skimmer port.
5/24/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered both plants in the kitchen per the instructions provided. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
5/24/24: Watered the plant by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
5/24/24: The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
5/24/24: Brought in eight large damp rid buckets & distributed them throughout the residence on both floors see photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
5/24/24: The humidity level was over the acceptable level of 60% inside the residence again when i arrived. I lowered the thermostat to 83 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Lanai screen door is locked. Will start the car every other service call.
5/24/24: All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
5/24/24: Made sure the water heater, range & ice maker were off. All ceiling fans are off.
5/24/24: Furniture on the lanai. Weeds growing in the cracks.
5/24/24: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
5/24/24: Removed the expired yogurt & sour cream from the refrigerator see photo below. All ceiling fans are off.
5/24/24: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Checked all damp rid bags. Wine cooler in dining room read 58. Made sure the washing machine lid was open.
5/24/24: Gate is locked. I found a trap leak on the sink in the upstairs guest bathroom photos below. I cleaned up the water, tagged the sink and placed the trash container under the trap. It appears this has been on going or has happened before from the picture of the swelling of the shelf.
5/24/24: There are some perishable items inside the refrigerator. Betsy’s bedroom balcony door is locked. Master bedroom lanai door is locked. Ac system needs new air filter that fits correctly. Client is aware & addressing. The water heater has reached 10yrs of age & may need to be replaced soon. Watered the plant on the lanai per the instructions provided.
5/24/24: Fern is outside the front door. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
5/24/24: Poured 2oz of bleach in each toilet.
5/24/24: Made sure the water heater, oven & ice maker were off. Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
5/24/24: Photo of the pool level below. I found about a dozen dead sewer flies in the bath tub. I cleaned these up, photo below. This normally indicates a dry trap. I ran the water longer than normal to flush what I can down the system.
