Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,470 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/29/24: Brought in a long package that was laying by the front door when i arrived see photos below. Made sure the water heater, range & ice maker were off. I had to remove several items that were starting to perish inside the refrigerator & kitchen pantry see photos below. Found several windows throughout the residence unlocked & locked them. All ceiling fans are off. Wine cooler read 54. All storm shutters are closed.
5/28/24: Drive by. Turned the water main to the house back on & checked the pool water level. The pool water level was low from evaporation approximately 1” from the bottom of the top skimmer port. I ran the hose in the pool & set the water timer to 120mins to bring the water level back up.
5/28/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
5/28/24: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Did not run any water inside the residence per the client.
5/28/24: The humidity level was below 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
5/28/24: The pool pump is set to pull water from the bottom center drain. The pool level is back to the middle of the skimmer port.
5/28/24: Made sure the water heater & range were off. The ac air filter was dirty & needed to be replaced. I replaced it with a new air filter provided next to the air handler & wrote the date of installation on it. The master bathroom right sink still leaks from the drain stop connection on the trap when water is running through it. I have tagged it as such. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open.
5/28/24: The car battery maintainer light was green. The alarm pad next to the garage door beeps lightly every minute or so. O turned the exterior lights off as requested. Appears to be fresh digging on the garage side of the house, photo below.
5/28/24: Both guest bedroom windows are still waiting for new screens. Facade of building is still waiting to be finished. Storm shutters are open. Left everything show ready when leaving.
5/28/24: Water to remain on for plant irrigation on the lanai. I walked the house one last time to ensure all water faucets, shower heads and toilets were not running. Browning in the yard documented previously. Photo of plants on the lanai. I ran them for 10 minutes while I was here.
5/28/24: The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. Will be removing the blinds from the windows for new window installation when notified. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Checked all damp rid buckets. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Water heater has reached 10yrs of age. Sections of the building facade are still waiting to be repaired.
5/28/24: I watered all 12 plants on the lanai and the 3 out front. The one figurine plant got only 1 cup of water. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. The pool appears a bit off color on the bottom, photo below. I ran water in the pool long enough to get it close to mid skimmer port from around 1/3 skimmer port.
5/28/24: All ceiling fans are off. Did not see any water underneath any of the windows. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired. All torn window screens are still waiting to be replaced. Mesh storm shutter on lanai is closed. Damaged facade of building is still waiting to be finished.
5/28/24: Removed a truly nolen pest sign dated 5/22 from the front yard. The lawn still has excessive browning throughout the entire yard. Irrigation zone run times appear to have been raised for each zone. Irrigation system is in the run position. The humidity level was back under 60% inside the garage after making the last adjustment. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
5/28/24: I started the car and it idled during the service call.
5/28/24: Drive by. Went back to the residence to check the pool after setting the water timer for 60mins after today’s service call & turn the water main back off. The pool water level was back up to an optimal level photo below.
5/28/24: The pool water level was back up to the optimal level of the middle of the top skimmer port. The pool pump appears to be leaking slowly while running. The lawn has excessive browning throughout the entire yard. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 69.5% & 86.5. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
5/28/24: Watered plants front and back
5/28/24: The broken irrigation pipe in the backyard appears to have been repaired since the last service call see photo below. The lawn has some browning in the front & back yard. Bird droppings on lanai floor. Fpl location mark placed in front yard on right side of driveway. Rusted metal banding on the front left corner of the house. There appears to be another hole forming underneath the sod along the seawall. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the boat photo below. Boat has power. Left the water main on when leaving.
5/28/24: The dehumidifier read 52 and is working.
5/28/24: The neighbor bill was at the residence working on a broken irrigation pipe on the right side of the house when i arrived photos below. The ac condenser was off & I could not find any tripped breakers. The ac system appears to need maintenance at this time. Will contact the client & advise them of the situation. The lawn has excessive browning on the right side of the house. Brought in another large stack of important mail & sales flyers. Will be taking all important mail to the post office for forwarding. The humidity level was well under 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. Some of the trees on the right side of the house appear to be dead. Activated the alarm system when leaving.
5/28/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. There is browning of the yard, reported previously.
5/28/24: I went straight to the pool to see the water level as we had issues last call. The pool level was at 1/3 of the skimmer port so I ran water during the service call when I wasn’t watering plants. I watered all the plants around and in the pool cage. One plant does not look good today, report previously. I gave it extra water. Just so you know I soaked the welled area around those plants 3 times each, until the water starts running out. It has just been so hot this year in May. The pool slip I found on the lanai was dated 5/26/24. I turned each water heater on at the switch next to the tanks. I also checked the electric panel to ensure the water heater circuit breakers were on as well. I closed the doors and plugged in the fridge. When I left the water mains and water pump remained on as requested by the HO.
5/28/24: The lawn still has excessive browning throughout the yard see photos below. Locator marks for the water line have been placed in the front yard since the last service call. There is a small section of soffits pushed up on the back of the house over the master bedroom window photo below. Covering the drains is not necessary as running water every two weeks fills all the traps preventing sewer gases & pest from entering the residence as well as pushing everything back. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/28/24: The lawn still has excessive browning throughout the entire yard see photos below. The humidity level was back under 60% inside the residence. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 45. Monitoring the old water stain on the kitchen ceiling closely. Lamp in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. There is a stack of plywood, cardboard etc leaning up against the house by the garage rear entry door. The wood frame work for the garage door openers appears to be pulling away from the wall above both garage overhead doors client is aware. Left the water main on for the pool water auto filler when leaving.
