Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,476 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/30/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
5/30/24: The building is still waiting on new gutters to be installed. Punch out list & permit package on front porch. Paint cans in foyer. All ceiling fans inside are on. Checked all damp rids. Storm shutters on lanai are closed & one is partially open for ventilation. Made sure the new front doors were completely closed & locked when leaving.
5/30/24: The building is still waiting on new gutters to be installed. One of the escutcheon plates around one of the fire sprinklers in the upstairs tv room ceiling appears to have been knocked loose from the new roof construction vibrations. All storm shutters on the lanai are closed.
5/30/24: Made sure the water heater, range & ice maker were off. Found both upstairs windows completely unlocked & locked them. Portable dehumidifier upstairs read 54. Watered the plants on the front porch as they appeared dry. Storm shutters over windows are closed. Two storm shutters on each end of the lanai are partially closed. Storm shutter over front door will be closed if storm is imminent. Left the door handle on the front door unlocked when leaving.
5/30/24: Poured a measured bottle of vinegar down HVAC condensate tube. Some browning in the yard reported previously.
5/30/24: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The screen covering the air vents on the storage room back wall is torn allowing mud dauber wasps to enter the storage room. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. Storm shutter in dining room is partially open. Mesh storm shutters on lanai are closed.
5/30/24: The pool level was very low I ran water into the pool while I was here and left the water on per customer. The alarm was off when I entered, I set it when I departed. Browning in the yard, reported previously. Circuit breaker 18 was tripped I reset it.
5/30/24: Made sure the water heater, range & ice maker were off. The garbage disposal appears to be seized & im unable to free it. The humidity level was over the acceptable level of 60% inside the residence on both floors when i arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The portable dehumidifier in the garage storage room does not appear to be working correctly anymore. The humidity level is high & it will not respond when any of the buttons are pressed. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are closed.
5/30/24: I watered the 10 live plants on the lanai. The pool was very low so I put a hose in the water and set the water timer to max (120 minutes). The lawn is browning but that is consistent throughout the community.
5/30/24: There was work being performed on the building when i arrived see photos below. Made sure all the deadbolts & pins on the front door were engaged. Made sure all the storm shutter switches were in the neutral position. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat back up to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off except for the fan in the dining room. Closed storm shutter over front door when leaving. All storm shutters are closed.
5/30/24: The car charger was lit with green light. I turned the circuit breaker to the water heater off.
5/30/24: Work was still being conducted on the building when i arrived see photos below. The humidity level was back under 60% inside the residence on both floors after making the last adjustments. Will continue to monitor closely & adjust accordingly. Watered all the plants & made sure the soil was dry before watering them. Monitoring the master bedroom ceiling repair closely. Master bed is covered with plastic. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All ceiling fans are off. The contractors still have all of the storm shutters temporarily open. Do not paint signs on the lanai.
5/30/24: There was gutter work being performed on the building when I arrived. Construction progress photos below. Was able to enter the residence today as the top deadbolt has been unlocked since the last visit. Turned the security camera back towards the front door. The contractors still have the storm shutters temporarily open & im not sure if ok to close yet. All floors appeared to be clean. Will run the storm shutters individually every fourth service call. All ceiling fans are off. Did not put the bikes back in the storage room as the kolf’s are still here. Water was on in #2004.
5/30/24: Must go through the garage to enter the home. Browning in the lawn photo below. Met the AC tech from Abbott Air to replace the board on the condensing unit. Even though the pool level was middle of the slimmer port I ran water in the pool as we do not expect rain in the future forecast.
5/30/24: The ac condenser access on the front of the building appears to be waiting on new louvers still & a chunk of stucco is still missing from underneath one of the stairs on the building. Made sure the water heater, range & ice maker were off. Mini fridge in foyer read 37/54. Closed down the residence for season. Brought in all the furniture from the front porch, brought in all the seat cushions & lamp shades from the lanai & closed all storm shutters.
5/30/24: None of the exposed walls inside have signs of moisture, however it hasn’t rained here either. One letter to be forwarded per client. Weeds beginning to grow on the lanai photo below. Met Englewood Window & Door so they can measure windows.
5/30/24: The address numbers have been removed from the front door. The contractors still have half of the storm shutters on the lanai temporarily open. New key provided by the office does not open the garage door. Garage door is temporarily unlocked for access. Checked the water pan in the ac return vent.
5/30/24: The portable dehumidifier in the garage storage room was off & the bucket was full when I arrived. I found the drain line clogged & unclogged it restoring power to the dehumidifier. Made several copies of the master key & returned it to the garage storage room. Will be providing the front office with two copies per the client. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door. Storm shutter over the front door will be closed if a storm is imminent.
5/30/24: Browning in the yard.

5/30/24: The pool was a bit lower than ideal (mid skimmer port), so I ran water in the pool during the service call. Browning in the yard, example photo below. One remote battery compartment has corroded. I cleaned it as best I could, it still works.
5/30/24: Entered the residence using the key from the lockbox & removed a set of keys from a kitchen drawer to use for now per the client. Made sure the water heater, range & ice maker were off. Found the top freezer drawer hard to open & completely frozen in ice when I opened it see photo below. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Storm shutters on lanai are closed. Storm shutter over front door will be closed if storm is imminent. Put the key used to enter the residence back inside the lockbox when leaving.
5/30/24: Browning in the yard, example photo below. I moved the humidistat to 55 from 61 based on today’s humidity level inside. It’s running boarder-line in my opinion. I poured 4oz of vinegar down the HVAC condensate tube.
5/30/24: Brought in one piece of mail with a notice from the post office that was on the front door see photos below. The aerosol spray can of scrubbing bubbles underneath the guest bathroom sink has started leaking from the bottom of can since the last service call. I removed the cans & cleaned up the liquid see photos below. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
5/30/24: Location marks & sticks have been placed across the front yard for utilities see photos below. The top hinge on the lanai screen door is broken causing the screen door to sag when opened photos below. Made sure the water heater, oven & ice maker were off. The master bathroom sink faucet handle leaks significantly when turned on photo below. I turned the valve off to the sink & tagged it as such. The master bathroom shower handle was not working correctly. I could not get full pressure & the water would not turn off all the way in the off position. I have tagged it as such. The laundry room bathroom sink leaks from underneath when water is running. I turned the valves off & tagged it as such. Visual check of the dock.
