Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,473 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/30/24: New escutcheon plates have been installed on the fire sprinklers in the kitchen & living room since the last service call. Made sure the water heater & range were off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. Put the mailbox key back in the kitchen drawer.
5/30/24: The inside of the residence has not changed in appearance since the last service call. Drywall finish work & washing machine water lines need to be completed. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. All ceiling fans are off. Monitoring all previous water stains on the ceilings closely. Panels on lanai are closed. Lanai ceiling still waiting to be repaired.
5/29/24: All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
5/29/24: Removed an elite pest sign dated 5/23 from the front yard. Monitoring the new sections of sod in the front & back yard closely. The irrigation system is in the run position. The pool pump was on & running. Ran water through the shower on the lanai. Brought in three pieces of mail with a stack of sales flyers see photo below. The batteries in the ac thermostat were dead when I arrived. I replaced them with two new AA batteries provided from the laundry room restoring power to the thermostat display. Owners pantry is locked. Left the water main on for the new sod & pool when leaving.
5/29/24: Drive by. Went back to the residence to check the pool after letting the water timer run for 80mins & turn the water main back off. The pool water level was back up to an optimal level of the middle of the top skimmer port.
5/29/24: Browning in the yard, reported previously, no improvement. In fact may be just a bit worse.
5/29/24: Set up the portable dehumidifier in the garage & ran the drain line through the vent. All ceiling fans are off. Will connect the battery charger to the kayak battery in June.
5/29/24: I watered all but 6 of the plants on the outer pool deck, I also watered 2 plants just inside the hurricane screen. I watered both plants out front. All other plants showed they had sufficient moisture. I have noted the Nu-Line date for July as well as the filter. Some browning of the side yard, just like many homes in SN. The was one photo in the foyer that had fallen off the wall. The water hose I use to water the front plants exploded, see photo. The pool guy caught me as I pulled up to tell me he was filling the pool. It was above 1/2 skimmer port when I left.
5/29/24: The lawn has some browning throughout the entire yard. Weeds are starting to grow in the landscape beds & driveway. Ran the hose in the pool during the service call to help keep the water level up. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
5/29/24: The pool water level was extremely low from evaporation almost to the bottom of the top skimmer port & the pool pump was starting to cavitate when I arrived. I ran the hose in the pool & set the water timer for 120mins to bring the water level back up. Will have to return in a couple of hours to check on the pool & turn the water main back off. The lawn has excessive browning throughout the entire yard. The exterior of the house may need to be pressure washed soon & hairline step cracks are starting to appear in the stucco. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on ceilings closely. Irrigation timer is set to the run position. Water softener salt container is half full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
5/29/24: The air handler fan is running continuously and should be. The humidity is higher than I like it to be. Water main was on upon arrival off upon departure. Humidity is unacceptable at 70%! Called the customer to tell them and to find out what the service tech said when they came out. I called Conditioned Air to set an appointment for tomorrow. Yard is browning but you were just here so you know that.
5/29/24: Drive by. Went back to the residence to check the pool after letting the water timers run for 120mins & turn the water main back off. The pool water level was back up to the optimal level of over the middle of the top skimmer port.
5/29/24: A small section of new soffits on the front of the building are pushed up. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Faint water stain around light in shower has not changed in appearance.
5/29/24: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane. The water has a slight smell to it.
5/29/24: Contractor access. Met with ac technician JD with Four seasons heating & air & let him into the residence for ac repair. I stayed with Jd until he was finished & made sure everything was locked up when leaving. The technician stated that the wires inside the ac power disconnect on the right side of the house is shorting out inside the box cutting power to the ac condensor & needs to be replaced by an electrician. Will contact the client & advise them of the situation. 11:45am-12:45pm.
5/29/24: The water main was locked upon arrival. I unlocked it to use then locked it back up. I poured water down the guest bathroom shower. It is too difficult to run because of the controls and shower head are so far inside the shower area. There is a dying potted plant in the garage, photo below. There are two dying bushes, photo below.
5/29/24: Pulled a Stayton pest control sign from the yard dated5/8/24. The side service door to the garage was unlocked, I locked it. The MB toilet continues to run, the gasket came off, see photo below. I shut the toilet off at the valve under the tank. Some minor digging in the landscaping, no holes.
5/29/24: The lawn had some excessive browning on the left side of the house & the pool pump filter canister was leaking pretty heavily while the pool pump was running when I arrived see photos below. The pool water level was extremely low from evaporation. I ran the hose in the pool during the service call & set the water timers to 120mins to bring the water level back up. Will return in several hours to check on the pool & turn the water main back off. Made sure the water heater, range & ice maker were off. Vacant lot is being maintained. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Watered the two orchids by the front windows. Garage side entry door handle only is unlocked. All storm shutter panels are on.
5/29/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. There is a new armadillo hole right out the front door in the landscaping, photos below. The smoke detector in the guest bedroom with the twins is chirping which indicates the batteries may needing replaced. Package at the front, photo below, I brought it inside.
5/29/24: The lawn has some browning throughout the entire yard. Client is aware. Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door.
5/29/24: Looks as if they are just about ready to begin roofing your building.
5/29/24: Landscaping appears to be in very good condition.
5/29/24: Made sure the water heater, oven & ice maker were off. Found the master bedroom right side sliding glass door unlocked & locked it. All ceiling fans are off. Watered the plants on the front porch per the instructions provided. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.
5/29/24: I checked under the windows for wet carpet and I did not find any dampness. The yard has browning, photo below. I tried to check the RainBird irrigation settings however the control box is locked.
5/29/24: Made sure the water heater, range & ice maker were off. Checked all damp rid bags. Wine cooler in dining room is off & door open. Deep freezer in front room closet was on & cold. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Watered all plants on the lanai. Both lanai screen doors are locked. Left the front door handle unlocked when leaving.
