Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,059 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/19/24: The ac condenser area on the front of the building appears to still be waiting on new louvers to be installed. All ceiling fans are off except for the fan in the dining room. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
9/19/24: I poured vinegar down the HVAC condensate tube and chased with water. Evidence of drain back up in the master bath shower, reported previously.
9/19/24: The master bedroom ceiling has not changed in appearance since the last service call & there wasn’t any water on the plastic. Everything was dry in the master bedroom & dry around the upstairs windows. The ac condenser area on front of the building appears to be waiting on new louvers to be installed. All ceiling fans are on. Watered all the plants & made sure the soil was dry before watering them. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All storm shutters are closed. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
9/19/24: Browning in the yard remains the same. I walked the house twice to ensure all water faucets were off and the toilet valves were off as well. I do this because the water main to the home must remain on for the pool auto fill. The ceiling spots mentioned int the previous report are the same. Weeds are growing in the cracks of the lanai. I can spray these for $20.
9/19/24: The ac condenser area on the front of the building appears to be waiting on new louvers to be installed. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was off in #2004.
9/19/24: Water is beginning to smell just a bit. Screen is repaired.
9/19/24: Picked up the key to the residence from the front office. Made sure the front door was locked & the key removed from the lock when leaving. Everything inside the residence was untouched & nothing has changed in appearance since the last service call. The ac access area on the front of the building appears to be waiting on new louvers still. All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
9/19/24: The browning in the yard remains the same. The pool level is at the top of the skimmer port. Weeds growing on the lanai primary behind the spa.
9/19/24: Browning in the yard remains the same. I poured 4oz of vinegar down the HVAC condensate tube then chased with water.
9/19/24: The ac condenser area on the front of the building still appears to be waiting on some new louvers. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
9/19/24: The tags on the vehicle, boat & boat trailer expire soon. Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door. Storm shutter over the front door will be closed if a storm is imminent.
9/19/24: Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
9/19/24: I poured vinegar down the HVAC condensate tube chased with water. Browning of the yard has not improved. A couple of weeds growing on the lanai, reported previously. After I activate the alarm to leave I had to go back inside to get one of my handheld meters that I had forgotten so on the alarm log you will see two entries.
9/19/24: All ceiling fans are on. Checked all damp rid buckets. Storm shutters on lanai are closed.
9/19/24: There was some water in the west attic today from the roof leak that is waiting to be addressed photo below. Portable dehumidifier in kitchen read 50. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. All storm shutters are closed. Storm shutter over front door will be closed if a major storm is imminent.
9/19/24: The ceiling issue in the MB does not appear to be any worse than when discovered, current photo below. We have had a very dry 10 days so I am sure that has helped. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return.
9/19/24: The toilets are Seran wrapped so I did not flush them. The ceiling issue in the half bath appears to be now worse than when first discovered based on those baseline photos. We have not have a great deal of rain these past 10 days so that I’m sure has helped. You had a visitor in the back yard and I thought you may want a photo so look below. I poured vinegar down the AC drain the chased with water.
9/19/24: Brought in one piece of mail with some sales flyers see photo below. Excessive weeds are starting to build up in the tiles on the lanai. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
9/19/24: The lawn needs to be mowed & excessive weeds are growing in all the landscape beds. The humidity level was still over the acceptable level of 60% inside the residence when I arrived. I lowered both thermostats to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is some heavy washout starting to happen on the back right corner of the house which may start to damage the concrete slab soon. The top hinge on the lanai screen door is broken causing the screen door to sag when opened. The master bathroom sink faucet handle is tagged for leaking when turned on. Valves are off. The laundry room bathroom sink is tagged for leaking underneath when water is running. Valves are off. Visual check of the dock.
9/19/24: The ceiling spot areas previously reported do not appear to be worsening based on the human eye compared to past photos. The browning in the lawn does not appear to be improving.
9/19/24: All the tires on the vehicle were starting to get a little low. I inflated them all to the manufacturers specifications on the driver’s door using my cordless inflator. The plate on the vehicle appears to be expired. Irrigation system is in the run position. Mid guest bedroom window has a crack in the glass on the bottom. Client is aware & addressing. All ceiling fans are off. Left the water main on for the pool when leaving.
9/19/24: Portable dehumidifier in kitchen read 30. Minor drywall work and painting is still waiting to be completed inside the residence and the lanai ceiling is still waiting to be finished. Terry advised that they will still be accessing the attic to install the blown in insulation soon. The entire residence will need to be thoroughly deep cleaned when all construction is complete. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. All ceiling fans are off. Monitoring all previous water stains on the ceilings closely. Turned off both water mains when leaving.
9/19/24: Weeds & grass are growing in all the landscape beds & driveway. Client will address. Checked light timer in living room. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat photo below. Straps were tight. Did not water any plants as it was raining.
9/18/24: I watered 4 of the plants on the outer pool deck, I watered 7 plants just inside the hurricane screen. I watered both plants out front. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return. A plant out back appears to have been burnt by the sun or possibly a chemical, photo below.
9/18/24: All of the blacktop was being resealed when I arrived photos below. Power has been restored to the residence since the last service call. Battery charger is connected to kayak battery. All ceiling fans are off.
