Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,930 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/12/24: The condo definitely smells musty again. I spent a great deal of my time on my hands and knees checking carpet at the windows and sliders. I could find no obvious evidence of any water issues with exception of a spot next to the kitchen window. It appears to not be wet at all, photo below. A gecko had been inside and left several droppings along the entry door wall. I will make a note to bring my seeeper next call to sweep them up, photo below.9/12/24: The backflow preventer in the garage was not leaking today. Both plates on the vehicles appear to be expired. Building is still waiting on a small section of louvers to be installed in the front of the building. Wine cooler is off & door open. All storm shutters are closed. Turned the water on & off using the water main inside the residence.
9/12/24: I retrieved several pieces of mail from the mail box. I found no mail in the laundry room. I checked the windows and the sliders in the great room and did not find any obvious issues such as water or evidence of past standing water.
9/12/24: Condo under renovation, painter working inside. Water heater may be at the beginning stages of leaking. It is rusted on the back side near the bottom as I can feel it and a small drip or two of water. Items in the showers so I did not run them.
9/12/24: The half bathroom toilet is tagged for leaking between the tank and bowl when being flushed. The water supply valve is shut off. Client will address. All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
9/12/24: I locked the shed.
9/12/24: Mini fridge was on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
9/12/24: Visual vheck of the car under the carport.
9/12/24: The garage storage room will need to be throughly cleaned, repainted & cabinets replaced soon as the air vent lets in too much humidity & moisture which the damp rid buckets can not keep up with. All six large damp rid buckets throughout the residence are full & need to be replaced. All ceiling fans are off. Checked attic space upstairs. Section of lanai floor is still damaged from storm.
9/12/24: Visual check of SUV. The kitchen sink trap leaks, reported previously and tagged as such.
9/12/24: The AC will not run, called HO
9/12/24: The humidity level was below 60% inside the residence again. I raised the thermostat to 79 for now to save energy. Will continue to monitor closely & adjust accordingly. All damp rid buckets throughout the residence are full and need to be replaced. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen has not been replaced yet. Water was off in #603.
9/12/24: The humidity level was over the acceptable level of 60% inside the residence on both floors again. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Storm shutters on lanai are closed.
9/12/24: Mini fridge in kitchen is off & door open. Washer & dryer doors are cracked open for ventilation to prevent odors.

9/11/24: Weeds are growing from the cracks in the lanai.
9/11/24: There is a spot on the ceiling in the corner above the master bath tub, reported previously. It appears to be the same from last service call. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return.

9/11/24: The water heater and the recirculating pump are to remain on as discussed with homeowner.
9/11/24: There is browning in the front yard that does not appear to be getting better. The gutter baffle to the right of the front door needs to be repaired, reported previously. There are 2 small trees that a leaning but in opposite directions which leads me to believe they are leaning because the soil is so wet and their braces have given way, photos below.
9/11/24: The front guest bathroom toilet tank leaks when flushed, reported previously. The toilet water supply line off at the valve. It doesn’t appear that the mini-split in the garage is working. The browning in the yard appears to be the same and not improving. I pulled about 2 dozen weeds on the lanai. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return.

9/11/24: The browning of the lawn has had little to no real improvement in my opinion. The tree out front has fallen down, reported previously. The armadillo hole just to the left of the condensing unit appears to be inactive. I sprayed the lanai weeds.
9/11/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
